market that we have here in southwest Florida and here
to help us sort everything out with all kinds of
information on what we call some really really hot homes
and some really really great things to tell you about

be a little warmer, but it's okay. We're going to
appreciate it more when this passes, right, exactly, Okay, So
today I'm excited, not Tod Today he passed the torch.

it happen. We gotta we gotta make him proud. Right,

We're motivated. We are very motivated. So a lot of
great real estate things to talk about as well as
we're gonna we're gonna talk a bit about for each today.
I've got a really exciting guest coming ahead, so we'll
get into that on the second segment. First, let's talk
about the market trends, what's happening, what I'm seeing, what
I'm experiencing, obviously, as most are. We're seeing a you know,

an influx in some inventory for sure, but not too crazy,
you know, very normal this time of year to see
this increase in inventory. Also with the market that we're
coming out of, so, you know, really excited about it
because we've got buyer activity, we're negotiating contracts, we're getting

offers on properties, something that we have not seen for
some time at the caliber. So really excited about the
twenty twenty five year. So with that, let's talk a
little bit about the numbers. First, I'm gonna go to
Cape Coral Fort Myers. We'll go down south here. Uh six.

(02:15):
In the last seven days, six hundred and fifty new listings.
A lot of properties came on the market. Two hundred
and seventy three are respectable, two hundred and seventy three
went under contract, and we saw one hundred and sixty
two closing, so properties definitely moving. And then in our
Charlotte County Northport area, three hundred and thirty one new listings,

so you know, very common to what we've seen you know,
historically compared to the Cape Core Fort Myers area, and
one hundred and thirty nine of those one under contract,
so you know, again seeing more and more activity. I
think over the next two months, we're going to see
our our months of inventory change quite a bit because

we are finally going to be putting those homes under contract.
So that I'm very excited about. The team's excited about
UH meeting with a lot of great people, which by
the way, I've got some incredible listings to talk about today,
some new to the market, some coming soon. We love
to feature our coming soon properties, get them to you

first as well as UH some that have had some
price improvements and others that I know are going to
go under contract here very shortly. So a lot of
properties to get through, well we'll get we'll start on them,
maybe the third segment, but definitely the fourth, so we
want to make sure to get those in front of you.

of weeks ago and I believe this home will be
sold very soon. It's nineteen thirty two loss almost drive.

January twenty eighth, from twelve to two thirty this broker

beer in music, Lashly Park, Pontagorda free admission, free parking,
We love free. Then also in the twenty fifth Bob
Marley the Comedian January twenty fifth at Vesani restaurant and

comedy theater. So you can google Thesani on this to
find tickets. I know they sell it very quick, so
you're gonna want to move quick on that. The Stonecraft
Festival in Saint James City is Sunday the twenty sixth
from eleven to six and Ponta Gorda Family Fun Day Saturday,
January twenty fifth, ten to two. That's at the Pontagorda

Public Safety Building fourteen ten Tammy Emmy Trail. It's got
a kid's workshop, cotton candy, hamburgers, hot dogs, drinks, bounce houses,
can nine demos. Okay, I could get down with that.
And then of course the Beer Fest of twenty twenty
five is Saturday January twenty fifth, two to eight on

Deerborn Street, three thirty five West Deerborn in Inglewood. Tons
of local and craft beer plus local musicians and it's
gonna soundimes. It's gonna be a lot of beer this weekend.

Then oh, there's gonna be broadcasting from there. Look at that. Okay,
So now in the last couple of minutes we're going
to talk about my dear friend, which I have mad
respect for, is with us today. Husband's okay too, we've

I'm great. So we're not gonna get into we'll start
in the second segment, But tell me a bit about
yourself and your title with four H.

Speaker 4 (08:19):
So I am the Charlotte County four H Agent, so
I oversee all of the four H programming in our county.
But I have a long history with four H. So
I grew up doing four H from the time I
was five until I was eighteen. So I have a
love for the four H program and growing up in
it and seeing what it does for kids. So originally

I was supposed to be an elementary teacher. I did
that for one year and that was enough for me.
So I get to go in the schools and be
the fun person.

Yeah now you're that fun Yeah yeah, I love it
all right, So we're gonna go into our first break,
We're gonna come back. We're gonna talk about everything four AGE.
We're gonna go about some events going on, of course,
affairs coming up, and so stick.

I do have a wonderful guest. And you know, if
you're tuning in for real estate, I promise you we're
gonna talk some more real estate. We're gonna talk about
the listings coming up. We're gonna talk about a couple
of things I'm experiencing right now in the market. But
right now I want to switch gears. I want to
talk four h and I'll tell you this has kind
of happened. Obviously. Christy's a dear friend of mine and

her family and as everyone knows, my heavy Grace is
five now and she is an animal lover, and you know,
I saw growing up in Indiana and the country, I
had a lot of friends that were in for H
and saw what had done in their lives. And so

(12:53):
I'm really happy that Evy's a part of it, and
Christy's made that happen, and she is so amazing with
the kids and just has a passion for it. I
was first introduced to it through the Clay Sporting Shoot,
which obviously I love guns and shooting plays, believe it
or not. I think, Christy, this is the seventh year. Yep, Okay,

so the first year, and this is at Burmont Shooting Club.
Has been there every year, and the event just gets
bigger and bigger and more awesome, right, I mean great
prizes and fun and give away and and all the
money goes to four H which is amazing. And you've
built a heck of a program there. I remember how

(13:38):
many teams did we had the first year?

Speaker 4 (13:39):
Oh gosh, I think we had like seven teams when
we started.

Speaker 2 (13:43):
Yeah, and I think that's when we won, It was
like seven.

Speaker 7 (13:46):
Yeah.

Speaker 2 (13:47):
And now how many I mean twenty to thirty.

Speaker 4 (13:49):
Usually, yeah, I think yeah, I think right now we
have twenty four signed up.

Speaker 2 (13:53):
Do we have room to get others in.

Speaker 7 (13:55):
We have a few spots left, a.

Few spots names, that's right. So which I found today
one of the guys on my team happens to be
on another on my real estate team, happens to be
on another team shooting against us this weekend. So there's
been a little trash talk going on in the office.
So Nick and I are gonna have to step up
and represent. And we got Papa Homer so and Robert
so we got this. So the clay shoot, you know,

it's been amazing. It brings funds into the fore H.
What else do you have going? So, I mean throughout
the year because obviously I focus on that in January,
but I.

Speaker 7 (14:35):
Mean, like fundraiser wise, well all of it.

Speaker 2 (14:37):
Yeah, I mean, well let's start here. For H, what
exactly is it?

Speaker 9 (14:42):
So?

Speaker 4 (14:43):
Four H to me is a way for kids to
gain life skills. For H is the largest youth development
organization in the United States. So for H itself reaches
over six million kids every year. But for H and Charlotte,
we reached two hundred and fifty kids through four H clubs.

(15:04):
So meeting after school with volunteers and clubs could range
anywhere from raising animals to training their dogs, learning how
to cook and cooking, club, photography, tons of different things.
We have nineteen different clubs this year, all pretty much
run by volunteers.

Speaker 2 (15:24):
Yeah, so you say cooking, and I know this one
just because Evy's been going to that and now she
is quite the helper. So that's pretty cool. I didn't
know there was photography and all of that.

Speaker 7 (15:36):
Yeah, we have tons of different things.

Speaker 2 (15:38):
And what I like. And if parents are listening, it
helps keep them off the phones too.

Speaker 7 (15:43):
Yeah, that's it has So he's still well don't they all?
I mean, he has no options?

Speaker 2 (15:48):
What technology?

Speaker 10 (15:50):
Yeah?

Speaker 2 (15:50):
Yeah, okay, So you know, so they start out what
is clover buds? Yep?

Speaker 4 (15:58):
So clover Buds starts at five years old. So four
H starts at September first, So as of September first,
if they're five, they can join four H and they
go all the way until they graduate at eighteen.

Speaker 2 (16:11):
So what are you doing clover buds.

Speaker 4 (16:12):
Clover Buds is exploring four H, so getting to see
all of the different projects that four H offers. So
we've done art, dogs, entomology, exploring bugs, lots of different things.

Speaker 2 (16:26):
You're putting art on the dogs or they wish they could.
Oh oh no, all right, so yeah, so it's it's
given them a taste of.

Speaker 4 (16:37):
It, right, yeah, just kind of seeing what four H
is all about before they dive in headfirst into a project.

Speaker 2 (16:43):
Do you see that they usually start to gravitate toward
one animal or something during clover budds that they start
getting interested in.

Speaker 4 (16:51):
So the little kids seem to want to do pigs
and steers, but they're not old enough yet, so they
tend they do rabbits and chickens mostly. I would say
those are the most popular clover bud activities. Heavy Grace
and we've gotten her into the goats, so that's another

(17:12):
aspect of for H. Matt over here is not too
fond of those.

Speaker 2 (17:15):
My fond is just a lot. Okay, So which I'm
thinking about this, I gotta say it. I think we
got to brag on somebody, your son this last weekend.
Tell me about that.

Speaker 4 (17:33):
So we started pigs a couple of years ago and
knew nothing, and with the help of a really great
person and some guidance from him, we've raised two pigs
this year. I say we because four H is really
a family project. It's as you know, you don't just
send your kid to go show their goat.

Speaker 7 (17:52):
You have to go with it. Very nice, but it's
a daily project for the family.

Speaker 4 (17:57):
Anyways, we went to the South Florida FA and Bryson
had a pig weighing two hundred and eighty pounds and
he competed against one hundred and forty other kids and
one grand champion overall with his pig.

Speaker 7 (18:11):
Yeah that's pretty cool.

Speaker 2 (18:12):
Yeah, yeah he was. He was super excited, blown away. Actually, yeah,
that's increatable.

Speaker 7 (18:20):
When the judge picked him.

Speaker 2 (18:21):
Yeah, yeah, that's awesome. And to see the work that
he's put in and and and what he's learning and
how he's maturing a it is really cool.

Speaker 7 (18:33):
Yeah, he's learning a lot more responsibility. We're working on it.

Speaker 4 (18:37):
So you know, it used to be mom, can you
go do this? And now it's more like, all right,
I gotta go wash the pig today.

Speaker 2 (18:43):
Again, that's good. That's good. Okay, So they get out
of clover buds and then well, okay, I was gonna
ask you, what age can they show hogs and steers?

Speaker 4 (18:53):
They can start doing everything at eight, so all the
large animals, some we don't at this moment, we need
a volunteer hint, hint to do shooting sports. Shooting sports
is really popular. But they can do guns archery at
eight years old too.

Speaker 2 (19:12):
Wow. Okay, you had me at shooting and by the way,
on here, we don't have to hint, we just say it.
We need we need to volunteer. Okay, so so cool,
So A, I need to get her out of force.
E's gonna be hogs.

Speaker 7 (19:28):
Insteas you are getting pigs, sorry to say.

Speaker 2 (19:31):
Okay, so then what so they get out of clover
buds obviously? So are they in clover buds until eight?

Speaker 4 (19:39):
I'm sorry, Yeah, they're in clover buds until eight. And
when they get out of clover buds they go on
to all the other projects. I would say that's when
more of the leadership starts happening. So we really want
them to gain leadership skills being club officers in their clubs,
mentoring younger youth, and getting more involved in their projects.

Speaker 2 (20:00):
Okay, do you have to live on acres? Do you
have to have a farm to be in forged?

Speaker 6 (20:04):
You do not.

Speaker 4 (20:05):
Although we don't have a club barn, some counties have
club barns where kids who live in town can raise
their animals. We at this point give them the opportunity
to do other animals or other projects. So if they
want to go to the fair and show something, they
can do rabbits or chickens. But also we started the

(20:26):
citrus program. And so the citrus program was started to
allow kids who don't have property to be able to
show something at the fair. So in July they pick
up a citrus tree, they raise it throughout the year,
and they show it and sell it at the fair.

Speaker 7 (20:42):
And it's just kind of.

Speaker 4 (20:43):
Bringing back citrus because it's such a big commodity in
Florida and educating kids about that. Citrus industry right now
is going through hard times.

Speaker 7 (20:53):
So we're hoping, yeah.

Speaker 9 (20:55):
To.

Speaker 4 (20:56):
Give these kids a love of citrus and hope that
they can help that industry in the future.

Speaker 2 (21:01):
I love it. Yeah. Everly, like I said, we don't
hit on here. So if anybody wants to know, ever
really has a citrus tree this year, And you know,
my hope with her is whatever money she gets from
a you know, I want to set up an account.
I want her to manage it and then you know,
do four each with that to get to start teaching her,
you know, value of a dollar as far as handling

an account. I mean, this is how it works. I
know a lot of these kids the proceeds from them
selling their steer, their hogs. I got a couple letters
on my desk this morning asking if I was coming
to the fair, and was saying that they had funded
their entire project this year. That's really cool.

Speaker 4 (21:42):
Yeah, it really teaches kids that money doesn't grow on trees.
You know, we've pretty much paid for our kids projects
to this point. Yeah, to get them started, but we've
decided now they want to raise three pigs each, so
they have to start funding some of that themselves.

Speaker 7 (21:59):
So we want to get them adetic card and do
all of that.

Speaker 4 (22:02):
But a lot of the kids who use that money
for college or you know, a trade school, whatever they
do when they graduate school.

Speaker 2 (22:10):
Yeah, okay, so we're going to talk about the fair
when we come back. We got another break coming up here,
give me just one of and then we'll roll into it.
Also on the next segment of the need that you
have for four eights, because right now I've already heard
we need a community building.

Speaker 4 (22:29):
Yeah, so four h What people don't understand is that
we are funded on community donations, So yes, we are
part of the University of Florida, but they essentially pay
my salary and a program assistant.

Speaker 7 (22:42):
So all of the.

Money that we run on with our clubs providing opportunities
for kids going into schools and doing programming, which we're
in over fifty classrooms this year, is all from community donations.
So we really just need community funding to better our program.

But of course right now we're talking four h I'm
just gonna call this the heavy Show because it would
mean a lot to her. So today we're here with
Christy Popa from the Charlie County four h and so
glad to have you. We had left off we were
talking about the needs the needs of four age. Is

anything else that comes to mind. You know you had
mentioned volunteers earlier. What else I mean, Yeah.

Speaker 4 (26:15):
We're always in need of volunteers. Really, we can create
a four H club of.

Speaker 7 (26:19):
Just about anything.

Speaker 4 (26:21):
In the past, we've done a sign language club, shooting, sports,
a lot of different things.

Speaker 7 (26:28):
That kids enjoy.

Speaker 4 (26:29):
What about gardening, So we actually have a gardening and
horticulture club this year. But again, anything that people are
interested in, we.

Would love to start a club.

Speaker 4 (26:40):
You have to go through short I say short volunteer
screening just to make sure we keep the kids safe.

But usually our clubs start.

Up in September, so you have the next six months
to think about what you're interested in and if you'd
be willing to help out four H So.

Great, love it. Okay, So right around the corner is
the fair.

Speaker 4 (27:04):
Yeah, the Charlotte County Fairs coming up. Kids start bringing
animals next Wednesday and Thursday.

Speaker 2 (27:10):
Yeah okay, freeze, Yeah, that's right. So what do we
have to look forward to?

Speaker 4 (27:16):
So just kind of run through the schedule. Next Friday
at seven pm is the hog Show. If everything works
out how it should, we have over seventy I think
seventy pigs this year. Saturday at one is the steer
Show over thirty steers this year, and then breeding animals,
so Heifer's Bulls at Saturday. At five. Sunday is the

poultry Show as well as the rabbit Show from nine
to about one o'clock, and then on Monday evening is
the Goat Show at seven pm. Probably the most important
night for the kids is Friday night, and that is
sale night for large animals.

Speaker 2 (27:58):
That's a big night for them. You know, let's just
skim over that they work all year for this. This
is a big deal to them, and you'll see a
lot of the a lot of the community out there
supporting them and purchasing their animals. So definitely, if you
can make it, that's a great night. And I want

to mention if you know, if you are which I
mean obviously you're eating natural food, it's great. You know,
you don't have to worry about where do I take it,
what do I do? That's you know, those vendors are
all there, so they make it very easy for you.

Speaker 4 (28:34):
Yeah, and say you wanted a pig and you only
wanted sausage, you can get it cut out up however.

Speaker 7 (28:39):
You would like, so it's at your exactly your choice.

So, and that's Friday, February seventh at six pm, and
that's at the Charlotte County Fairgrounds in the live stockbarn.

So the kids are are doing more than just exhibiting
their animals. Four h puts on a lot of activities.
We're thankful for the fair for allowing us to do that.

Items in the exhibit booths, so kids who don't show
animals have been doing art poster boards educational displays a
lot of different things that are displayed in the building
when you walk into the barn, so check those out
along with all the other schools that have their art
and things displayed as well.

I always get so wrapped up in the animals. I
first to go check that out, and you check that out.

Speaker 7 (30:15):
They have some pretty cool stuff in there.

Speaker 4 (30:17):
We do interview judging, so the kids talk to judges
about their project when awards for that skilethons where they
are taking quizzes about their project, animal or whatever their
project might be.

Speaker 7 (30:31):
And winning prizes.

Speaker 4 (30:33):
And then we do host a game night for the
four h kids, which is a lot of fun as well.
So they're going to be really busy for about ten
days coming up.

Speaker 2 (30:43):
Yeah, so you mentioned something, you know, as far as
you know their knowledge of the animals, talk a little
bit about that, because that's the thing that's not just
bathing the animal, feeding it and showing it. They've got
to know quite a bit about it, right.

Speaker 4 (30:59):
Yeah, So we try to educate educate kids that it's
it is more than just feeding and you know, basic
care of the animal. You have to know well one,
you have to know things for showmanships. So if showmanship
judge might ask you the parts of the animal, the
cuts of the meat, knowing the age, the breed, you know,

(31:21):
lots of different things about their animals.

Speaker 2 (31:23):
So I can't just point to the ears and the tail.

Speaker 4 (31:26):
No even the you know, everly with her goats, no
parts of the stomach.

Speaker 2 (31:32):
So that's what I know, and I was blown away.
I was like, oh my goodness.

Speaker 7 (31:36):
Yeah, so they have to know a lot more than that.

Speaker 4 (31:38):
But also it's not just picking up a bag of
feed at a local store and feeding it. It's understanding
the protein and what's in the feeds and mixing different
feeds or you know, supplementing with additives to get them
to what they really need to be and the best
meat they can get for their buyers.

Speaker 2 (31:57):
So love it all right, As we wrap up with
four anything else you want to add.

Young lady, I just really want to emphasize the benefit
that four H has for youth and them learning life skills.
Throughout their projects, whether it's animals or art or cooking,
they're keeping records and doing record books, so they're managing
their funds and keeping records of what they're doing. They're

learning how to talk to other people, how to present. Yeah,
so communication is really big in four H and our
one of our main goals is stem or STEAM so science, Technology, Engineering,
Art and math, and so that's a big goal for
Florida for H and extension with the university. So just

(32:45):
putting that into everything we do to prepare them to
be workforce ready. So it's with volunteers and community members
like you that we're able to make that possible.

So I can't think of a final organization to help
get the kids ready for life.

Speaker 4 (33:01):
Yeah, we do our best, for sure, but we're always
in need of volunteers because we couldn't do what we
do without them.

so they want to volunteer, they want to get their
grandkids as their kids in the four ah, give it

animal or getting the meat.

Yeah, I mean every big counts. So that and and
that's what if you don't have a place for the tree,
or you know, you don't want to hold animal or
a quarter or whatever you can, you know, but you
still want to support them, you can do so.

Right, And also we forgot to talk about we will
have it be having a property for sale that will
benefit four H as well.

Speaker 2 (35:01):
Well, we should talk about that because we're real estate, right. Okay,
so we've got property that we're going to be listening
that all the funds will go to the fore H.
That's correct, Yes, so look forward to that. I will

side and the seal side is you know, and I
can tell you on on the sell side, homes are

starting to sell and we're getting you know, a lot
of different properties with more showings, uh, more offers. What
I can tell you is if if you are not
priced appropriately, you need to revisit that you need to
reintroduce it to the market. If you have a home
that you're getting ready to put on the market, you
need to to really look at these numbers with your

agent and go through them and make sure that you
introduce it to the market properly. Those are the homes
getting the action. Those are the homes being sold as
we have, you know, a bit more inventory. Obviously, you
don't want to be one just on the market. That's
helping those sell you. If you want to get your sold,
you have a timeline of when you want to do so. Plus,

(41:02):
keep in mind, like I've always said, the longer you
are on the market, the less money you're ultimately going
to end up getting. So there is a science to
that on the on the purchase side. I hadn't seen
this in a while, but had someone you know, you know,
really sad the other day that they had dismissed out
on a home that they had been watching for some time.

If you're watching a home and you love it and
you know it's the home for you, I can assure
you it's going to sell. It's not going to be
there forever. So don't wait too long thinking, oh, I've
been watching it for thirty five, forty sixty days. It's
a different market now. Lastly, if you you know, if

you've had a CMA done on your home, but it's
been over a month ago, for sure you need to
get a new CMA. A new comparative market analysis you
need to know intoday's numbers. As the trends change, exactly
what that number is. You may be surprised, you may
have gained some value there. So very important to get
