of information on what we call some really really hot
homes and some really really great things to tell you
(00:39):
about the market today. Mister Matthew Patterson, good morning, sir.
Feeling great.
Speaker 2 (00:46):
I'm feeling great.
Speaker 3 (00:47):
I'm telling you, you know, it could be a little warmer,
but it's okay. We're going to appreciate it more when
this passes, right, exactly, Okay, So today I'm excited. No
Todd today he passed the torch. Here I am. You
throw me the mic. Let's make it happen. We gotta
we gotta make him proud. Right, We're motivated.
Speaker 2 (01:07):
We are very motivated.
Speaker 3 (01:09):
So a lot of great real estate things to talk
about as well as we're gonna we're gonna talk a
bit about for each today. I've got a really exciting
guest coming ahead, so we'll get into that on the
second segment. First, let's talk about the market trends, what's happening,
what I'm seeing, what I'm experiencing obviously, as most are.
We're seeing a you know, an influx in some inventory
(01:33):
for sure, but not too crazy, you know, very normal
this time of year to see this increase in inventory.
Also with the market that we're coming out of, So,
you know, really excited about it because we've got buyer activity,
we're negotiating contracts, we're getting offers on properties, something that
(01:56):
we have not seen for some time at this caliber.
So really excited about the twenty twenty five year. So
with that, let's talk a little bit about the numbers. First,
I'm gonna go to Cape Coral Fort Myers. We'll go
down south here. Six In the last seven day, six
(02:16):
hundred and fifty new listings. A lot of properties came
on the market. Two hundred and seventy three are respectable,
two hundred and seventy three went under contract, and we
saw one hundred and sixty two closing, so properties definitely moving.
And then in our Charlotte County Northport area, three hundred
and thirty one new listing, so you know, very common
(02:39):
to what we've seen you know historically compared to the
Cape Core Fort Myers area, and one hundred and thirty
nine of those one under contract, so you know, again
seeing more and more activity. I think over the next
two months, we're going to see our months of inventory
change quite a bit because we are finally going to
(02:59):
be putting those homes under contract. So that I'm very
excited about. The team's excited about UH meeting with a
lot of great people, which by the way, I've got
some incredible listings to talk about today, some new to
the market, some coming soon. We love to feature our
coming soon properties, get them to you first as well
(03:21):
as UH some that have had some price improvements and
others that I know are going to go under contract
here very shortly. So a lot of properties to get through,
well we'll get we'll start on them, maybe the third segment,
but definitely the fourth, So we want to make sure
to get those in front of you. And UH, as always,
we've got open houses every weekend, So give us a call,
(03:46):
let me tell you how to get a hold of
us nine to four one six 'we eighty six hundred,
or you can go to Matthew Patterson dot com and
UH we can give you the details. We can pretty
map whatever you need to make sure that you get
to those open houses. You're not going to want to
miss them.
Speaker 4 (04:04):
Uh.
Speaker 3 (04:04):
I know, the last two weekends we've had incredible turnouts
and a lot of active buyers through these homes. Also,
I want to mention we're really excited about this one.
We're doing a broker open house with Carla Nickx with
Nixon Associates and excited to be presenting four properties total.
(04:28):
One of them is I had done an open house
at a couple of weeks ago assisisssssssssssssssssssssssssssssssssssssssssssssssss and I believe
(15:00):
this home will be sold very soon. It's nineteen thirty
two Los Alamos Drive. This is in PGI, water access,
quick out, newer home built in twenty seventeen, all the
amenities you could want, just absolutely gorgeous. So this is
going to be Tuesday, January twenty eighth, from twelve to
(15:22):
two thirty this broker open house. So any agents listening,
you're gonna want to come by see all four of
these homes. Another one on this list is fourteen twenty
two Kiddie Wake. I know you've heard me talk about
this home. I sold it to them several years ago
and just absolutely love this home again, Fast out sailboat water,
(15:48):
huge doc, just an incredible home, three car garage. Both
of them have three car garages, so you're definitely gonna
want to see that one as well. So if you
have any questions on that again, give us a call.
We'll make sure to get you the info on that
and it'll be on our website. So so I'm gonna
(16:10):
intro a little bit here before we get into the seconds. Well,
wait a minute, let's talk about events, zaying, you almost
let me forget events.
Speaker 2 (16:17):
How could you know?
Speaker 1 (16:18):
I was ready to ask? Yeah, I just I said,
I'm going to give him maybe thirty more seconds, and
you got it.
Speaker 3 (16:25):
We've got a lot of events going on. One event,
which Christy's going to talk about here in a bit,
is the clay shoot this weekend and which I plan
to win with my team, but it probably won't happen,
but I plan to. All right, So what's happening in
Charlotte County this week? January twenty fifth. Charlotte Harbor Harbor,
(16:49):
Chili beer in music. That's right, Chili beer in music.
Lashly Park, Ponta Gorda, free admission, free parking.
Speaker 2 (16:56):
We Love Free.
Speaker 3 (16:58):
Then also in the twenty fifth Bob Marley the Comedian
January twenty fifth at Asani Restaurant and Comedy Theater. So
you can google Visani on this to find tickets. I
know they sell it very quick, so you're gonna want
to move quick on that. The Stonecraft Festival in Saint
James City is Sunday the twenty sixth, from eleven to six.
(17:21):
And Pontagorda Family Fun Day Saturday, January twenty fifth, ten
to two. That's at the Pontagorda Public Safety Building, fourteen
ten Tammy Emmy Trail. It's got a kid's workshop, cotton candy, hamburgers,
hot dogs, drinks, bounce houses, cane nine demos.
Speaker 2 (17:39):
Okay, I could get down with that.
Speaker 3 (17:42):
And then of course the Beer Fest of twenty twenty
five is Saturday January twenty fifth, two to eight on
Dearborn Street, three thirty five West Dearborn in Inglewood. Tons
of local and craft beer plus local musicians, and it's
gonna sometimes it's gonna be a lot of beer this weekend.
Speaker 1 (18:03):
Yeah, our very own, our very own Todd will be
at the beer festing.
Speaker 2 (18:08):
Be broadcasting from there. We look at that okay.
Speaker 3 (18:13):
So now in the last couple of minutes, we're going
to talk about my dear friend, which I have mad.
Speaker 2 (18:21):
Respect for, is with us today.
Speaker 3 (18:23):
Her husband's okay too, we've all met him.
Speaker 2 (18:28):
Christy Popa. Welcome. How are you good?
Speaker 5 (18:32):
How are you?
Speaker 2 (18:33):
I'm great.
Speaker 3 (18:34):
So we're not gonna get into we'll start in the
second segment, but tell me a bit about yourself and
your title with four H.
Speaker 6 (18:42):
So I am the Charlotte County four H Agent, so
I oversee all of the four H programming in our county.
But I have a long history with four H. So
I grew up doing four H from the time I
was five until I was eighteen. So I have a
love for the four H program and growing up in
it and seeing what it does for kids. So originally
(19:05):
I was supposed to be an elementary teacher. I did
that for one year and that was enough for me.
So I get to go in the schools and be
the fun person.
Speaker 2 (19:12):
Yeah, now you're that fun with those Yeah yeah, I
love it all right.
Speaker 3 (19:16):
So we're gonna go into our first break, We're gonna
come back. We're gonna talk about everything four AGE. We're
gonna have about some events going on, of course, affairs
coming up and uh so stick with us.
Speaker 1 (19:25):
And you're listening to news radio WCCI.
Speaker 7 (19:28):
Play with your history as an investor? Where do you
go when there are so many changes in real estate
like rising interest rates, inflation, questions about the overall economy.
Speaker 8 (19:36):
I talked to Matthew Patterson of the Patterson Group at
Keller Williams Peace River Partners. Matthew expertly handles any challenge,
making you more money and less time, absolutely stress free.
Speaker 7 (19:48):
It's true. Working with an agent who is not petrified
when there are shifts in the market makes the process
easier and more profitable. Having a marketing plan in place
that offers multiple options for you means you get more money.
Speaker 8 (19:59):
And less A lot of agents dial back their marketing
when there is a hint of change, or even just
because of the calendar. Can you believe there are agents
who say you can't sell your home in the fall
or winter? Life continues to happen regardless of the economy
and has no regard for the calendar.
Speaker 7 (20:16):
With so much experience, Matthew and his team have seen
it all and in this market you need them to
advocate for you.
Speaker 8 (20:22):
Well, come up today, Google the Patterson Group, or just
go to Matthew Patterson dot com. That's Matthew Patterson dot com.

And welcome back to real estate exposed here on NewsRadio
wcc Outit's eleven seventeen. Let's get back to Matthew. He
has a wonderful guest and we'll be talking with her.
So matt take it away.
Speaker 2 (22:32):
I do have a wonderful guest.
Speaker 3 (22:34):
And you know, if you're tuning in for real estate,
I promise you we're gonna talk some more real estate.
We're gonna talk about the listings coming up. We're gonna
talk about a couple of things I'm experiencing right now
in the market. But right now I want to switch gears.
I want to talk four h and I'll tell you
this has kind of happened. Obviously, Christy's a dear friend
of mine and her family, and as everyone knows, my
(22:56):
heavy Grace is five now and she is an animal lover.
And you know, I saw growing up in Indiana and
the country. I had a lot of friends that were
in four H and saw what had done in their lives.
And so I'm really happy that Evie's a part of it.
(23:18):
And Christie's made that happen, and she is so amazing
with the kids and just has a passion for it.
I was first introduced to it through the Clay Sporting Shoot,
which obviously I love guns and shooting plays. Believe it
or not, I think, Christy, this is the seventh year. Yep, Okay,
so the first year, and this is at Burmont Shooting Club.
(23:41):
It's been there every year, and the event just gets
bigger and bigger and more awesome, right, I mean great
prizes and fun and giveaway and and all the money
goes to four H which is amazing. And you've built
a heck of a program there. I remember how many
teams have we had.
Speaker 2 (24:01):
The first year?
Speaker 6 (24:02):
Oh gosh, I think we had like seven teams when
we started.
Speaker 3 (24:05):
Yeah, And I think that's when we won, it was
only like seven. Yeah, and now how many I mean
twenty to thirty.
Speaker 6 (24:12):
Usually, yeah, I think yeah, I think right now we
have twenty four signed up.
Speaker 2 (24:16):
Do we have room to get others in?
Speaker 10 (24:17):
We have a few spots left.
Speaker 2 (24:19):
A few spots names, that's right.
Speaker 3 (24:22):
So which I found today one of the guys on
my team happens to be on another on my real
estate team happens to be on another team shooting against
us this weekend. So there's been a little trash talk
going on in the office. So Nick and I are
going to have to step up and represent. And we
got Papa Homer so and Robert So we got this.
So the clay shoot, you know, it's been amazing. It
(24:46):
brings funds into the four age.
Speaker 2 (24:50):
What else do you have going?
Speaker 3 (24:53):
So, I mean throughout the year because obviously I focus
on that in January, but I mean.
Speaker 10 (24:57):
Like fundraiser wise, well all of it.
Speaker 3 (25:00):
Yeah, I mean, well let's start here for H What
exactly is it?
Speaker 8 (25:05):
So?
Speaker 6 (25:05):
Four H to me is a way for kids to
gain life skills. Four H is the largest youth development
organization in the United States, so FOH itself reaches over
six million kids every year. But for H and Charlotte County,
we reached two hundred and fifty kids through four H clubs,
(25:26):
So meeting after school with volunteers and clubs could range
anywhere from raising animals to training their dogs, learning how
to cook and cooking, club, photography, tons of different things.
We have nineteen different clubs this year, all pretty much
run by volunteers.
Speaker 3 (25:46):
Yeah, so you say cooking, and I know this one
just because Evy's been going to that and now she
is quite the helper, So that's pretty cool. I didn't
know there was photography and all of that.
Speaker 10 (25:58):
Yeah, we have tons of different things.
Speaker 2 (26:00):
And what I like. And if parents are listening, it
helps keep them off the phones too.
Speaker 10 (26:05):
Yeah, that's it has So he's still well don't they all?
I mean he has no options with technology?
Speaker 11 (26:12):
Yeah?
Speaker 3 (26:12):
Yeah, okay, So you know, so they start out what
is clover buds?
Speaker 6 (26:20):
Yep, So clover buds starts at five years old, So
four H starts at September first, So as of September first,
if they're five, they can join four H and they
go all the way until they graduate at eighteen.
Speaker 2 (26:33):
So what are you doing clover buds.
Speaker 6 (26:34):
Clover buds is exploring four H. So getting to see
all the different projects that for H offers. So we've
done art, dogs, entomology, exploring bugs, lots of different things.
Speaker 2 (26:48):
You're putting art on the dogs.
Speaker 10 (26:50):
Or they wish they can, Oh no.
Speaker 3 (26:54):
All right, so so yeah, so it's it's given them
a taste of it, right.
Speaker 6 (26:59):
Yeah, just kind of seeing what four H is all
about before they dive in headfirst into a project.
Speaker 3 (27:04):
Do you see that they usually start to gravitate toward
one animal or something during clover buzz that they start
getting interested in.
Speaker 6 (27:13):
So the little kids seem to want to do pigs
and steers, but they're not old enough yet, so they
tend they do rabbits and chickens mostly. I would say
those are the most popular clover bud activities. Heavy grace
and we've gotten her into the goats, so that's another
(27:33):
aspect of four H.
Speaker 10 (27:35):
Matt over here is not too fond of those.
Speaker 2 (27:37):
I'm fond is just a lot. Okay, So.
Speaker 3 (27:44):
Which I'm thinking about this, I gotta say it. I
think we got to brag on somebody, your son this
last weekend. Tell me about that.
Speaker 6 (27:54):
So we started pigs a couple of years ago and
knew nothing, and with the help of a really great
person and some guidance from him, we've raised two pigs
this year. I say we because four h is really
a family project. It's as you know, you don't just
send your kid to go show their goat. You have
to go with really nice but it's a daily project
(28:18):
for the family. Anyways, we went to the South Florida
Fair and Bryson had a pig weighing two hundred and
eighty pounds and he competed against one hundred and forty
other kids and one grand champion overall.
Speaker 10 (28:31):
With his pig. Yeah that's pretty cool.
Speaker 2 (28:34):
Yeah, yeah, he was. He was super excited, blown away.
Speaker 10 (28:39):
Actually, yeah, that's incredible when the judge picked him.
Speaker 2 (28:43):
Yeah, yeah, it's awesome.
Speaker 3 (28:46):
And to see the work that he's put in and
and and what he's learning and how he's maturing at
it is really cool.
Speaker 6 (28:55):
Yeah, he's learning a lot more responsibility. We're working on it.
So you know, it used to be Mom, can you
go do this? And now it's more like, all right,
I gotta go wash the pig today.
Speaker 2 (29:05):
Again, that's good. That's good.
Speaker 3 (29:07):
Okay, So they get out of clover buds and then well, Okay,
I was gonna ask you what age can they show
hogs and stars?
Speaker 6 (29:14):
They can start doing everything at eight, so all the
large animals some we don't at this moment.
Speaker 11 (29:21):
We need a.
Speaker 6 (29:22):
Volunteer, hint, hint to do shooting sports. Shooting sports is
really popular. But they can do guns archery at eight
years old too.
Speaker 2 (29:33):
Wow.
Speaker 3 (29:34):
Okay, you had me at shooting and by the way,
on here, we don't have to hint, we just say it.
We need we need to volunteer.
Speaker 2 (29:43):
Okay, so so cool.
Speaker 3 (29:45):
So a I need to get her out of four age,
but eight or it's gonna be hogs in theirs.
Speaker 10 (29:49):
You are getting pigs, great to say.
Speaker 2 (29:52):
Okay, so.
Speaker 3 (29:55):
Then what so they get out of clover buds obviously,
so I was better till eight.
Speaker 6 (29:59):
I'm yeah, they're in clover buds until eight. And when
they get out of clover buds they go on to
all the other projects. I would say that's when more
of the leadership starts happening. So we really want them
to gain leadership skills being club officers in their clubs,
mentoring younger youth, and getting more involved in their projects.
Speaker 3 (30:21):
Okay, do you have to live on acres? Do you
have to have a farm to be in Forged.
Speaker 11 (30:25):
You do not.
Speaker 6 (30:25):
Although we don't have a club barn, some counties have
club barns where kids who live in town can raise
their animals. We at this point give them the opportunity
to do other animals or other projects. So if they
want to go to the fair and show something, they
can do rabbits or chickens. But also we started the
(30:46):
citrus program. And so the citrus program was started to
allow kids who don't have property to be able to
show something at the fair.
Speaker 10 (30:55):
So in July, they pick up.
Speaker 6 (30:57):
A citrus tree, they raise it throughout the year, and
they show it and sell it at the fair. And
it's just kind of bringing back citrus because it's such
a big commodity in Florida and educating kids about that.
Citrus industry right now is going through hard times.
Speaker 10 (31:14):
So we're hoping to, yeah, to.
Speaker 6 (31:17):
Give these kids a love of citrus and hope that
they can help that industry in the future.
Speaker 2 (31:21):
I love it.
Speaker 3 (31:23):
Yeah, Everly, like I said, we don't hit on here,
so if it boy wants to know. Everally has a
citrus tree this year, and you know, my hope with
her is whatever money she gets from a you know,
I want to set up an account. I want her
to manage it and then you know, do four each
with that to get to start teaching her you know,
value of a dollar as far as handling an account.
I mean, this is how it works. I know a
(31:44):
lot of these kids the proceeds from them selling their steer,
their hogs. I got a couple letters on my desk
this morning asking if I was coming to the fair,
and was saying that they had funded their entire project
this year.
Speaker 2 (32:00):
That's really cool.
Speaker 6 (32:02):
Yeah, it really teaches kids that money doesn't grow on trees.
Speaker 11 (32:07):
You know.
Speaker 10 (32:07):
We've pretty much paid for our kids projects up to
this point.
Speaker 6 (32:11):
Yeah, to get them started, but we've decided now they
want to raise three pigs each, so they have to
start funding some of that themselves. So we want to
get them a debit card and do all of that.
But a lot of the kids to use that money
for college or you know, a trade school, whatever they
do when they graduate school.
Speaker 2 (32:30):
Yeah, okay, So.
Speaker 3 (32:34):
We're going to talk about the fair when we come back.
We got another break coming up here, give me just
one of and then we'll roll into it. Also on
the next segment of the need that you have for
four eights because right now I've already heard we need
a community building.
Speaker 6 (32:49):
Yeah, so four h What people don't understand is that
we are funded on community donations. So yes, we are
part of the University of Florida, but they essentially pay
my salary and a program assistant. So all of the
money that we run on with our clubs, providing opportunities
for kids going into schools and doing programming, which we're
(33:10):
in over fifty classrooms this year, is all from community donations.
So we really just need community funding to better our program.
Speaker 3 (33:20):
Okay, we're going to do this a couple of times,
but as we end this segment, why don't you tell
them how they can get a hold of you or
who they need to get a hold of if they
want to explore for each more.

Speaker 10 (36:38):
Just about anything.
Speaker 6 (36:40):
In the past, we've done a sign language club, shooting sports,
a lot of different things.
Speaker 2 (36:47):
That kids enjoy about.
Speaker 6 (36:48):
Gardening, so we actually have a gardening and horticulture club
this year. But again, anything that people are interested in, we.
Speaker 10 (36:57):
Would love to start a club.
Speaker 6 (36:58):
You have to go through short I say short volunteer
screening just to make sure we.
Speaker 10 (37:05):
Keep the kids safe. But usually our clubs start up.
Speaker 6 (37:09):
In September, so you have the next six months to
think about what you're interested in and if you'd be
willing to help out four H.
Speaker 3 (37:16):
So great, love it. Okay, So right around the corner
is the fair.
Speaker 6 (37:22):
Yeah, the Charlotte County Fairs coming up. Kids start bringing
animals next Wednesday and Thursday.
Speaker 3 (37:28):
Yeah okay, freeze, Yeah, that's right. So what do we
have to look forward to?
Speaker 6 (37:34):
So just kind of run through the schedule. Next Friday
at seven pm is the hog Show. If everything works
out how it should, we have over seventy I think
seventy pigs this year. Saturday at one is the steer Show,
over thirty steers this year, and then breeding animals, so
(37:54):
Heifer's Bulls at Saturday at five. Sunday is the poultry
show as well as the rabbit Show from nine to
about one o'clock, and then on Monday evening is the.
Speaker 10 (38:08):
Goat Show at seven pm.
Speaker 6 (38:11):
Probably the most important night for the kids is Friday night,
and that is sale night for large animals.
Speaker 2 (38:16):
That's a big night for them.
Speaker 3 (38:18):
I mean, you know, let's just skim over that they
work all year for this. This is a big deal
to them, and you'll see a lot of the a
lot of the community out there supporting them and purchasing
their animals. So definitely, if you can make it, that's
a great night. And I want to mention if you know,
if you are which I mean obviously you're eating natural food,
(38:42):
it's great. You know you don't have to worry about
where do I take it, what do I do? That's
you know, those vendors are all there, so they make
it very easy for you.
Speaker 6 (38:52):
Yeah, and say you wanted a pig and you only
wanted sausage, you can get it cut out up however
you would like.
Speaker 10 (38:58):
So it's at you're exactly right your choice.
Speaker 6 (39:01):
So and that's Friday, February seventh at six pm. And
that's at the Charlotte County Fairgrounds in the live stockbarn.
Speaker 2 (39:09):
Perfect the don't.
Speaker 6 (39:11):
We can't forget the younger kids or well some older
kids too. But the small animal auction rabbits, chickens, goats
is Saturday, February eighth at two pm. And then the
citrus trees are sold by Silent Auction, so they will
be on silent auction from January thirty first through February seventh.
(39:32):
So you come sign your name on the clipboard, make
a bid and support the kids who have citrus trees
as well.
Speaker 2 (39:38):
Now we'll be online at all the bidding.
Speaker 10 (39:40):
Not so, but you can call us and we'll write
a bid down.
Speaker 2 (39:44):
I was gonna say, what if I get out bid? Well,
gotta I gotta come back again.
Speaker 10 (39:48):
Yeah, come support these kids.
Speaker 2 (39:50):
I am okay, what else is going on?
Speaker 10 (39:56):
Fair wise? Fair wise?
Speaker 6 (39:59):
So the kids are are doing more than just exhibiting
their animals. Four H puts on a lot of activities.
We're thankful for the fair for allowing us to do that.
We do have items in the exhibit booths, so kids
who don't show animals have been doing art, poster boards,
educational displays, a lot of different things that are displayed
(40:21):
in the building when you walk into the barn, so
check those out along with all the other schools that
have their art and things displayed as well.
Speaker 3 (40:29):
I always get so wrapped up in the animals. I
first go check that out, and you check that out.
Speaker 10 (40:33):
They have some pretty cool stuff in there.
Speaker 6 (40:35):
We do interview judging, so the kids talk to judges
about their project when awards for that skilethons where they
are taking quizzes about their project animal or whatever their
project might be.
Speaker 10 (40:49):
And winning prizes.
Speaker 6 (40:50):
And then we do host a game night for the
four H kids, which is a lot of fun as well.
So they're going to be really busy for about ten
days coming up.
Speaker 3 (41:00):
Yeah, so you mentioned something, you know, as far as
you know their knowledge of the animals. Talk a little
bit about that, because that's the thing that's not just
bathing the animal, feeding it and showing it They've got
to know quite a bit about it.
Speaker 6 (41:16):
Right, Yeah, So we try to educate educate kids that
it's it is more than just feeding and you know,
basic care of the animal. You have to know well, one,
you have to know things for showmanships. So if showmanship
judge might ask you the parts of the animal, the
cuts of the meat, knowing the age, the breed, you know,
(41:38):
lots of different things about their animals.
Speaker 2 (41:41):
So I can't just point to the ears and the tail.
Speaker 6 (41:44):
No even the you know, everly with her goats, no
parts of the stomach.
Speaker 3 (41:49):
So that's what I know, and I was blown away.
I was like, oh my goodness.
Speaker 10 (41:54):
Yeah, so they have to know a lot more than that.
Speaker 6 (41:56):
But also it's not just picking up a bag of
feed at a local store and feeding it. It's understanding
the protein and what's in the feeds and mixing different
feeds or or you know, supplementing with additives to get
them to what they really need to be and the
best meat they can get for their buyers.
Speaker 2 (42:14):
So love it all.
Speaker 3 (42:17):
Right, as we wrap up with FOURAG, is there anything
else you want to add, young lady.
Speaker 6 (42:23):
I just really want to emphasize the benefit that four
H has for youth and them learning life skills throughout
their projects, whether it's animals or art or cooking. They're
keeping records and doing record books, so they're managing their
funds and keeping records of what they're doing. They're learning
how to talk to other people, how to present. Yeah,
(42:45):
so communication is really big in four H and our
one of our main goals is STEM or STEAM so science, Technology, engineering,
art and math, and so that's a big goal for
Florida for H and extension with the university. So just
putting that into everything we do to prepare them to
be workforce ready. So it's with volunteers and community members
(43:10):
like you that we're able to make that possible.
Speaker 3 (43:14):
So I can't think of a final organization to help
get the kiddos ready for life.
Speaker 6 (43:18):
Yeah, we do our best, for sure, but we're always
in need of volunteers because we couldn't do what we
do without them.
Speaker 2 (43:24):
I think I've heard you say a few time volunteers.
Speaker 3 (43:27):
Yeah, okay, so they want to volunteer, they want to
get their grandkids, their kids in the four Ah, give
it to us again.
Speaker 2 (43:33):
How do we get a hold of you? How do
we make that happen?
Speaker 6 (43:36):
It's Kpopa at ufl dot edu or nine four one.
Speaker 10 (43:42):
Eight three three three eight three six.
Speaker 6 (43:45):
You can also find us on Facebook University of Florida
IFIs Charlotte County four.
Speaker 2 (43:51):

Speaker 3 (43:55):
Or you can call Matthew at Matthew Patterson or contact

Speaker 11 (43:59):

Speaker 2 (44:00):
I can't remember all that, and we will get you
in touch with Christy Popa.
Speaker 10 (44:04):
You know where to find me.
Speaker 2 (44:05):
I do know where to find you. Thank you, my friend.
Speaker 3 (44:08):
I really hope that a lot of people heard this
today and will come out to the fair. Support everybody
and support support the kiddos. And uh also, oh wait
real quick, if you don't want to buy something, there
is something else I want to mention too.
Speaker 6 (44:24):
Oh yeah, yeah, you can do add ons today?
Speaker 10 (44:27):
Is that what you're talking?
Speaker 2 (44:29):
Talk so fast? What is an add on? Christ So?
Speaker 6 (44:33):
An add on is if you do not want to
purchase an animal, every child's name or tree or tree
yes can be added to an add on sheet, which
is a monetary donation that goes directly to the kids
in their check at the end of the well a
month or two after the fair. So it's supporting them
without having to spend the money you would spend on
(44:56):
an animal or getting the meat.
Speaker 3 (44:57):
Yeah, I mean every so that and that's if you
don't have a place for the tree, or you know,
you don't want to hold animal or a quarter or
in whatever you can, you know, but you still want
to support them, you can do so.
Speaker 2 (45:10):
Right.
Speaker 6 (45:11):
And also we forgot to talk about we will have
it be having a property for sale that will benefit.
Speaker 10 (45:16):
For H as well.
Speaker 3 (45:17):
Well we should talk about that because we're real estate, right, Okay,
so we've got property that's that we're going to be
listening that that all the funds will.
Speaker 2 (45:27):
Go to the fore H.
Speaker 10 (45:28):
That's correct, Yes, so look.
Speaker 2 (45:31):
Forward to that.
Speaker 3 (45:32):
I will definitely talk about it on the coming show
our shows and we will let you know what that
property is.
Speaker 2 (45:40):
That's very exciting.
Speaker 10 (45:41):
Yes, we're excited about it.
Speaker 2 (45:43):
Yeah, now how did you get that property?
Speaker 6 (45:46):
So the property prior to me becoming the fore H
agent was donated to for H and someone's trust will
whatever it might be.
Speaker 10 (45:54):
So I wasn't there for that.
Speaker 6 (45:56):
But no, there's nothing for H can really do with
the property at this point, so we feel that this
is our best route.
Speaker 2 (46:03):
That's right.
Speaker 3 (46:04):
But what I wanted to mention there is if anyone
else has property that they wanted to do the same,
you know they could do so correct.
Speaker 10 (46:12):
Yes, yeah, we take just about anything.
Speaker 3 (46:14):
Yeah, and then of course, I mean, the Patterson Group's
going to listen at no charge. We want to do
that transaction for the four H so all the money
will then be passed through the four H I love it.
Speaker 10 (46:26):
Yes, yeah, thank you.
Speaker 3 (46:27):
Okay, Well we're going to roll into a break. When
we come back, we're going to talk about our coming

(50:06):

It's all the look on his face.
Speaker 2 (50:12):
No, I'm just a sign.
Speaker 3 (50:14):
We're rolling into a hot, hot segment of the show
that everybody talks to me about.
Speaker 2 (50:19):
One thing.
Speaker 3 (50:19):
I did want to mention what I'm experiencing right now
with the market because these are these are the questions
that I'm getting, you know, on the buy side and
the sale side is you know, and I can tell
you on on the sell side, homes are starting to
sell and we're getting you know, a lot of different
properties with more showings, more offers. What I can tell
(50:43):
you is if if you are not priced appropriately, you
need to revisit that you need to reintroduce it to
the market. If you have a home that you're getting
ready to put on the market, you need to really
look at these numbers with your agent and go through
them and make sure that you introduce it to the
market it properly. Those are the homes getting the action,
(51:04):
Those are the homes being sold as we have, you know,
a bit more inventory. Obviously, you don't want to be
one just on the market that's helping those sell you
if you want to get your soul and you have
a timeline of when you want to do so. Plus,
keep in mind, like I've always said, the longer you
are on the market, the less money you're ultimately going
to end up getting. So there is a science to
(51:26):
that on the on the purchase side, I hadn't seen
this in a while, but had someone you know, you know,
really sad the other day that they had dismissed out
on a home that they had been watching for some time.
If you're watching a home and you love it and
you know it's the home for you, I can assure
you it's going to sell. It's not going to be
there forever, So don't wait too long thinking, oh, I've
(51:51):
been watching it for thirty five forty sixty days. It's
a different market.
Speaker 2 (51:56):
Now.
Speaker 3 (51:56):
Lastly, if you you know, if you've had a CMA
done on your home, but it's been over a month ago,
for sure you need to get a new CMA, a
new comparative market analysis. You need to know Intoday's numbers.
As the trends change, exactly what that number is. You
may be surprised, you may have gained some value there.
(52:18):
So very important to get a holdier agent. And you know,
if you don't have an agent, give us a call
nine four one sixty one eighty six hundred or go
to Matthew Patterson dot com and I would love to
meet with you. Go through that and get a plan
of action that fits your needs and when you want
to be moved. So now let's go into some hot listings.
