this came from Richard up in Crosby. Says Jim Love
your show. My elderly mother in law had a walk
in shower with a built in seat installed. But it
leaks through somewhere. We don't know where it is leaked
through at least a dozen times. We need someone to
trouble shoot the issue, and hope not to just tear

(03:36):
out the entire shower to find the problem to repair it.
Any suggestion banks in advance, Richard, Well, Richard, Normally, the
two places that you need to be looking is in
what you just sent me. One is in the seat itself,
especially if they had backfall where it can hold water

(03:57):
on the back side of it. Those seats are notorious
for leaking. But the other place is actually where the
drain pipe attaches to your floor in the shower, if
that's not tightened up enough, because there's typically a compression
rubber oh well, it's a compression fitting in there that

(04:21):
when you're tightening up the nut, the rubber seal compresses
and seals everything. And if that's not tight enough, it
can leak around there. It gets on the floor and
it leaks out under the walls and stuff. So I'm
not showing, I'm not knowing where your leaks are showing.
But those are the two areas that are notorious for
having leaks in these showers. And truthfully, the seat is

probably the number one spot because they don't seal everything
underneath it very well, it tends to be problematic. So
that's where I would start looking. Now as far as
somebody who can do it, I don't know how long
this is. This has been installed, but it sounded a
little bit like this. It was kind of a newer project.

(05:07):
You may want to reach out to whoever put it
in and let them come in and try to find it.
If not, then you know most people are going to
come out and try to look for it, are going
to try to tell you why you need a new one,
and that's really not what you need. You just need
to get this one fixed. So you'll probably have to
just hunt around through some of the people who do

that not leak detection work, but install those type of showers,
to get one who's willing to test it for the leaks.
As far as the shower drain, hey do West contests
for that. We would come in and put a test
ball down in there, seal it up, fill the shower pan,

and see if it holds water. And if it's not,
then we would start seeing where the water's coming out
and see what it would take to correct this problem
for you. All right e again her number seven one

This comes from Rose and she says, I listen to
your show often and enjoy it. I know you have
specific recommendations below, but I am not sure if those
are just residential recommendations. I have a thirty plus year
old commercial building about twenty foot tall. I'm in need

of a new roof, siding for the building, repaired and
insulation all for the commercial building. Okay, and then she
goes into residential for her home. But let's stop at that.
When I recommend the different companies, you know, like Oh,

(06:55):
Victors Remodeling in construction for the siding, they do commercial,
Guardian roof systems they do commercial. So virtually everybody I
recommend will do both residential and commercial, so you can
definitely give them a call. Then it says for my residents,
I have two new doors and frames that were installed

but leak when it rains, so I believe they were
installed incorrectly. I also have a vintage letterholder I want
installed in my front door. Could you please send your recommendations.
Give Southern front Doors a call. Now, if these two
new doors you had installed, If that's a French door,

those things are notorious for leaking, does not mean it
necessarily was installed improperly. But if it's two separate single doors, yeah,
they were probably not installed and sealed up the best,
or there's too much roof water coming off that splashed
up on them, something along that line. But again, give

they should be able to help you with all of
these items as far as your doors on your residential home. Again,

per square foot for metal roof? How long will it last? Okay,
I got no idea what the cost is per square
foot because there's a lot of different types of metal
roofs and stuff, and honestly, it's not something my price

out enough to keep up with what it would cost.
And the per square foot depends on what they got
to do. If if it's just a you know, straight roof,
that's one cost. If you've got a lot of gables
and valleys and all this stuff they got to deal with,
that's going to raise the cost. Now as far as
how long will it last, now that's a different story.

(09:09):
A lot of times a metal roof will outlast a
shingle roof substantially, not unusual for it to be two
to one. The other thing on a metal roof versus
a standard shingle roof is a lot of times you
get an insurance discount as well because it won't catch

(09:30):
fire and things like that. One cautionary note I will
give you on it, though, is say you get a
hailstorm or something, it beats the heck out of it.
It doesn't leak, it just looks bad. The insurance does
not cover changing it out for that. Insurance is for
if the roof develops a leak, So keep that in

mind when you're looking at it. But I love metal roofs.
They do work extremely well. So again, if you got

I have a major construction. I got a forty eight
year old house. Man, I'm gonna have to just redo
this thing from top to bottom. I'm probably looking at
an extra hundred. So right now I'm looking at my pool.

Speaker 9 (10:29):
The concrete. It has been sinking, as you know.

Speaker 10 (10:32):
In Texas and Southeast, especially at clay and mud. It
just if it's wet or if it's damp, it just
sinks a lot. So right now the sidewalk near my pool,
it's it's kind of.

Speaker 9 (10:43):
Like sinking at an angle.

Speaker 10 (10:45):
So I was thinking about just instead of removing all
the concrete, poorn new concrete at I've already had that quote.
It's about thirty grand or more. And I thought about
these pool concrete elevation guys.

Speaker 9 (10:57):
They could elevate the concrete level it.

Yeah, and then they can come back and pour a smooth,
nice coat on it.

Okay, is it the exposed pebbles right now?

Uh so, right now it's just concrete around the pool.

It's like a regular sidewalk.

Oh gotcha, okay, yeah, yeah, yeah. So you can use
like the eure A thane to pump it back up
and then have it retopped done all the time. Works great. Heck,
I've got equipment that we do. We do that as well.

moving my pool equipment around and as I did, we
dug about two and a half feet.

Welcome back to Texas Home Improvement. Seven one three two

two one two five eight seven four. And I'll see
what I can do to help you out. When we left,
I was talking with George in clear Lake, and George,
you start talking about moisture coming out of the soil.

Speaker 10 (16:09):
Yeah, So what's happened is I got about a cup
of water coming out every fifteen minutes, and I'm draining
the water out of the soil.

Speaker 9 (16:17):
We've dug down about two and a half feet.

Speaker 10 (16:20):
I've cut off all the plumbing for I mean, I
literally cut the pipes from the plumbing for the pool
because we're moving our pool equipment.

Speaker 9 (16:28):
So there's no water coming out of there. Because I've
got the water level in the pool down below the jets.

Speaker 10 (16:33):
I've already had two people tell me, possibly you can
have a leak coming from your light, and they do
notice that there is a water line at the light level,
so they don't seal that light correctly.

Speaker 9 (16:44):
You're gonna that water.

Speaker 10 (16:45):
It's just gonna just because you see the water where
you see it, it doesn't mean that's.

Speaker 9 (16:50):
Where it's coming from. Right.

Speaker 10 (16:52):
So I have a buddy, he works, he's a supplier
for plumbers, and he told me, he said, hey, I'll
tell you what, man, I got leak detection equipment.

Speaker 9 (17:04):
I own it. Let me just come out and see.

Speaker 10 (17:06):
He says, I get about eighty percent ninety percent correct.
Sometimes I can't find anything, but but we can start
with that. I know, you know those leak detection test people.
They come out and it's four hundred and four fifty
a pop, right, just to try.

Speaker 9 (17:22):
To find a leak.

Speaker 10 (17:23):
So I was going to think about starting there, but
and I've already eliminated the house, but I'm wondering if
there could be any plumbing plumbing leak coming from my neighbor.

Speaker 9 (17:35):
But if that was the case, he would have said
something and said.

Speaker 10 (17:38):
Man, I got water in my house or whatever. Once
you think if it's not slow leak.

Speaker 1 (17:44):
Not necessarily, I mean, the water can get in the
ground and travel. It can be even a sewer line system.
And he not realized it. How old? How old the
houses are these forty eight years old? Okay, so it
should be pvs E. Uh. So you chances are you're
not having the leak there. What about sprinkler systems?

Speaker 10 (18:08):
I do not have swimmer system and neighbor.

Speaker 9 (18:12):
Uh but in the front okay, in.

Speaker 1 (18:15):
The back okay. Now. Another place that can leak in
a swimming pool is if you can it can even
just be a hairline crack in the pool itself and
that can allow water to travel through.

Speaker 9 (18:32):
Hm hm hmmm. Will the leak detection equipment pick up
that leak? No, so I might have If he can't.

Speaker 10 (18:43):
Pick it up, then that's going to be my next
step because I already have had. I do need replastering
of my pool because it's already starting to chip everywhere.

Speaker 1 (18:52):
Ah yeah, that very well could be the issue.

Speaker 10 (18:55):
Then, Yeah, and if it if the if the plaster
is chip and so there's gonna be about an eighth
or sixteenth of a gap in there. If it gets
inside of that, could that possibly be.

Speaker 9 (19:10):
Well or does it have to be a hairline leak
in the pool itself?

Speaker 1 (19:13):
Now that there would be a leak a crack in
the lining of the pool itself.

Speaker 9 (19:18):
I got you, I got now.

Speaker 1 (19:20):
The way they typically go about finding those is they
really just take food coloring. They get into the pool
and they move very slowly, not to disturb everything. But
like even around where your light is, you let out
some food coloring and you can see if it's being
sucked into where the light is. If you see a

(19:41):
crack in your mortar or in your plaster rather, you
can go near that crack, give out a drop or
two of the die and you can see if it's
being sucked into the crack. And anytime you see that
dye being sucked in, you got a leak.

Speaker 9 (19:59):
Got gotcha. That would be another way to do that.

Speaker 10 (20:02):
Okay, I figured all hands on deck will try everything possible. Uh,
I'm gonna find this thing because I told my son
he's electrician. He's helping me with a project, and I said,
you know what, let's just stop until we can figure
out where this water is coming from. Because for twenty
years I've always had moisture on this side of the
house and I never I've never I just figured it

(20:23):
was water tables.

Speaker 1 (20:24):
Well, how often are you having to fill the pool?

Speaker 9 (20:28):
It's just not much right now?

Speaker 10 (20:31):
Of course I have it, you know, always it's halfway drained, but.

Speaker 9 (20:36):
But I do have to fill it like every month.

Speaker 1 (20:38):
Maybe you don't have a leak in that pool, then hmm.
If you had a leak in the pool, you're typically
going to be filling it every week and sometimes more
than once.

Speaker 10 (20:50):
Oh, even with a even with a small leak as
a oh yeah, let's just say a gallon an hour
or two hours.

Speaker 1 (20:57):
Yep, uh, you know it just it adds up rapidly,
and a small leak like that wouldn't be leaving it
where you get in that kind of water in the soil.
So I guess, is there's a leak in something else around?

Speaker 9 (21:15):
Well, I've already had a plumber come out. He told me.

Speaker 10 (21:17):
He says, you don't have a leak in your house.
He said, if you did, we went and looked at
the meter and he said, if you did, this meter
would be turning. And he said, the only feed into
your house is this one line coming from your meter
to feed your house, and that's it. There's no other
I said, well, what about underneath? He said it the

(21:38):
water feeds through one pipe.

Speaker 9 (21:41):
Yeah, and it feeds your whole house.

Speaker 1 (21:42):
Yep.

Speaker 9 (21:43):
And he couldn't find it. We didn't see the meter moving.

Speaker 10 (21:46):
So we've eliminated the house or any underground leaks or anything.

Speaker 9 (21:51):
In the concrete or whatever. So thank you for the help.

And he says, I would like someone to look at
front door frame, top of door on handleside doesn't close completely.
And I would like someone to regrout and calck my
master shower. Some contractor to give me an estimate is fine.
Thank you guys for your show and your help look

the items that you're talking about. I hate to say this,
but you're going to have a hard time getting contractors
come out to do this because it's just such a
small project. The time that goes into the travel has
to be covered as well, and so it just runs
the cost of the project up. Most people don't want

(24:44):
to pay for it, so most contractors don't want to
come out and look at it. This is stuff that
you would typically have a handyman come out and take
a look at. And I don't have a handyman to
refer you to, but that would be the direction I
would tell you to go. And the problem with handyman

(25:05):
is they are typically very isolated to just their area,
and so it'll be someone local that you'll be looking
for who can take a look at it for you.
All right again seven to one three two one two

can do to help you out, all right. This is
an email that came in regarding solar panels. As comes
from Dave, and he says, my wife and I really
want to go solar to help decrease eliminate the electric
bill from traditional providers. The problems we are encountering are multifold,

(25:52):
including dealing with solar companies that are relatively newly formed
i e. Ten years or less, and getting conflicting information
i e. Buying or renting solar panels. Our roof is
about nine to ten years old and in good shape
as best as we can tell. The big issue is cost.

(26:15):
We have been quoted prices ranging from thirty to fifty thousand.
They seem to have all the answers we want to hear,
but many that cause more questions than answers i e.
Roof warranties on leakage, battery storage versus no battery storage,
permission from the electric company to operate the panels, et cetera.

(26:36):
I've even heard that some electric companies may start charging
customers to store their electricity that has been forwarded to
the grid. Long story short, we are so confused. We
have a starting point. We have talked to three different
solar cell companies, hence the confusion. Your assistance would be

(26:57):
greatly appreciated. What would we concentrate on when it comes
to solar. Is there a company you would recommend? If
there is none, what questions do we concentrate on and
which one should we put as much emphasis on? Okay, look,
solar is a wild wild west right now. The reason

(27:24):
you're probably getting so many different answers as far as
selling it back to the companies and different things like that,
it depends on who controls the lines. In some areas
you're in a co op. In other areas you're dealing
with different providers, and so there is no one set

(27:45):
answer to that. Now, all that being said, here's the
things you got to realize about solar. One, it's not
a forever thing. When you buy solar panels, they typically
have an expected life of twenty five to thirty years
at a cost of thirty to fifty thousand. How much

(28:08):
power do you have to save every month to cover
the cost of having those panels put on? And that's
where the problem comes in. It typically doesn't pay for itself. Now,
what makes it pay for itself is when there's rebates,
tax credits, things like that that bring the cost down.

(28:30):
But if you have to go out and buy solar
panels at full price have them installed in everything, now
the numbers don't really work out. Typically you'd be paying
for twenty twenty five plus years and by the time
you finish paying for him, the panels need replacing. Again.

(28:52):
That's just a hard facts about it. As far as
putting it on your roof, the thing to keep in
mind is when you have to replace the roof, because
it's not if it is. When you have to replace
the roof, the solar panels have to come off in
order to get to the shingles to replace it. So

(29:12):
you do have the option of putting solar panels on
the ground and using frames that were made to have
it down on the ground versus up on the roof.
But now you're losing yard. So darned if you do.
Darned if you don't. One way or the other, it's

(29:32):
going to be a problem. And yes, I have heard
some power companies are looking at starting to charge for
selling the power back to the power company. Now, there
are some new systems out that have the built in
batteries where basically you are charging the batteries up and

(29:53):
using those as the power source. There's also one system
I saw it on the news last week where the
system is a battery system. It charges from the regular
power company and it acts as a battery backup. So
if the power goes out, you have enough power in

(30:16):
those batteries to basically run your home for X number
of hours or days. I think the max that they
can go is about four days. But that really works
well if it's just a temporary outage. When we have
a hurricane come in or something like that that knocks

(30:36):
the power out for two three weeks, that system's obviously
not going to keep up. But you would be able
to put a generator out there that you can fire
up to recharge the batteries and then shut the generator
down and be good to go for an extended period

He says, my wife has fallen in love with the
home she wants to buy when I walked through, I
saw dry wall cracks in the ceiling throughout the house,

(34:58):
as well as some cracks in the entire exterior brick.
Before we do anything, I want to have it inspected.
Is the inspection best handled by a foundation company or
a structural engineer or both? Thanks love your show. Look
I'm gonna tell you both, and here's why. Most foundation

(35:20):
repair guys are not very well trained to look at
the foundation problem. What they're trained to do is sell you, peers,
close you, and then somebody who knows what they're looking
at will come out and make sure they can fix
with what he sold you. Now, the structural engineers, I

(35:42):
be honest with you, there's a lot of them who
don't know what the heck they're looking at. Either they
were trained by a book, but they don't have practical
field experience. So you kind of darned if you do,
darned if you don't. Here's the rule of thumb, though,
Look at the home with one of these guys, and
you can then start making some common sense of it.

(36:03):
As an area goes down, you can see the damage
that it's causing in that area, and you can tell
what's going down because like du West. When we go
out and take a look at a foundation, we draw
the house up, interior walls, exterior walls, trees and things
like that. We take elevation readings to be able to
tell what's high what's low. Well, you can look at

(36:25):
those readings, see where the trees are and see how
things are moving. That makes common sense, and yes, we
do make sure we train our guys to be able
to do all that. But beyond that, there are no
regulations in Texas of who can look at your foundation
that way. There are no licensing in Texas of contractors.

(36:47):
It is totally a buyer beware. Now, there are some certifications,
like from the National Foundation Repair Association, you can become
a certified Foundation Repair Specialist and things like that, but uh,
that's really it. That's all that's out there to help
you with with these type of situations. So, uh, when

(37:11):
you hire an engineer, he's at least typically going to
give you his opinion on what's going on, especially after
he's taken elevation readings and stuff. And they do have
set standards that they have to go by, where the
foundation repair contractors do not. So I don't know that

(37:35):
that's going to help you with it or not, but
hopefully it does. Again. If you got a question seven
one three two one two five eight seven four, that's
seven one three, two one two five eight seven four.

This comes from Larry and he says, have a thirty
one hundred square foot corrugated metal building that's my hobby
shop and projects storage. Think it was built in the seventies.
About one hundred foot of the seal plate has rotted
in different areas. Longest section is probably fifteen feet. Is
this something an old guy with an able bodied helper

(38:15):
could do with the right YouTube videos, which I don't
think exist. I doubt it, but I'm an optimist, but realist,
but not super rich. I submitted ann inquiry on Angie's list,
but some remodelers have called no, can do building is well,

(38:37):
doesn't matter where it's at. Appreciate your help, well, Larry, look, yes,
it is something you could actually do yourself. Typically, what
you'd have to do is support the wall lifted up
just a little bit, and you can do that by
putting a like a four x six across the ceiling.
Going across the ceiling joist, you set jacks that come

(38:59):
some poles come down off that beam down to some
jacks that you can lift up so that you can
get the old seal plate out, put the new seal
plate in, and set everything back down. What you're gonna
find is there are typically bolts sticking up out of
the foundation that you're going to have to either notch
to get to slide the new plate in around that bolt,

(39:22):
or pick everything up high enough to go over the top,
which is sometimes not feasible. So yes, you definitely can
do it yourself. It really wouldn't be that big a
deal to do it. You know. If you need some
some additional support on that, reach out and we'll see
what we can do to get you helped out again.

On I normally depending a little bit of it depends
on how much it had to be lifted. But in
most cases I will tell people to wait anywhere from
thirty to ninety days. So if it was only lifted
an inch or two, I'm gonna tell you thirty days
is typically enough. But you go, say from two inches
to four or five inches, you're getting into that sixty

to ninety days because the framework is going to be
shifting around trying to go back into place.

I gotcha? Does it typically that old down me and
with those back lower than it was before, neither one.

Speaker 1 (41:04):
It's usually not the floor that's moving as much as
just a framework shifting back into position.

uh you, know chances are it's just expansion. Contraction and

typically when it's a brick home on the brick, ledge
they'll put a felt paper to allow things to slide
a little bit as it expands and. Contracts when we
don't have that down or a little foam layer and,
stuff things will tend to crack funny, sometimes but one
crack that, WAY i wouldn't lose any sleep over it

way to redo the insulation or it must not be
any in there to tell you it's, truth but is
there a way to do it without pulling all the
sheet rock off the?

Wall, YES Usa. INSULATION i just had my house done
about four months, ago and basically what they do is
they'll drill holes' if there's brick, siding they'll drill through
the mortar. Lines if it's like hearty siding or, something
they'll drill through it and then patch it. Back but

they stick a tube in there and inject a non
expansive foam that fills the cavity and uh seals all
the air gaps and all that stuff really.

like a light switch plate off or a plug, plate
you can have one of those little camera things that
you can stick in the wall there and, look you,
know just they tell them, me pardon a?

And Then i'm going to tell you one other thing
that you may want to look at is having THE
ac system balanced because they can push more air into
that room that.

the cold front come. Through you know well WHERE i
sit and do the show from at my, house and
YES i do the show from my. House it was
always cold when we had cold. FRONTS i sat nice and.
Comfortably it made a huge. Difference my son had his

house done as, well and he he brags about it
even more THAN i. Do but definitely something to take
a look. At and it kills up to eighty percent
of the noise from outside, also so definitely if you
are looking at wanting to reinsulate your home or add
insulation or sound deadening and, STUFF Usa insulation at eight

can help you out, with that. All right again seven

sharon is is there a way to detect if there

is mold on a wall without tearing out? The walls?
There are actually they can do air samples With the
petrie dishes and then check them. For mold things like
that normally if it's on a sheet rock wall that, way,
though uh you're gonna see other signs on the inside.

As well but like that bor scope that we were just,
talking about you can pick one of those up at
home Depot at lowe's places. Like that THEY'RE not i
think they got them under one hundred. Dollars now, IN
fact I think i saw some for as little as.
Thirty nine that can up to your, your smartphone and

you're able to see what's in there by by just
taking off the cover plate from a, light switch sticking
it in and looking around inside that. Wall cavity so
that may be a great option for you to be
able to tell that way. As well and if you
if you don't have a light switch or plug in on, that,

wall look drill a quarter inch hole in the, sheet
rock stick the tube, in there take a, look around pull,
it out and you can USE some dap to fill, the,
hole paint touch it up, with paint and you've taken

Those two, You know Briggs and stratton has been a

heavier Duty use cohler is a name that is highly. Highly,
Respected uh AND so i would PROBABLY and i would

probably lean Towards. The coaler the other, THING is i
don't know which engines they had on, on Here but
coler engines typically run quieter Than the Briggs.

And, stratton, yes yes well they we're going to talk
about basically about the. Same Money the briggs would be a.
Little cheaper but, YOU know i just wanted to get.
An opinion there was pointing me away from generak AND
so i was kind of locking, that uh that direction.

attic okay give me the pros and cons, of that.

None. AT all I mean. I zero you got gas
lines in your, attic anyways so it's not like there's
any big issues with running gas lines in. The attic
there's always the option to dig it and bury it in.
The ground but if if they if there's a gas
line up there that they can, TAP into i would
definitely do it.

That, way well they were telling me that the gas
LINE that i have up there wouldn't be big enough
to handle the the.

Actual, generator yeah the need would Not be you probably
need an inch and, a quarter, yes sir yes. At
least so why do they want to run it through
the attic then instead just digging.

The, trench well it'd be all the way around, my,

it wouldn't be cost effective because of the price being
so high to run.
