some friends and he's just kind oftaking a day sort of the modern buzzword
isn't it self care? Is aboutit? It is important, I think,
you know, you get into thatmentality of you've got to just run
run round and do for everybody,and you forget to take care of yourself

Yeah, So we'll slow the pastedown a little bit here. Even though

lot of real estate information to getto, we'll slow it down just a
little bit. A little bit.We'll pretend we're from another state and we're
driving on the interstate in the lefthand lane with the blinker on, with
the b worshet. You're trying tonavigate with your phone. Yess. Well,

we've got a busy weekend coming up, and I know we're probably going
to be talking about some local events. Yeah, obviously a lot of focus
on the Super Bowl for something.Yes, there is a Super Bowl.
This is the final football game untilwhat another two weeks and then the what's
the new league with the rock that'sall that's right. I forget what it's
called, the something something League,but yeah, so that's like we're now
we're going to have year round football. Yeah, but I guess if you're

a purist, you're not going tobe watching it, so no, but
yeah, that'll be exciting. We'llsee how how the Kansas City Chiefs and
Taylor Swift do against the un there. You know, I have a radio
program on one of our sister radiostations first thing in the morning, and
I had somebody calling you today andsay, because I was talking about how
literally there's a survey that says aboutten percent of us don't even know who's

playing till we turn on the TVon Sunday. That's how little we care
about it, right, Yeah,And somebody called up and says, oh,
I know, I know who's playing. It's San Francisco versus Taylor Swift,
isn't it right? Well, therewas a meme on Facebook that said,
you know, the tickets to theSuper Bowl or like ten thousand dollars.
You're like, yeah, but that'sa great price to get to go
see Taylor swift Yeah, Hey,God blessed hers in the concert. What's

this? Hey, I'm a Swiftie. I love her. I have mad
respect for the girls who so busyweekend ahead. But let us start,
as we typically do, with anoverview of our local real estate economy,
kind of break down the crunch ofthe numbers, if you will. And
Shannon always has spreadsheets sitting in frontof I don't understand them, but she
knows how to make heads or tailsout of what's been happening and how that

shows a sense of direction for what'sgoing on in our real estate economy.
So it is it is a gooddirection. So in the last seven days,
we've had two hundred and seventy twonew properties go live, one hundred
and seventy six buyers have come andpurchased on their properties, and we've had

(03:43):
one hundred and thirty seven closings.Now, I know we always talk about
the comparisons between US and Lee County, and Lee County is a much bigger
area, of course. So theyhad five hundred and eighty three new listings,
okay, four hundred and four ofthose under contract, and two hundred
and thirty four of those closed.That's impressive. It's impressive. So obviously

Lee County has a lot, youknow, a lot more square footage.
Like I said, a lot morepeople are coming to that area. They
got the beaches there, they've gotyou know, there's industry there. There's
jobs there that are you know,more abundant than they are in the Charlotte
County area. But yeah, it'sstill growth is good. And I know
we've noticed in the last couple ofweeks our buyer's agents are getting really busy

with phone calls and properties. So, yes, the buyers are coming,
and there's an article in here thatwe can chat about about. Despite taxes
and insurance and mortgage rates, peopleare still coming to this area to buy.
I would imagine and totally that aswe get to this point in the
quote unquote season two, I gota lot of northern visitors who are saying,
I want to make this my eithermy winter home or my permanent home.

(04:50):
And now's the time to go shopping, correct before we head back at
you know, during Easter or whatever. Yeah, I mean, and like
we keep talking about, you know, there's the always that sweet spot of
you know, that price point oftwo fifty to four hundred. It's definitely
gone up. There's definitely a lotmore choices for you. All about fifteen

hundred and seventy six properties you canlook at. If you're in the four
to six hundred price range, abouttwelve hundred properties, and of course the
number gets a little smaller as yougo higher up in price. You know,
the six hundred to eight hundred thousandrange, you've got over three hundred
properties, eight hundred to a million, one hundred and seventy six, and
then you know the million and over, you've got about give or take one

hundred and forty properties. So ifyou want that beautiful fantasy home on the
water with your big boat in thebackyard and your minutes from the harbor,
you you've still got a lot ofgood choices. Like Zane's place, He's
got one of those exactly. Ohmy gosh, the view, Zain is
just amazing. Congratulations. Yeah,I can almost see the sore from my
window. Isn't that nice? Especiallyon a nice breezy night you can just

smell it? Oh yeah, Iknow, Okay, we digressed, we
were way off script. That's allright. That's what we do, and
that's largely what makes this program sofun is we don't stick to a scrap
to there is no script. Butwhat I heard, what I gleaned from
that is if I'm going to sellmy home anytime soon or today, I

want to start the process, I'mfacing a little bit more competition than I
did. You do certainly a yearago. You definitely have competition. But
you know, Shelley, you knowour exquisite, you know admin extraordinary and
I wen't chatting this morning about whatis going to get your home sold?
And the answer to everything is alwaysprice, you know. So, and

I know people still think that they'rehome. You know that we're in this
market where all I can put topdollar on my house, Well you can't.
You have got to be competitive towhat the neighborhood is selling for and
whether you've got the most update pointon presentation, everything is perfect in your
home or maybe there's some wear andtear. Price is going to dictate everything.

So now that is not to sayyou're going to have to take a
loss on your property to be sure, right, but it's got to be
what's wrong. Well, that's justbecause a lot of people say, well
I want you know, here's myrecommendation. I want to I think you
should pressure home at four hundred thousand. Well I want to price it at
four seventy five. Okay, wellyou can price it at for seventy five.
But when you go two in threeweeks without a showing, that's telling

you that the market is not Nobodyis going to pay for seventy five for
a four hundred thousand dollars home.Are we seeing and I'm not talking about
just the Patterson group, but youknow, we like to think the Patterson
Group has their finger on the pulsesalmost everything real estate. Are we seeing
in general a fair number, agrowing number of price adjustments these days?
We are I think the reasonable sellersare definitely paying attention to the market,

(07:46):
and they're listening to our advice andour suggestion, and they are making themselves
educated in their neighborhoods. So,yes, most of the reasonable ones are
willing to lower their price because theyhave places they want to go to.
Sure, you know, so theones that made don't have the right motivation.
Unfortunately, they're willing to sit therewith their home on the market overpriced,
But unfortunately nobody's really looking at it. So that's the sad part.

(08:09):
Of it for those people. Youknow, if you think you know where
you should price your home, youwere just kind of thinking about selling and
kind of spitballing ideas. You mightnot be right about that. But getting
a CMA from the Patterson Group comparedto market analysis will give you an absolute

want to add, well, itis free, and a lot of people

get a little misled when they lookat Zillow or truly h Yeah, because
those are just algorithms and they're notin the business day after day, and

even they get a little inflated ontheir prices, so they're a little missing.
Yeah, there's no such thing asan actual human z estimator who's going

to come knock at your door,tour your property, talk to you about
the improvements that you've made, talkto you about what makes your home different
than the others on your block andso forth, and actually figure that into
the calculations. And what typically happensis ask for a CMA and you find
out your home is worth more thanyou thought or more than exactly. Yeah,
yeah, the loo All of those, like I said, they are

just little algorithms and robots, andthey could be wrong on the high side
and the low side. So yeah, having one of us come out and
take a look at your home isdefinitely the best way to go. We
must be taking a bit of aslower pace and stopping to smell the roses
because I'm looking at the clock realizingwe're behind schedule already and we haven't even
gotten to the week's community events asof yet. So well have not.

the properties fixed and thirty one arestill under construction. So good to see
progress. Happening. The county islaunching plans for Placida Boat Ramp expansion,
so out in Englewood and the PlasidaWest Boat Ramp that is so needed.

It is needed. Anybody who's puta boat in over there is going to
be very, very happy. It'sright there at the Boga Ran Causeway.
There's three boarding piers, seventy nineboat trailer parking spaces, so that expansion
is going to be really great.There's going to be one hundred and fifty
eight trailer parking spaces and six launchlanes, which if you're trying to get
your boat in while two people aregetting your boat out, there's a whole

big backup. It definitely becomes alittle a little time consuming and frustrating.
Yeah, oh certainly as a boater, I feel the pain, and I'm
excited for the future for that.Here's something interesting we all were talking about
it the Port Charlotte, the Promenades. We all know where the Promenades is
definitely and in need of a littlebit of a renewal, maybe a facelift.

But now Port Charlotte says the townof Port Charlotte will soon have a
center called Park Side village. Soit's going to be a mixture of residential
and commercial entities at the site ofthe Promenades Mall, So that'll be exciting.
It's going to be a village onthe mall site, seven hundred and
ninety one apartments, six hundred hotelrooms, and five hundred thousand square feet

of commercial space. So hopefully there'llbe some new retail shops coming in.
Obviously, housing is important to ourcommunity because as we continue to grow,
we need places for people to comeand live. I have to give credit
that that would be a convenient placeto be right in the center pretty much.
I mean, everybody else has acenter of town, you know,
Flint to Gorda has downtown count Glorida, you know, well in Park and

North everybody has a book Port Charlotte. It's their time, right, it's
their time. And you know,along with that, it's you know,
here's another news story about that.The buyers are still coming to Charlotte County
despite the insurance rate, the taxesstorms, you know or not, the
interest rates still boring it. Interestrates are still coming because you know,
despite all of that, there's aprice to pay for paradise and Obviously these

smart buyers that are coming here arewilling to pay it. So we're excited.
We're definitely excited. So very good. Lots of good stuff happening,
Blank Shannon said earlier. The phonehas been ringing, the agents are getting
busier, so we we know theinterest is strong. We love it,
yep, so that's very exciting.You want to start talking to your guests
because she's always so informative. Well, this is this is one of one

think that's one of the things alot of people get confused about, is
Title and what do you do?And you know, do you just put
papers together and then put numbers togetherand then we sign it and write a
check. That's basically all you guysdo, right, No, no,
no, definitely yes. So whathappens if I'm trying to buy a house
and gosh, what happens if theseller maybe has open permits or has a

lean that you know they might haveforgot about. Do you help find that?
What do you do? Yes,we do so. We we will
do ah a text and lean search, it's also called a title search of
the of the property. That willtell us if there's any liens, encumbrances,
any mortgages, any deed errors.We find everything that title search.

(21:00):
We do that first, and thenwe work through that search report and bring
all of those clear, all ofthose items and through the paperwork. We
stay in touch with all parties throughoutthe process. We communicate with all parties.
There's lots of moving parts to thetransaction. And do you also look
for like open permits and stuff likethat too, or is that not part

(21:22):
of your responsibility we do. Weget with the municipality where the property is
located and we will look up anycode violations that haven't become lean yet,
any open or expired permits on theproperty, any outstanding water utility balances that
haven't become leans yet, things thatwould pose a problem to a buyer after

(21:44):
closing right that weren't part of thepublic records that aren't part of a title
search. Yeah, because I wouldthink as a buyer, you might find
this perfect house, but mister Joeseller handyman might have done some modifications in
the house that maybe thought he gota permit but didn't close, that didn't
get inspected, that you know,might fail inspection or might not be up
to code. That could, youknow, like you said, cause the

(22:07):
potential buyer problem down the road.So you make sure that those are all
taken care of and legally done.And that's one of the most common that
we run into. So lians thatare filed against a property from the contractor,
called a notice of commencement. That'sthe most popular LEAN that we see.
Most homeowners don't realize that it isa lean that they file something against
the property. So we get intouch with the contractor. We obtain the

documentation from them that they state thatthe work's been completed, they've been paid.
We file that with a clerk ofthe Circuit Court to release that lian,
and then we also follow up withthe municipality's permit department to make sure
that permit is closed out properly.Yeah. I think sometimes I run into

(22:52):
that when we're helping some of ourclients that you know, and it's not
of anybody's wrongdo and it's just sometimesthey forget to call for that final inspection,
to get the final CEO or whatever, and then it's like, oh,
wait a minute, did you installa water softener back in you know,
twenty fifteen, Like, oh,yeah, we did, well,
you never got the permit closed out, so yeah, and that does hold
up a closing too sometimes if theyou know, if it's not closed up,

(23:15):
but the buyer shouldn't have to takeon that that burden by themselves exactly.
And sometimes it's that the county themunicipalities are so backed up right now
because of the new construction and thingslike that. So we are finding permits
that are still in an open statusyeah, or or expired that they just
haven't had the time to close outin their system. Yeah, So we're

(23:37):
we follow up on that too.We don't just give the results to the
seller and the buyer. We actuallystay on top of it and keep updating
and you know, making sure thatyou know, the county is staying on
top of closing those out before theclosing. That's a that's a good service
to have along with that real estatetransaction experience so cool that it sure is

the break I thought was kind ofinteresting. Is I heard Christina say,
these are the things that we figureout that could plague you after the closing.
Sometimes I think we're so focused onthe goal line of the closing.
I mean, I know, asa buyer or a seller, it's like,
we're all done. There are allkinds of problems that could plague you
later. So if you think ofthe closing as the end, right,

(28:21):
it's not. You may end upin trouble. Right, It's like,
but wait, there's more. Andthat's where Christina and Okin Inc. Come
in, because they're going to findout that stuff that even years down the
road could be a problem for you, right and well. And it even
helps in the process when you're goingthrough the inspection period of certain items.
Like we said, you know,some things may have been installed by the

(28:42):
homeowner and they may not be doneup to code. So the fact that
Christina's company actually not only finds theopen permits, but she actually helps making
sure that they get closed, andthat's that's a huge relief to any buyer.
And it may not even be aproblem where there's a problem with the
work done right or they done well, or it's not up to code or

(29:04):
something like that. It's just oneof those administrative things that they have done.
That closing of the permit. Yep. Yeah, and it does it.
It holds it up. You know. The other thing that I know
Christina is very vigilant on is fraud, and you wouldn't think there'd be a
lot of fraud happening, but thereis wire fraud. There's vacant land fraud.

(29:25):
You know, we all find outwhere you know, if you own
vacant land, usually you're not attendingto it. And that's where scammers will
you know, reach out and kindof do some research on that property and
they'll reach out to a realtor andsay, oh, I've got vacant land
I want to sell, and obviously, you know, you take it through
the title company and that's where Christinafinds out, Well, wait a minute,

(29:47):
the person who's selling it is notthe person listed on the property records.
You know, one of these thingsdon't go together. So it's you
know, talk about that. Imean you just said we just found a
couple recently. Ask to say,how much of that do you see?
Quite often, we probably had aboutten last year that we caught that actually
there was executed contracts. They madeit to our you know, yeah,

(30:10):
we got the executed contract, madeit, you know, through that process,
and we received it and found thatit was fraud at the beginning of
the process. So we have processesin place where we reach out to the
seller. We obtained two forms ofphoto I D. We get those checked
out by a trusted vendor here inpunch agorder. They review those items some

(30:32):
fraudulent passports and fraudulent driver's license tothrough that process. Right, you know,
you guys know how to look andgo ooh, that's not quite right.
Yes, and that's usually right whenwe catch it. We also follow
up with a sending a letter outto the owner of record where their addresses
is reflected on the property appraiser thatlets them know, hey, oak in

(30:55):
England and Titles received a real estatetransaction for this property. If if you
are not selling this property, pleasereach out to us. They get that
letter because we sent it by FedEx, so we pay extra money to send
out those letters that way. Theyget it immediately and they'll call us and
say, hey, I'm not sellingthis property and what's going on? And

(31:15):
does that happen You get a panicphone calling. Yes, it happened two
weeks ago. We had a wehad a contract come over and someone called
us off the letter and then wealso a lot of the times sellers don't
want to talk in person over thephone. They want to just sure they
want to communicate via email, that'sa red flag too, So we make
sure we talk to people on thephone, and we also ask if they're

(31:37):
willing to do a video chat,so we have our you know, I
have a cell phone. They're notwilling to do those. You usually catch
it just from those items and youdon't move forward. It's in a situation
where you've got you said, you'vegot signed contracts, and you're really kind
of far down the road in theprocess and then you catch this obviously that
stops the transaction. Is their followup prosecution as that turned over to the

(32:00):
authorities or what. Yeah, Sowe we tell we we file with the
authorities, and we also file withour underwriters that ensure the transaction, and
they they put a bulletin out toall the other title companies in the area
and say, hey, you knowthis is a fraudulent They give the names,
they give the property addresses. Thatway other companies in the area are

(32:22):
aware of it. Well, yeah, because there if they're if they're trying
to scam one real estate agent orone real estate company, that doesn't mean
they're not trying to do it inmultiple try to close that property through multiple
and see which one closes first,right or hopefully they are. One doesn't
work with one, you go onto the next. Exactly, yes,
exactly, Now that that that's somethingwe're talking a little bit. I think

(32:45):
here about like a vacant lot,but what about an actual home, because
I hear about title fraud and thatkind of thing with homes. Even yeah,
I mean we usually it doesn't happena lot with with with homes.
It's it's it's it's a lot morewith with vacant land. But again,
we we kind of have the sameprocesses when a's say a home. We

(33:07):
make sure we talked, you know, over the phone, have the conversation,
you know, verify information of thepublic records with them, ask questions
you know regarding oh, well whendid you buy? You know, there's
different things that we we always liketo have conversations with our sellers on the
front end when we introduce ourselves andwe kind of you know, have our

(33:28):
process of things that we talk aboutthat conversation. It's certainly possible for somebody
with ill intent to attempt to tryto sell your actual physical home if they
wanted to try to do that.The resources are out there, the technology
is out there, and heaven knows, they're determined, yes, very determined,
and it's happening a lot, especiallyyou know with other you know,

(33:51):
people are human, you know,like at other title agencies and they're just
going through the motions and you know, getting that file ready. You know
it can be messed, you know, it could. We are very very
careful over at our title company.We do not we don't play when it
comes to those things because it's justso it's there's just so much of it
going on these days. I meanwe get bulletens every day from our underwriters

(34:15):
with the fog. And that's theother part of it too, is as
a buyer, you know, youdon't walk up with a bag of cash,
so you wire those funds from yourbank to you know, the seller's
bank or through the attorney. Andbut that's also another possible way where you

(34:35):
can be breached as far as thewire fraud. And I know many years
ago in our company at Keller Williams, you know there is notices I but
you know somebody sent a wire transfer, you know the agent would set that
up. This was done years andyears ago where an agent was said,
oh you know, here's the wireinstructions and they emailed it. But those
emails can be hijacked and then thefraud information goes to the bad guy,

(34:57):
and then the money from the buyergoes to the guy and not the seller.
So what steps do you guys taketo ensure that me, as a
buyer, when I send my bankthe wiring instructions that they don't Obviously nothing's
one hundred proof, but as secureas possible. How do you how do
you protect? Yeah, you areright. Real estate agents used to be

(35:17):
able to receive the wiring instructions andkind of help facilitate We are no longer
doing that. We're not We're not. We're not supposed to send wire instructions
to anyone other than the person wiringthe fund, so to the buyer.
So that's the first thing. Andwhen we do deliver those wiring instructions,
we make sure it's through a secureplatform and we will redact the last four

(35:43):
digits of that account number. Soit's making those buyers call us to to
barify those instructions because a lot ofpeople will just go, you know,
we got a regular email and thenthey just you know, go to the
bank and wire the money. Sothat's that's another step we do the secure
and then we also have them callus to verify the instruction. Two step

(36:04):
authentication. You're right, that's thewords you don't want to see on your
computer. But it does make sense. Like you said, once that money's
gone, there's no way to traceit correct once it goes, you know,
once it's received from the buyer,and then it's it's that moment of
time. So it's kind of shamewe have to have these kinds of conversations,
but it's just the reality of themodern world. This is our world.
This is our world that we're in, and don't accept anything, you

(36:27):
know, from anyone saying, oh, our bank account has changed, because
there's scammers that are posing to bethe real estate agent. They're going to
be the same email address as thereal estate agent that's really close to it,
the same email address as your lenderyou're working with, the same email
address as you, as your titlecompany, and they're posing to be one
of those trusted parties in the transaction. Right. So so note to self,

(36:52):
you should never never follow any wireinstructions that come from a real estate
agent because it should always come fromthe title company or the attorney. Correct,
yes, ma'am. And always callto verify those instructions. It's the
most important. And don't call thenumber on the instructions. Do your own
research. Research that company, right, google it, get that phone number

(37:15):
and then and then call. Don'tdon't get the information from email and assume.
That's another thing that I recommend.Yeah, we were we were looking
at emails that fraud, you know, people who were creating fraudulent emails.
And I remember looking at one forlike I don't know five minutes, going
Okay, they're identical. I cannotsee the difference. And then when they
said, oh, it's it's thedifference between an O and a zero.

(37:38):
It's just so subtle that you're like, oh, well, now I see
it, but I didn't see itbefore, so it is it's obviously meant
that way to be pretty much,you know, unnoticeable. Yes, And
and a lot of title agencies wedon't accept cashier check certified funds anymore because
people are also forging checks. Sothat's why you know, everyone is moving

(38:01):
to wires because of all the checkfraud, Right, isn't it crazy?
I mean, because basically a certifiedcheck is cash that is as good as
cash. You know, you usedYou've left the bank with a one hundred
thousand dollars piece of cash in yourhand as paper, and you think it's
that simple, but it's not soright. Definitely follow the wire instructions and

(38:21):
you know, use a reputable titlecompany who can make sure that they're checking
all their dotting their eyes and crossingtheir t's, and you know, looking
for all kinds of possibilities of somethingthat isn't quite right. Yes, ma'am,
I love it. The term titleinsurance, What does that mean exactly?
I hear that term thrown around andis a novice I don't know what

(38:42):
that means. Yeah, So titleinsurance protect real estate owners and lenders against
possible defects and a property, includingencumbrances and lanes. So we we are
ensuring clear title to you as theproperty owner, for you clear from all
leans and conferences and it's it's itprotects you for as long as you own

(39:06):
the property from a year two hundredyears if you own it. So we're
making sure there's no defects in anydeeds that we're done. No one can
claim an interest in the property thathome is yours. It's it's protection against
against one of the biggest assets you'llever have, and down the road,
if there is something that got missed, like you said before, human humans

(39:27):
errors that kind of thing, thenthe insurance company is on the hook to
make it right, correct, wellworth it. Then obviously you sh back
up. Yeah, that's one ofthe things you can sleep well at night
after you've closed your property knowing witha ninety nine point nine point nine nine
percent guarantee that that home is yours, free and clear, and no one's
going to knock on your door ina couple of days and say, hey,

(39:49):
by the way, you owe usX y Z exactly. Is it
a good idea? I'm going toask this to you even though I think
I know the answer, but I'mnot trying to throw a softball either.
It's a good idea to shop aroundfor title companies because there's lots to choose
from, obviously as far as therates go, because there's different rates obviously
for each company that coninry. Yeah, I mean, I definitely, I

(40:13):
think it's always good to shop andyou know, make make a phone call
to the title company and talk tothem about their processes because you know,
for instance, what we we weretalking about earlier when Shannon brought up,
you know, doing a search ofanything that with a municipality that isn't a
public record with permits. So permitsaren't something that's covered under title insurance.

(40:37):
So if some title companies will notdo a permit search oh with the municipality
because it's not covered under title insurance, that's just something extra that we do
and we include in our search becausewe think that that's that's the right thing
to do. One. We don'twant a buyer coming to us after a

(40:57):
closing and saying, hey, there'sa open expire permit on the property.
What happened? Why was this missSo I think it's very important for people
to call and shop around and aska title company what's your process? You
know, what do you do?You know, have the conversation and don't
just go by their fee structure alone. Yeah, don't go by the fee
structure alone, but that definitely asksasked, you know, for an estimate,

(41:22):
and we provide estimates that we gettheir purchase price, you know what
what they're looking for. They're gettinga loan, and we can draft up
a statement for them and provide thatto sellers and buyers to let them know
what our fees are, and thenwe have the conversation of what we do
at Oak and Inc. Yeah.Thank so many things in life, the
cheapest is not necessarily the best,very true. Tell you what we are

(41:43):
