what you're doing, how you're doing it, and how you

Yes, I am definitely one of the main print vendors
for Chamber members and I appreciate that. And what I
do is I have marketing materials that are designed to
help businesses with trade shows and aside from the regular

printed items of course, so again the giveaways, the banners,
the postcards, what they need and as you mentioned, the
iHeart of That is a great event that's coming up,
and I do have some specials for that event. I
have my trade show packages that I specifically tailor four
Chamber members and they have everything you need from basic

beginner package where you're just going to get your name
out there and you're just starting out, to more advanced packages.
But for the iHeart Show and for the radio listeners,
what I have added is everyone who orders a package,

can market their company. Magnets are a great way to
market because people see you driving down the road, they
see your message, and it's something that even when your
car is parked, you're still advertising. So I want to
do that for the chamber members and for those who

all about helping one another. And that is definitely my
philosophy with my business. I am interested in my customers.
Their priorities are my priorities, and that's not just my tagline.
That's how I run my business. I thrive on giving

my clients personal attention, and that's something they're not going
to get from the big box printing companies. They're not
going to get it from the office depot and the
Vista prints. And you know, they might get cheap, but
they might not get what they want either, or they
get lack of quality. I try to look at each
client as an individual and tailor the packages and what
(03:47):
I do to their needs so that they get them
maximum benefit for their money.
Speaker 2 (03:53):
You do do that, and that's very important that people
grasp that and understand that because I've seen the horror
stories where people have went through you know, I won't
call anybody out, but Vista Print or whoever it may
have been, and they think that they're actually saving money,
they're not. They end up paying more. The quality the
resolutions is usually a lot lower, whereas everything that you
use in high resolution, it's always done in a very

professional manner. You deliver, you'll mail it, whatever it takes
to get it to people, you'll beat, you'll undercut a
price to make sure that you're doing right by someone,
to make sure that they to help them stay within
their budget. And you know, but the great thing about
that is when you're picking up business in that capacity,
you're picking up repeat business, and you do a lot
of referral business based upon the fact that you take

such good care of people and encourage people out there
to always telling them to do a comprehensive brate analysis.
Take a look at what you've currently are doing, what
you've currently ordered. Then get with Judy, find out what
she can do for you, put it side by side
and look at it nine out of ten times she's
going to beat that price. And the quality of the
work is better and the customer service is exceptional, and

that's very important because people want to be taken well,
want to be taken care of, and they want it
to be in a good capacity because no one wants
to deal with customer service nightmares. It's just not where
it's at. And that's one thing I can attest to.
When you deal with Judy, She's going to go all
the way for you and she always does a great
job for everybody, and we really appreciate it.

Well, thank you so much. And you know, I definitely
appreciate the Chamber. You really give a broad spectrum of
businesses the opportunity to get out there and to meet
each other. And I know I've enjoyed my time with
the Chamber, not even just in working with the clients there,
but you know, the quality of the events, like like
you're talking about the event coming up on the twenty eighth,

that iHeart. I mean, you know, you're at a radio station.
You can market with industries from across the counties and
that's a great opportunity. And I want to be able
to be a part of that in providing what I
can to to the clients that they can market to

their audiences. And it doesn't matter if they're in Palm Beach,
it doesn't matter if they're a date or broward. I
deal with all of them. I have clients out of state,
even it's like you said, a matter of the relationship.
They know they're going to get it right, they're going
to get it on time, and they can not have

one lesson to worry about when they're out and concentrate
on their customers.

That's extremely important because not everybody can say that, because
there are a lot of issues with customer service in
today's society, in the world today that we live in,
there's a lot of problems out there with things. Never
the case, never the case when we're dealing with you
do though, it's always awesome.

the Boyton Beach Mall. His name is Tom Bogden. He
is a preferred merchant processing company for the Greaters out
for the Chamber Network and a good friend of mine
knowing him for over twenty years. Exceptional within this industry.
And what I'd like for you to do, Tom, is
give a little background on co card merchant services so
people know how to get a hold of you, and

then I know that you from time to time are
doing different incentive based things and different promotional things, touch
on anything that you feel would be beneficial for the
listening audience this morning. Go ahead, sir, Thank you.

Tom Bogden is my name, and my company is co
Card Merchant Services. That means we handle all of the
credit card processing and types of payment services that businesses
can take to be sure that they get paid, which
also involves acch with checks and all the other programs.
So it's a money program, but basically it's with plastic
credit cards. And we've been doing this now for twenty
(09:49):
four years. So our program is that we think first
the merchant, so we're here to help the merchant out
and customer service with the merchant anytime they need help.
As we say, we're here to help. One of the
things recently occurred to me was that you know, there's
people out there that have businesses that don't even take
(10:10):
credit cards. And I guess one of the things I
say to those people is that if you look in
your wallet and you see you've got credit cards, when
they go to a business and they expect to pay
with a credit card, but yet when they turn the
tables and they have somebody else coming to them to
pay them for goods or services, they don't want to
take credit cards and credit cards about ninety percent of
(10:32):
all payments for businesses today, so credit card merchant Services.
Our phone number is nine ty four five five three
eight nine three one, and we do run different specials
now and then promotional things. You know, we offer confidential
account analysis and that means that will come out to
(10:52):
visit a business owner or we can do it online
and we view what they're doing, how they're doing it,
and you know, maybe there's maybe there's a better way,
or maybe what they're doing is okay. And if I
take a look at their program and it seems to
be pretty good, I'll probably just tell them to stay
where they're at. But oftentimes it comes to her. We can,
you know, save a business business and a substantial amount
(11:13):
of money. And if a business in today's age can
save four hundred up to one thousand dollars a month,
why wouldn't they and why not?
Speaker 2 (11:21):
Absolutely, Yeah, that's a substantial amount of money. In today's society,
things have definitely as they say, the worm has turned
in twenty twenty five being an interesting year. I know
that there's a lot of different things going on. There's
a lot of change in a lot of the industries.
But one of the constants that I always go by
is what you had taught me, and I always encourage
(11:41):
you when we do the interviews to share that with people.
You always want to be in like that two and
a half to three percent range, little over three percent.
If it exceeds a certain amount, then you want to
take obviously, have Tom take a look at it for you.
And you know, I know that for instance, our bills
always right on. It's spot on every month. It's always
right where it needs to be. But like you said,
(12:05):
you know, for every thousand dollars you collect, you give
it up a portion of it when you collect plastic cards.
So that's just the way it goes.

It is.
Speaker 7 (12:14):
It is the way it goes and it's kind of
been that way for almost twenty years now since the
advent of the debit card. Is when you as a
business take payment by a plastic card and it's a
debit card, really all you're doing is is overseeing a
transfer of money from your customer's tecking account to your
checking account. And why would you want to pay three
percent for that? So we have a program that's called
(12:34):
cash Discount where you can roll that fee over onto
the transaction with the credit card and the business doesn't
pay anything. That's where we can save a substantial amount
of money.
Speaker 2 (12:45):
Yeah. That you know, the days of the federally regulated
bank to bank draft back in the eighties and nineties,
when people paid by check. It's a little bit different
this day and age. As you mentioned, there's a lot
of ach stuff, wire transfers. You know, there are still
people who do write checks, but they're few and far between.
(13:05):
And obviously your industry is going you know, for instance,
when you go out to a restaurant, or if you
go to a gas station, or if you're traveling whatever
it may be, airport lodging, you know, it's a must
that you have a card. If you don't, you're going
to run into some obstacles. That is a fact. And
obviously here again not to be redundant. You want to
(13:28):
make sure that you're getting the best possible case scenario
as far as the percentage that you're paying. You know,
we got a couple of minutes left, Tom, Anything you
want to share with the listing audience this morning, anything
you want to touch on, or if there's anything you're
doing that you want to alert people to please go ahead.
Speaker 7 (13:45):
Well, as a quick note, when I'm talking about businesses
that don't even take credit cards at this point, Statistically,
if a business doesn't take credit cards and then they
add acceptance of credit cards to their business, the percentage
of businesses like that and say add credit cards, their
volume of business will increase twenty to thirty percent, which
is sizeable. So again, give me a call, let me
(14:09):
come out and take a look at it. We are
doing what we did last week, and we're I are
offering a special bonus the first five people that call
in this morning and schedule an appointment for me to
come out and do an analysis on their account one
hundred dollars cash. We'll bring that in when we come
into doing an analysis on their account. Hopefully we can
save them enough money that it'll be the beneficial to
them as well. So again it's col Card Merchant Services.

get right into it this morning.
Speaker 9 (16:47):
Sure, thank you for this opportunity. First of all, Rob So,
my background is in mortuary science. I've been a funeral
director for forty one years. I had the opportunity to
work at the Mayo Clinic and run their donated body program,
and this is where water cremation started for me back
in two thousand and five, so I've been working with
(17:08):
the technology for quite a while. I got recruited to
UCLA in two thousand and eight and we took the
technology to UCLA and got a bill passed out in
California also just because of the environmental side of this.
But the way the actual process works is that we
use water and potassium, the same potassium that is in
(17:31):
the Earth's crust, but instead of two percent or two
and a half percent, we use five percent, and we
allow that to move around the body. There's small there's
a tray inside of there. The body would go on
to a tray and the fluid would move around it,
and then that would dissolve the body over the course
of about a four hour timeframe. So it's much more
(17:54):
environmentally friendly than burning a body, which takes about twenty
eight gallons of of gas is what the equivalent for
that is. So what happened was is back in twenty ten,
Florida pass their law to allow alkaline hydrolysis. But all
of these funeral homes here, a lot of them are
(18:16):
corporate funeral homes, and they all already have their million
dollar models set up, so nobody really took off and
ran with this at all. So when I retired in
twenty twenty, I found a couple partners that were willing
to put it in here. I've got also another machine
in the Twin Cities area that's doing really well and
people are responding well. So we put the machine here
(18:39):
about a year ago and people are responding really well
to it. People understand it and they want to do
what's best for the environment. It's a much gentler process too,
So instead of being burned at sixteen hundred to two
thousand degrees, you know, this is heating up to about
three hundred degrees. So pacemakers can be left in. All
of the processthetic in the body at the end of
(19:01):
the cycle are right there on the tray also, so
you kind of see what the patient went through in
their lifetime, all the pain and suffering they went through
just to get through it.
Speaker 2 (19:10):
And if memory serves me, correct, you you service the
entire state of Florida. Correct, that is correct. Yep.
Speaker 9 (19:15):
We'll go anywhere in the state of Florida that would
ask for our services.
Speaker 2 (19:21):
And as far as like so you being based in
West Palm Beach scenario, someone perished in Jacksonville, you would
transport the body. I presume that is correct. Yep.
Speaker 9 (19:29):
We're licensed funeral directors, so we get all the permitting
that's needed, and we also get we file the death certificate.
That's all included in our packages.
Speaker 2 (19:38):
Okay. Another thing that impressed me. I remember doing some
interviews with your team last year. A lot of people
will offer financing, but they charge interest fees on it.
And if memory serves me correct, you don't charge fees,
do you. Isn't it zero percent interest if someone takes
a package through you to pay it off over time?
Speaker 10 (19:55):
Well?
Speaker 2 (19:55):
Right? Right?
Speaker 9 (19:56):
If somebody wants to prepay for their funeral in advance,
they they can pay as they go. They can pay monthly,
they can pay in four payments, they can pay in
two payments, they can pay it all at once. However
they want to do it. We're open to all of that.
Speaker 2 (20:10):
That's awesome that you're working with people. Obviously, with everything
going on in twenty twenty five, the climate and the
condition it's in, a lot of people are imperiled. They're
worried about what's going to be the next move. But
obviously we're hoping that the economy improves and America improves
as a whole. So with that being said, I mean
another thing that people need to understand and listening audience.
At some point in time, everybody out there is going
(20:32):
to need a service similar to or what Dean and
his team offer, because you're either going to be buried,
You're either going to be cremated, or you can go
through this way of doing it water cremation. So obviously
when you have something that's a little cleaner, a little
more environmentally friendly, and it just for me, it's just
a little bit neaterer, I think that that attracts me.
(20:53):
I know that I had mentioned in the past I've
shared during interviews with your team my father who passed
in at ninety seven years of age. Best friend might
love him, miss him dearly, think of him daily, ten
fifteen times an hour. And I kid you not. I
remember him being cremated and I remember the getting the
ashes in the urn and I was like, oh, it
just just didn't settle well with me. I just and
(21:16):
that's another thing too, when instead of getting something that
looks like it's been burned and charcoally the urns there,
they say it's white and it's much cleaner. And it's
easier to store.
Speaker 9 (21:27):
Correct absolutely so, since since the fluid just moves around
the body, the pure white kelcium phosphate or the bone
fragments that are left afterwards, right, those which will end
up into the urn, and you'll actually have about twenty
percent more ash at the end of the cycle. Also,
so there is actually more ash when we're done with it,
(21:48):
but it is pure white kelcium phosphate.
Speaker 2 (21:51):
That's interesting. You know, we got about three minutes left him.
Is there anything that you want to share with the
listening audience today that you want them to know about
your organization. We're going to be doing series of interviews
with you over the next year. I just want to
give you an opportunity to take the flour for a
few minutes and share whatever it is you'd like to share.

Well, I think it's important that they know that we
service the whole state, so no matter where you are
in the in the state of Florida, will come and
find you. And of course we have to charge some
transportation fees if you're outside of a fifty mile radio
sub West Palm Beach, but we we will work with
you even on that if that's something that's that's a
deal breaker. We'll find a way to get you over here,

and we'll find a way so that you can use
our technology. I think that's really important too. Our location,
if anybody wants to ever come on over and have
a tour, we have an open door policy, so anybody
that wants to come, We're not trying to hide anything
or anything like that. We're at eleven twelve forty eighth
Street here, you know, just about a mile away from
where we're talking right now here in West Palm Beach.

So I just want to, you know, thank the public

you know, this is a game changer, There's no doubt
about it. Is this will be the future of funeral
service someday, There's no doubt about it.

We are a grant and funding solutions company. That's the
full name of our business, Gasco for short because it
is a mouthful. And yes, we do specialize in funding
and all sorts of funding. We obviously grant funding, but
also we write proposals for RFPs to get our for
profit clients, Government contracts. We do it all from nonprofits,
(26:37):
for profits, government entities wherever we can find them funding
and funding resources. That's what we do.

On your background, and I know that you've been doing
this for a number of years. How did you venture
out on your own? If you would share that with
a listing audience.
Speaker 4 (26:54):
Yeah, so I've been doing this for about eight years,
and then prior to that, I did it for a
government entity. I worked for a special District and we
were looking for funding. We needed to fund our capital projects.
There wasn't funding in the budgets and I had to
find the funding. So I started with appropriations with lobbying
which GASCO does lobbying as well to get the funding
(27:15):
to ensure that we get the funding through appropriations or
sometimes lobbying for grants, and that's what I started off doing.
And then when that was still not enough, I went
ahead and started looking for grants and applying for grants
for the Special District and ended up funding sixty percent
of their two hundred million dollar capital plan. And that
was just one entitye So various entities asked me for
(27:40):
help crafting their grant proposals and from there it turned
into a business and I've been doing it ever since.
Speaker 2 (27:47):
It's got to be a rewarding feeling too, because obviously,
I think people are more aware now with everything that's transpiring,
with the paradigm shift at the national level that's transpiring,
and people are starting to see that there are a
lot of ways that people can obtain money through the government,
but you have to know how to do it, or
(28:07):
you have to hire someone like you to do it
on their behalf. And I know that you also specialize
in working with nonprofits as well.
Speaker 4 (28:14):
Correct, yes, and actually we even teach nonprofits how to
write their own grant. That's not our bread and butter.
Our company is funded through government entities and for profit companies.
So what we do for the nonprofits as a give
back is we teach classes. We have one coming up

I think that that that's neat that's a very noble
gesture on your behalf, and here again not to be redundant.
It's got to be a very rewarding feeling when you're
working with an organization who's had financial constraints, for whatever
the parameters may be, or for whatever the reasoning behind it.
It's not uncommon for people to struggle with their budgets,

whether there's one person or whether there's fifteen people or
one hundred and fifty people. It's just generally the way
it goes for a small business or a medium sized
business for that matter, in today's economy, and knowing that
you're helping them obtain some stability, I would imagine that's
got to be breathtaking and rewarding. Had the pleasure of
meeting you a couple of times at our events, very

very down to earth individual. We're extremely excited about the
capacity by which you'll be participating with us in the
events coming up in twenty twenty five. As we move
further into the year, definitely want to make sure that
we have you here at iHeartRadio for the event on

Healthfare as well as well as a few of the
other events that are coming up where it'll give you
a platform where you can deal with people, whether it's

Yes, absolutely, it's very rewarding as you said for us

is securing grants today, building tomorrow. And for a lot
of cities, people don't realize that grant writers are a
huge part, especially in the underprivileged cities that don't have

the funding. We're the reason those big infrastructure projects get done.
So there's large community centers and things where you're thinking, oh,
did the taxpayer dollars pay for this? Actually, no, it
was usually a grant writer that did it. And we
write across the both states. So we're very proud of
the work that we do. And even though we're not

featured in the articles, we don't mind at all as
long as the projects are getting funded and they're getting
done and the communities, not just Florida, but other states
are you know, our benefiting in front of us from it.

Good morning, Welcome back, to the show. It is the
eighth of February twenty twenty five, and we are a
privileged to be here this morning in West Palm Beach,
Florida at iHeartRadio, where we're now streaming on the iHeart
app have the privilege of interviewing the board president of
the Greater South Florida Chamber of Commerce. He's normally the
host of our weekly radio programs, but he is remote
(33:38):
this morning, off site, and his name is John Kroll
from Crow Realty and our motto as we roll with Kroll. John.
I know there's a lot of exciting stuff going on
here throughout the country, a lot of change. It's just
been a paradigm shift. A lot of neat things are happening.
And I know within your industry, which you're very well versed,
there's a lot of things that people are looking to
(34:00):
for the coming years. What do you see it going
on in twenty twenty five with the real estate market,
in real estate investment market that you'd like to share
with the listening audience over the next seven to eight minutes.
Speaker 13 (34:13):
Yeah, the good question, Rob, Thanks for having me. I
am sorry I'm not there at the studio with you,
but I would say people need to keep an eye
on the index, the Treasury Index, and it's pretty much
you know, everybody in real estate knows that indicates where
(34:36):
the rates are going to be. The mortgage rate where
they base the mortgage rates on they usually go to
and a half points above the Treasury Index. So right now,
I think the going rate is around seven to seven
and a quarter. And it also depends on your credit score.
It's based off of how they evaluate payment and your score,
(35:02):
So those are things to look at that's going to
make a difference because what I tell people that I'm
working with is to make sure that they're prequalified. And
what that means is you really should sit down and
meet with a mortgage broker and get all your ducks
in order to know exactly where you can qualify for.
(35:24):
And when you submit an offront of property, you're going
to need a pre approval letter. Even better, a mortgage
commitment letter is better because that knows that you've already
gone through They've already gone through the process with their underwriter.
So most of the time when they have a mortgage commitment,
they can be able to act quickly on a shorter
(35:47):
period of time on closing dates and so forth. Average
time is about forty five days if you just start
from scratch, But if you have a commitment, you might
be able to get it done within thirty days maybe less.
When I write my contracts, I put them on or before,
so it gives an opportunity that the buyer can move
forward at a sooner day for closing.
Speaker 2 (36:10):
That's very interesting, very interesting.
Speaker 13 (36:13):
Yeah, it's just you know, what it is is just
being prepared, and it's important to have an agent that
you're working with that has already been through a lot
of this stuff. Fortunately, I've done through a lot of
closings and you know, working through problems and issues and
so forth. It never ends. You know, you put the
(36:33):
deal together, there's always something down the road that you
have to negotiate or figure out or get it done.
So a lot of problems. What I'm running into is
selling houses that are extremely fixed up nice, they're beautiful,
But the big problem is there's no permits. The guy
that handed man came in there, did all this work.
(36:54):
Now there's no permit records that they pull permits with
the building department. That is becoming a big problem. I've
had that happen on two of my deals, and that's
a headache when you have to go through the after
the fact permitting process with the county. We're in Broward County,
so we do most of our business here. Those are
(37:15):
things that as an agent, you know, make sure you
cover all those things before you get involved in a
deal with the listing agent vice versa. The listing agents
should have that stuff taken care of and be prepared
to ask the questions that a lot of other agents
do but don't ask the seller to provide information is
(37:37):
privy to anybody. You can go into building apartment and
take a property and find out if they have permits
and so forth. That's what I usually do when I'm
getting when I'm taking a listing on a property that
needs to be fixed up, has been fixed up? Excuse me?
Speaker 2 (37:54):
Yeah, it seems like there's a lot of red tape
that goes with the industry where you have to go through.
I don't won't say jump through a lot of hoops,
but you definitely have to go through. Yeah, you have
to go through a lot of stuff to get the
end result, which is what you're looking for. But you know,
knowing that, knowing that and knowing how to do it
the way you do it, because you do it very well.
You're used to it. So but I can I can
(38:16):
imagine that would be very trying though, to get to
that point and then find out that the permits weren't pulled.
That would be definitely be a tough nut to crack
at that particular point in time.
Speaker 13 (38:28):
But well, just just think if you did a deal.
You're an agent, You do a deal, you sell the deal,
go through the whole thing, and a month later, the
buyer calls you up and says, hey, you know what,
all the stuff that was done in house wasn't permanent.
The neighbors told me that the guy did it there,
and guess what's going to happen. You're gonna have a.
Speaker 2 (38:45):
Problem, scrap it and start from square one.
Speaker 13 (38:48):
No, you're going to get sued. That's even worse for
not disclosing. So disclosure is very important. But yeah, those
are things that you need to know and you know,
so you know. The one thing is is that when
you've done it for a while and you've been through it,
you should, you know, shame on you if you don't
do it the next time from your first mistake. So
(39:12):
but it's always good to be thorough, and sometimes it's
really you know, people are like, we're in a commission business,
and you know how it goes in anything we're selling stuff.
We want to make that deal because that's what we
that's our big chunk of payment for the whole year,
or you know, it could be for two months. You
know that that money is going to have to take
us through that period of time. So you know, you
(39:33):
don't you know, people get a little bit more aggressive
and try to cut corners, and it's not worth it,
you know, in the long run.
Speaker 2 (39:44):
So I should say not.
Speaker 13 (39:46):
I should say so someday we're going to get you
to buy that big house in the water, rob, So
we're going to get you to sit down, get you qualified.
Speaker 2 (39:56):
I tell you what, I wish that were the case.
They're unfortunately U pan off all my medical bills from
last year. But thank you goodness, thank goodness, we made
it through that. But I definitely am interested in that
big house on the water, that's for sure. For sure.
Speaker 13 (40:11):

It, sir, I sure can. First of all, Rob, I
just want to thank you for having me on the
