got a studio full of guests who are gonna help
us better understand the local real estate economy. Our program

things are going to be a little bit different as
we go along today. I'm excited because I'm told we're
going to actually have some more exposure to some of
those hot listings that Matt Patterson always brings to the table.
But I'm getting ahead of myself as I typically do.

And I've got with me my dear friend Ricky Bobby,
partner in crime, Ricky Bob no Jacob. So we are
going to have an exciting show today. I am about
to just bounce out of my seat why you ask, Yeah,
why because we're selling stuff. I heard that there had
been a little bit of a turnaround. I guess maybe
you call it or something that some busy times. That's right,

we're going to talk about that. Twenty twenty five is here,
and I am excited.

That's awesome. Of course, there's always a high degree of
excitement when it comes to the Patterson Group buying, selling
and full disclosure. They represented me as a buyer's agent
about three years ago when I purchased a home, and
I was very happy, and he still talks to us.
I still talk it up because anybody asked me, and
I have actually referred to people I know who are
selling their homes because I want them treated right. You

guys do that, that's right. So shaking things up a
little bit means that we're going to get to some
of the listings. As to the very last.
Speaker 2 (01:46):
Part of the show, Yeah, I got yelled at or
criticized a little bit last week. I may have blown
through them very very very quickly, okay, And so you know,
it was like, hey, wait, let's step back here. We've
got some amazing homes and so let's get more detailed
into them. A little more time with it, because that's
really what people want to hear.

Well, Radio theater of mine means that we have to
paint a picture, and we're going to try to do
a better job of that with the listings today of
exactly what you're hearing about. And by the way, Shannon,
nice to see you. Haven't seen you since last year.
Speaker 3 (02:19):
I know, good to see you.

So where do we begin today? I see the spreadsheets
as always, so I'm assuming a little bit of an overview.
Speaker 2 (02:27):
Yeah, let's talk some numbers to begin with, and then
of course we've got some events going on in the area. Sure,
all right. First, I'm going to take you south. I'm
going to take you to Cape Coral Fort Myers. You know,
that market, as we've talked about many at times, has
always had a higher inventory coming on in a higher

inventory of sewing. So I could not believe it when
I saw the numbers this this week. This is a
seven day snapshot January fifth to the eleventh, hundred and
eighty nine new listings in the market. So you know,
as we spoke last week, you know, we do see
that a lot of times after you get past the holidays.
(03:10):
But six nine, two and forty four one under contract,
so definitely gain some inventory there. So if you have
been looking for a home there and hadn't found exactly
what you want, you're getting some more options. So that
is fantastic for the buyers.

Just Cape Coral proper Lee County in.
Speaker 2 (03:29):
General, Lee County in general, North Fort Myers Cape.
Speaker 1 (03:33):
Coral still one of the most sought after areas of
the country.
Speaker 2 (03:36):
Very busy, yes, very busy, and easy commutes.
Speaker 1 (03:40):
So you're going to have competition. I mean, I heard
you say if you didn't find what you were looking for,
take a second look. But so are others. That's right,
So yeah, make a.
Speaker 2 (03:48):
Move exactly exactly, And of course you know, we'll talk
about I want to keep talking about these options on financing.
We'll talk about that a little bit in the second segment,
all right, because it's very important. As I'm in these
appointments multiple pointments a day, so many have never heard
of this, and I'm like, whoa wait a minute, let's
(04:09):
back up. This needs to be talked about, and it
is definitely a great option opposed to just dropping the price.
Is how can you help that buyer get the home
sold for you and get them into the dream home
that they want. So we're going to talk a bit
more about that. Let's go all right, so now Cape
(04:31):
Coral Fort Myers. As I talk about all those homes
coming on the market, inventory still in. You're two seventy
five to three seventy five five point five months of inventory.
So we're still under that six month mark, coming up
to the three seventy five to four seventy five eight
point eight months. Okay, so you know, definitely still a
buyer's market, but not too crazy, if you will, right so,

but you do have some negotiation power, and if you're
a seller, it's a great time to sell.
Speaker 1 (05:00):
As mad as that many times six months is considered
inventory the balance market.
Speaker 2 (05:06):
That's right, that's right, all right. So now let's come
up to Charlotte County. Three hundred and four homes came
on the market last week, one hundred and thirty five
hundred contract Now are are if we talk about our
inventory there? You know, poor Charlotte putgor to Northport Inglewood
in your under two hundred and fifty thousand, six point
(05:28):
four months of inventory, two fifty to four hundred. Now
you've got two thousand and thirty seven homes on the
market between two hundred and fifty and four hundred thousand.
This was in the month of December. We did this
at the first of every month. Sounds like a lot
of homes, right, It kind of does. Seven point one
months of inventory, so still a lot of options. You
(05:49):
do have some negotiation power, but a great time to
sell too, because you know that inventory looks a lot
better than it did previously.
Speaker 1 (05:56):
And pretty close to balanced.
Speaker 2 (05:58):
Pretty close to balance. You get into your four to
six hundred, you're more like ten months of inventory. Average
days on market. That's another big one that I get
asked all the time. Oh yeah, if I take all
the price points, obviously some are going to fluctuate from
you know, your your lower end sixty three days two fifty,
four hundred and one oh nine. But if you take
(06:19):
all of our price categories, even over a million, it's
eighty five days on market right now. Okay, so you
know you're you're looking about three months now. What's going
to change that is how you position yourself. And that's
what we talk about in depth in our appointment when
we do a consultation, is where do you want to
be in that?

So, and that's and time is going to be a
big factor in that.
Speaker 1 (06:42):
Yeah, yeah, I'm sure we'll get into depth with some
of that during the rest of the program.

to stand out from the crowd, and I know we're
going to make you stand I'm gonna say, I know

The Loman Garden Show is at the Charlotte Harbor Event
Center Saturday and Sunday from ten am to four pm,
and that is also free admission and free parking. Saturday,
right across the street from the Charlotte Harbor Event Center
is the twenty eighth, which I remember when it first

started doing it in downtown Puntagorda. But the twenty eighth
annual Punta Gorda Sullivan street Craft Festival.

I was a baby, but I have a really good
memory recollection. But yeah, So that's going to be down
at Sullivan Street. So and also the downtown farmers Market's there, yeah,
at the same time. So I go to downtown Punta
Gorda Saturday morning, what I'm here, and.

Get out early and get a parking spot.
Speaker 3 (08:13):
Get a parking spot, get your reusable shopping bags, and
go to the farmers market and then go buy some
street crafts and then walk over to the garden home
Show and buy some plants, and then go to the
Puntagorda Seafood Festival for lunch.

Sounds like a full day, okay right, sounds like a
full antypical Southwest Florida weekend day. That's why folks move here.

Weather is calling everybody to come out and enjoy it.

take the host chair throughout the course of the coming weeks.
At times and always has great information. They both have

great information about our local real estate economy and again
some interesting twists and turns with the hot listings of
the week, which you'll find out about as we go
along here. But as we open this segment, unfortunately we're
going to talk about disaster. But it's something we are
no strangers do in this area.
Speaker 2 (12:43):
You know, it's all that's exactly right, And the reality
is it's about preparedness, right, bottom line. So we found
you know, the numbers from three hundred and sixty two
million in calls from Hurricane Iann. We don't have the
exact numbers yet on Milton and a Lean, but the
reality is is we do get hurricanes. So, you know,
as I'm watching the news and thinking about everyone in
(13:07):
California and everything they're going through, you know, it brings
to mind that, you know, the months are flying by
before you know what, hurricane season is going to be
here again. So I thought it'd be good just to
mention that, you know it now it's the time to
get ready. The stress of racing out as everyone else is,
(13:30):
that's really what bothers me the most, it seems like,
and then sets in. Okay, what are we going to experience?
Heres are going to be in damage, you know, and
so on and so forth. But we got to get ready. Now.
Speaker 1 (13:41):
I've always envied those who are so enough well prepared
that as others are scrambling, as you said, I want
to be, you can simply sit back and watch the
storm unfold.
Speaker 2 (13:51):
I know, and I say it every time, like, Okay,
I'm gonna do better on that. So right now, as
we are in January, it's been a few months, have
you fired that generator? I think we might winnerize it.
I threw some stable. I use cea phone, you know, uh,
(14:12):
ce phone's great, but you know, make sure that you're
firing it generator, so that a way when it does
come time, you're you know, you're not racing around trying
to figure out, you know, what's it take to get
it started. I need to order a new carburetor, so
and so so power very important, as as well as
all of all of your smaller supplies. Your radios, you know,
(14:32):
do you have radio? Do you have batteries? Do you
have you know, your lights? How about your insurance policies.
How about your paperwork? Yeah, do you have it safe?
Do you know where it's at? Have you taken a
video inside your home? All really important.
Speaker 1 (14:45):
Stuff, the stuff we really don't want to think about,
but kind of need to starting home.
Speaker 2 (14:50):
But I feel like if we're prepared, it's gonna I know,
it's going to bring some ease to me.
Speaker 3 (14:54):
Well, I think I think this is a good time
because we've all put the Christmas decorations away. The house
is nice and clean for for the most part, and
you know, we have gotten some new things. We've had
to replace things due to the last two hurricanes that
came through. So, you know, and if you're not techy
savvy to where you know how to do a video
on your cell phone, ask your kids, ask your grandkids
(15:15):
to come over and do a walk through video of
what you have, because I mean, think of the poor
people in California. They you know, at least us with
the hurricanes, our stuff is there. It's just water logged,
you know, or and it's floating in the neighbor's yard
or in the canal. For most part, it's not you know, disintegrated.
(15:36):
So taking a video of what you have is really
important for insurance because how do you how does your
insurance company know how to help you, you know, with
your claim. One of the things I was watching on TikTok,
which dear mister Musk and mister Wonderful, please buy TikTok
before Sunday. Anyhow, it was fascinating to see a family
(15:59):
go back to their home that was completely burnt to
the ground, and she had her safe, a fireproof safe,
and the local fireman came and helped her open it,
and her grandmother's heirlooms, you know, jewelry, kid's jewelry, you know,
diamond ear rings that their daughters were on their wedding
was all saved in the safe. So it's a really
I think if you have valuables that are smaller, obviously paintings, sculptures,
(16:24):
all that stuff, you can't put in a little safe.
But it would probably be a good idea to buy
a fireproof and waterproof safe for your home just to
protect your valuables.
Speaker 1 (16:34):
I've got several picasso I just couldn't.
Speaker 3 (16:37):
Yeah, you know, you take them out of the frame,
fold them up really nice, and just put them in
the safe.
Speaker 1 (16:43):
I will tell you that.
Speaker 2 (16:44):
So I was in one of our new clients. I
was in their home the other night and he had
been scanning a lot of their personal photos and stuff
like that, and I was like, man, that's that's brilliant.
Digitize it so and then put it on a hard
drive that you can fitness exactly. You know, any of
(17:06):
that personal stuff. Make sure that that uh, you know well.
Speaker 3 (17:10):
And sometimes you inherit things from a relative and that
there is some value to it, and we often don't
think to put that on our insurance as an additional writer.
And those valuables may not be covered. Or if you
have you know, heirloom jewelry or just really nice jewelry
that you know it's not going to fall under your
typical homeowners policy, you can get a supplemental policy to
(17:31):
help insure those things, because honestly, if it's not recorded,
if if there's no documentation, no receipts, then the insurance
company is not going.
Speaker 2 (17:39):
To repeat yoursel easy to deal with the insurance company.
Speaker 3 (17:43):
Insurance companies are a brief and they don't ask a
lot of questions, that's for sure, but some people may
some insurance companies might. But it's just smart to protect
your valuables. Because like I said, it'd be a shame
to lose everything, you know, childhood photos, Yeah, and a hire.
And you know, obviously we have fortunate of hurricanes. We
have a week five days, four days, three days to evacuate,

all right, right, fires you don't always have much less
than thirty minutes.
Speaker 1 (18:09):
Especially when they change direction all of a sudden, come
right at you. You didn't think they were it's wind.
Speaker 2 (18:13):
Pick a chick up.
Speaker 3 (18:14):
When you've got hurricane force winds blowing fires and embers,
I mean, the fire could still be a mile or
two away, the still coming to you. And then when
you have the help of the homeless society, they are
also starting fires in your community. Then that also, yeah, complicated,
but you've got to protect yourself and your valuables for sure.
Speaker 1 (18:32):
So that we were talking about before the show open,
actually that probably bears some repeating. Now would be actually
almost too late, but certainly time to consider if you
want to upgrade windows and doors.
Speaker 2 (18:42):
Yeah, I mean, you know, if you're fortiate, if you
can get a you know, you can get a may
get a contractor get an but you're at the deadline here,
I'm sure.
Speaker 1 (18:50):
Yeah, well, you may not make a start of the
hurricanes windows.
Speaker 2 (18:55):
Now, I can't speak to hurricane shutters or any of that,
but definitely only I'd be making the calls now.
Speaker 3 (19:01):
Yeah, at least get on the list. I mean for us,
even though hurricane starts in June, we don't really get
effected by them till September, so you technically have eight
to nine months. That's when my husband and I looked
at getting shutters last fall. They were about nine months out.
So but now the need has probably subsided a little bit,
so that might be you know, six months or less.
(19:23):
But you know, once again, you don't want to be
that guy at home depot, you know, deaf Con five
the hurricane is about to hit, trying to buy shutters.
Speaker 2 (19:32):
I have been that guy. You know how hard it
is to find tap cons at that point.
Speaker 1 (19:36):
Oh I don't. I don't want to go there, all right, So.
Speaker 2 (19:40):
Let's move on. I want to talk about about the
market here. I want to talk about some house.
Speaker 1 (19:44):
Enough is real estate.
Speaker 2 (19:46):
People need to act, all right, so we all know
the market the last year and a half or so
has has been challenging, if you will. We definitely saw
things slow down here. Interesting enough, this report shows from
twenty twenty three to twenty four, Florida saw a population
growth of four hundred and sixty seven thousand. Really, that's right,
(20:09):
And according to data, it is showing a media home
price of four hundred and eight thousand, which is below
the US medium price of four twenty nine. So it's
still a bargain to live in Florida.
Speaker 1 (20:20):
Does seem like that when you look at it like that?
All right?
Speaker 2 (20:24):
So also in this report, I really like this this
part of it. It says the housing market in twenty twenty
five could see a shift that favors buyers in the
Sunshine State. Hannah Jones, research analysis with railler dot Com
said that this it'll be driven by increase housing inventory
(20:45):
and home price is dropping. If mortgage rates fall, it
would also add gas to the fire and lower another
hurdle of being unable to afford to buy a home
in Florida. So it's going to become more affordable. And
that's I mean, that's what we're seeing here in the
early parts of twenty five. Okay, So very excited about that.
Speaker 1 (21:07):
So it's it's it's it's anecdotal, and it's legitimate evidence
that that's actually beginning to happen.
Speaker 2 (21:14):
That's right, Yeah, yeah, very exciting. Yeah, all right, so
let's talk about some houses, right.
Speaker 1 (21:19):
You've got some listings. I know last week they went
by a little on the quick side. They did.
Speaker 2 (21:24):
First someone to talk about what we've got to help
this week? Okay, all right, So this week I've got
this is an amazing property in Deep Creek, beautiful water view,
sitting in the center of a lake. It is set
up as like a duplex or a villa if you will,
two car garage. It is on sand Crystal thirteen seventy

three Sand crystabal, three bedroom, two back, two car garage,
and you do share the pool in the spa with
private patio. It's got tile on the main main parts

beautiful lake view, I mean, gorgeous, beautiful sunsets, open floor plan.

I know this property very well. I've sold a couple
of times over the years. It is being introduced to
the market to three hundred and fifty thousand. And when
I tell you that it is model ready, I mean
that's that's the way it looks. It is just a
stunning property.

I'm doing what I said earlier about drawing a mental
picture in my mind, and it sounds like a very
unique property.

It's you know, it's private, and the views and the
pool area are just gorgeous with that sunset, and you
only share that property with one other person, so it's
really a neat setup. And and to get into that

This is in Pontagorda. This is listed at three hundred thousand.

a lot of footage to it. It did have water damage.

We sold several like this here recently. All of that
has been remediated and signed off on, so it's ready
to put back together the way you would like to
put it back together. Water access as well, so you
can have a boat out back for three hundred thousand

a very big fan of oversized detached two car garage,

Those for the whole home, not just a kitchen for
the whole home. So yes, very pricey, but very nice

for his appointment, really want to mention the concept of

a buydown, Yes, and when it comes to financing and
today's mortgage rates, this is an important concept to try
to understand.

I think it's a really great opportunity for both the
buyer and a seller because the sellers, you know, when
they go into a price price on their home and
it sits there for a couple of weeks with no action,
you know we're going to call them and say, you
know what, we probably should consider dropping the price. And
for the buyer, a price drop is obviously an attractive feature,
(44:16):
but a buy down is even better because it actually
it lowers their payment. So a buy down of one
or two points can lower your payment several hundred dollars
versus a reduction of ten thousand or fifteen thousand only
reduces your payment by fifty or sixty dollars. So the
seller offering a buy down versus a reduction really makes
(44:41):
their house even more attractive to a buyer who has,
you know, some cost restrictions or considerations.

Yeah, Tony Moore was here last week from Gulfside Mortgage.
He actually ran some mock numbers and I don't remember
them specifically, but it was a reasonably common kind of
a buy down scenario that can right very easily happened,
and it brought the value of the home down like
two to three hundred dollars a month.
Speaker 3 (45:03):
It's huge, especially with you, especially if you have to
consider insurance or you're buying into an hoa science scenario.
But yeah, if there's if there's a property you have
you know in mind that you'd want to maybe find out, Okay,
what is my monthly mortgage going to be at a
