This week's featured listening. We're gonna get that in just
a moment. This week's overall conversation, it's going to be
talking about what goes into pricing your home, and there's
a lot of factors that go into that. But before
we get rolling on that conversation, let's look at this
week's featured featured listing. Matt and and this is what

a paradise. I mean, it's a It's just it's a
beautiful home. Lake Geneva, Wisconsin, which is nationally, if not
internationally known, is just a really cool stuff. You know,
the band skid Row, you're familiar with the band Skinned Roy.

may not know that. So you could have a little

Yeah, sure, Yeah, we serve as a large area obviously,
you know, everything from you know, as far south as Beloit,
but anywhere in Wisconsin. So I mean we go pretty
pretty far west, you know, dodge villemin Oral Point, things
like that, and far north, and obviously we do Lake
Geneva too. This one is at eight O eight Lake
Geneva Boulevard, and this is you know, one mile from

the lake right really close to you know, all the
downtown that amenities that Lake Geneva offers. Pretty cute downtown,
and you know, I like that library area too. I
don't know if you've ever been over there.

I think I've been there.

Really nice. But yeah, this one is four bedrooms, two
and a half bath, and it's very large. It's three
thousand square feet, yeah, and built in nineteen seventy nine
and just has some really neat character to it.

You mentioned you mentioned that nineteen seventy nine. I will
tell folks that I wonder, okay, what does that mean.
It means that the workmanship is pretty out like you
look at it, and you're going, this is it's it's
timeless design, the the like they don't build them like
that anymore, if you know what I'm saying. Not to
say that they don't, but they but it really you

get that impression of like, this is a really well crafted,
really well put together home. And I wonder, Matt too,
is is since it's in Lake Geneva, obviously it's a
that's a very very nice part of the state. Did
they have like like it almost seems like this is
like a custom home. Like I'm looking at the design too,
I've never seen like you'll see houses similar layouts. I mean,

who hasn't seen your basic as I live in one.
You know, you're you know, walk in living room, bedrooms
down the hall that that very very basic ranch style
home or the split level. This has a lot of
unique design to it as well.
Speaker 2 (03:51):
Yeah, I agree, and I don't know, but it certainly
looks like at the time it was a custom build.
So I think you're I think you're right on there.
I do like that, and it may be one of
the reasons it was more custom built was it was
built on a corner lot and they built it to
the lot right to the specs of a lot. So
you've got your garage on the side and you still
got this really presentable other side that it looks nice.

You get so used to, like you said, the you know,
kind of tri level look or you know, the standard ranch,
and this one, this one's definitely unique, has a ton
of character. The fact that it has four bedrooms and
is in Lake Geneva. It's it's it's a it's a
neat house.

Yeah, yeah, we Actually I would say that the furthest
north we've done is actually in superior.

around around real estate is how do you know, like

what's what's the value of a home? What is it worth?
And what goes into it. Let's talk about before we
kind of get into some of the detailed bullet points overall,
that there is a it's not just a we're going
to go. There's a lot of work and we'll get
into some of the what you guys are looking at
as real estate agents. There is a lot of work
in pricing a home, right, isn't there? Yeah?
Speaker 2 (06:43):
I mean yeah, I would say the online sites can
come up with a range for you, but the gray
area is where you really need a real estate agent
to take a closer look and do a lot more investigating.
Speaker 1 (06:53):
And it's it's interesting too about that area that kind
of that getting that that number dialed in. Is it
can make it? I shouldn't say really can. It does
make a difference, not just in valet like what you
what you're able to sell your house for, but it
also days on market and those type of things. The
less thing you want to do is like list a
(07:14):
house and then find out oh I could have I
could have got more money for it, or list a
house and be like, oh I on this thing moving.
There is a lot of work to getting that number right.
And that's the great thing about working with with great
agents at Rock Realty. It is getting that number right.
And when it comes to like pricing out a home,
what are the kind of the things when it comes
to terroristic characteristics say that our agents looking at when

it comes to when it comes to pricing a home.

Yeah, you know there's obviously the the the important ones
which are going to be your home size right, how
many bedrooms, how many baths?
Speaker 1 (07:50):
The location?
Speaker 2 (07:51):
You know, how desirable is the location?
Speaker 1 (07:55):
Amenities?
Speaker 2 (07:56):
What is it? What does your home provide? And what
does the surrounding area provide? And then property condition? I
would say it's a property condition. Can that be a
significant factor? It's because when you mentioned that, I've seen
online occasionally you'll see how so you're like, wow, that
is very undervalued for what I would assume, and you start.
Speaker 1 (08:14):
Looking You're like, oh, well, there's there might be a
reason for that for that price.
Speaker 2 (08:18):
Well, I would say that anytime a home's sitting on
a market without an offer for a significant period of time,
it's either going to be your price or your condition
is the reason? Right, as long as you know your
agent is doing their best to marketed out there, you
know it's one of those two reasons, and the price
(08:38):
might be due to the condition.
Speaker 1 (08:40):
Yeah.
Speaker 2 (08:41):
Yeah, how much remodeling is necessary? You know what's it
going to take to finally finish off this this basement
room that's just been sitting there studded, right, things like that?
Speaker 1 (08:50):
What about the location in there? And I obviously the
old line is location, location, location. It really does make
and it's more than just an overall neighborhood or overall community.
We're getting down to granule or sometimes neighborhoods, streets those
as we're talking earlier about a home in Lake Geneva.
We're really getting down to some very specific stuff that
really makes a difference when it comes to value, isn't it. Yeah?
Speaker 2 (09:12):
I mean, like you mentioned, it could be a one
street difference to a difference in twenty thousand, thirty thousand
dollars in home price value, right, and people are going
to be willing to pay a bit more, pay a
premium compared to some other place just due to the
amenities and the location. Maybe that's how close they are
(09:32):
to work. Maybe it's how close they are to Oubricht.
You know, it depends on what's important to that particular client.
Speaker 1 (09:39):
What about market kind of where the markets are, and
I know we talk about and I think just last
week we talked about kind of where the markets were.
There is value a lot of value in that when
it comes to just overall pricing things, isn't there? Yeah?
Speaker 2 (09:53):
Yeah, And we talked about, you know the difference between
what the stats say and what we see, like boots
on the ground. Over time, you get conditioned that a
market's just a certain way, right, So you know at
twenty eleven, twenty twelve, twenty thirteen, you know you were
conditioned that it was a buyer's market, right, Well, that
(10:14):
eventually changed, right at this point we are conditioned that
it is a seller's market, right, But we are starting
to see a nice.

Leveling out there.

So it's important to price your home according to what
the current market is because the last thing you want
to do is just have that sit longer than it should.

Talking this week with Matt about what all goes into
pricing a home and a term that you'll hear throwing
around comps. What are the comps? And I think some
(10:54):
folks may some folks may not know what a comp is.
What are we talking about there and why are they
relevant to your your pricing of your home.
Speaker 2 (11:02):
Yeah, I mean that's one of the things that's a
little more difficult to find online is your comps, which
is your comparable sales, what has recently sold in a
reasonable radius of the house that is similar, right, and
that might not just be three bedrooms versus three bedrooms.
It could be ranch versus ranch, or buy level versus
(11:25):
buy level. Right.
Speaker 1 (11:26):
It's really important to factor.
Speaker 2 (11:27):
That end because you know, even the type of home,
whether it has multi levels or not, can affect how
much your home is worth.
Speaker 1 (11:34):
And those are the things that are you look at
like sold and under contract. When I think of some
of the stuff as somebody who's who's listed things on
eBay before you ever do that, oh yeah, and you'll
see things sometimes or you'll look to buy something you're like,
oh that's that's off. But we're looking, we're talking. There's
there's a lot of factors, not just what people are asking,
but what they're actually selling for as well is factored
(11:56):
into those those comp numbers, aren't they Yeah exactly.
Speaker 2 (11:58):
And you know you can list any home for a million.
Speaker 1 (12:01):
Dollars, well or not it's worth it.
Speaker 2 (12:02):
It's a whole different story, right, So what did it
sell for is the big the big factor. And then
you know how does it compare and not only the stats,
but how does it compare in the condition and the improvements? Right,
I mean, if you have a house that's completely redone
inside looks really modern and you know it's got the
paneling up on the top, it's got a trace ceiling,
(12:25):
and all these extra added bonuses. Compared to the exact
same square footage of another home, they're not going to
sell the same So that's that's kind of that gray
area in the range, just trying to figure out, hey,
is this house at the upper end of the range
or that lower end of that range.
Speaker 1 (12:40):
It's a real it's more than just obviously numbers. There's
a real skill to to pricing, and of course we're
going to get more of the details from Matt about
what goes into the pricing of your home in the

you get that job offer that you can't refuse and
you gotta move. We gotta get this happening quick. Let's
talk about if you are somebody that's in that position.
I think most people sooner the better and when it's

time to do that. But but there are things that
need to need to go as far as planning for
that timeline, aren't there.
Speaker 2 (15:33):
Yeah, obviously everybody's you know, situation is a little bit different.
You know, if someone's wanting to list their house and
then they want to find another home, they haven't found
it yet, you know, maybe they've got a little more
time on their hands.
Speaker 1 (15:45):
But for people that are looking.
Speaker 2 (15:46):
To list quickly and sell quickly, there's a lot of
different strategies we can use. And it doesn't mean you
necessarily have to you know, fire or sale the home right,
but it does mean that you market it competitively. You
market it at us thing that's really desirable and makes
it a house that people want over other houses. Right.
(16:06):
The key is getting competition between buyers for your home right,
so that they're not only maybe bidding up price, but
maybe dropping a few of those contingencies right and maybe
not doing an inspection. Contingency maybe they decide, well, I
was hoping to finance, but you know what, since I can,
I'll pay cash. Right. And so when you get that
competitive environment, that's when you can sell it quickly and
(16:29):
to get top dollar.

A lot of a lot of the techniques used to
build excitement for houses that are going to be you know,
not a hurry get it done right away also applied
here as well. And Matt, what about as far as
you talk about little techniques and things that can be done.
Obviously you want to get the most value for your home.
What are things that folks can do homeowners can do
to increase the value of their houses.
Speaker 2 (16:51):
Yeah, and it's going to be unique per house, right,
And as you walk as an agent walks through, get
a feel for, you know, what they can do. And
maybe that's a simple is decluttering, right, or maybe it's
as simple as getting rid of the forest green kitchen
pink color. Right. It all depends on the house, right,
but it could be something as major as like, you know,
(17:13):
if you did add this extra bathroom, this extra bedroom,
and you went from a three bedroom to a four
bedroom to bath it's it's really going to get your
ro o. I So the ROI of it is important
and then that's of course it depends on the cost too, right,
We've got to make sure the client has the funds
to do the big stuff, you know, if they don't,
(17:33):
then you can recommend some smaller stuff.

But they say money makes the world go around. It's
an important and it's important conversation. There are some things
that can be done very affordably that can increase your
home's value. And then there are some things that sometimes
may cost a little bit more but could really make
a big difference when you talk about return on investment
and other things can really make a difference on the
on the marketability of your home. Talking this morning with

to buy. What about folks that are looking to sell?
Could they contact different agents to kind of see how
they would price their their home before deciding who they
want to work with.

Yeah, I mean we've talked about having the right buyer
agent on your side, making sure they're a good fit.
That definitely applies on the list side. Too. If you're
looking to sell your house, you know you can use
that same Wisconsin buyer agent dot com to look through
some of the top performing agents. Maybe someone that's more
local to you. You'd like to have someone that maybe
a few miles away. I don't know, right, but it's
(18:35):
important to have that right fit. And maybe that means
interviewing more on one agent. And you know, we'd be
happy to have have you interviewed more than one Rock
Realty agent if you're looking to list your house and
find out who's the right fit and hear what their
opinion of prices here here, you know what the comparables
they chose were. And maybe two different agents are coming
up with two different comparable lists.
Speaker 1 (18:57):
Who gets to kind of make that final distermination then
about what that asking price is going to be like
as a as a as as a homeowner, can I
be like maybe a little less, well, maybe a little
bit more. I mean, can do homeowners have that that flexibility?
Speaker 2 (19:09):
Well? Sure, yeah, I mean it's it's it's in the end,
it's up to them on the listing contract. However, you know,
if someone's kind of unreasonable and on their price, you
know it may be that that agent decides not to
work with them because they just know that it's just
going to sit there for months and months and it's gonna,
you know, it's gonna kind of look bad because you
didn't price it right, right. Yeah, So it's important to
listen to your agent. And let's say they give you
(19:30):
a range and they say, hey, here's here's what i'd
recommend to get the most excitement for it. Here's what
I recommend if you don't mind sitting for a couple
of two three months and just let the seller decide
in the end.
Speaker 1 (19:42):
Something I've noticed with houses that linger, you'll see a
sign out front from somebody that you know, and then
you'll see a fizzbo for like a couple of months,
and then you'll see a sign again. It's like lesson learned,
lesson learn like it's it's a real world illustration of
the value of what agents can do for you. As
we they talked this morning with the High Bit of
Rock Realty. Before we get to this week's feature listening,
(20:03):
I do want to talk to you about kind of
accepting offers and what's the guidance on that. Let's say
that somebody makes you an offer less than than your
listing price. How do you handle that?
Speaker 2 (20:16):
Yeah, it's all going to depend on the offer, and
it's also going to depend on you know, what you're
seeing in the market, right. I mean it could be
possible that the market cooled off significantly during your listing period, Right,
it could be that it heated up, right, It could
be that this lower offer it might not be a
good idea. Maybe maybe you do wait for another one.
But I would say, even more importantly than that, is
(20:36):
what are the contingencies? Right? If you're going to get
locked into a contract? How many chances are there in
this deal that the deal could fall apart and you're
sitting there with your house off market for three, maybe
even four weeks while all these other buyers are buying
other homes and the deal falls apart. So that's an
important factor, and you know that's one that the listing
(20:57):
agent would discuss with you and then you kind of
make edge decision on that.
Speaker 1 (21:01):
It really reinforces the importance of working with a with
a listing agent, uh that you have a good relationship
with and understanding and having that open dialogue of is
this good? Is this not? You know, an understanding who
you're working with and Matt. That's the other area as well,
is maybe your agent says, let's bring the you know,
we're talking about markets that are fluid. They change. Might
(21:23):
somebody ask their agent to lower their price? What if
their agent ask them do that? Does that happen? Is
that something that that's that people need to have that
conversation with their agent if need be.
Speaker 2 (21:33):
Yeah, yeah, and again every every situation is fluid, and
the market's obviously very fluid, right. The difference between a
March market in April is huge, right, and you could
have a you know, a flood of buyers in April,
or maybe it was really warm in March and everybody
came out in March, right, So it's it's important to
(21:55):
you know, listen to your agent's feedback and what they're seeing.
You know, you don't necessarily want to just drop the price,
like really quickly multiple times unless the situation warrants it, right.
But on the other hand, you don't want to just
sit and wait and hope that a buyer comes through.
And let's say you were sitting at two eighty and
if your your house been two seventy five, it would
have shown up in buyer searches.
Speaker 1 (22:16):
Right, So that's that, and that we talk about that
strategy of it too, is there's a lot that goes
into this stuff. And that's the great thing about working
with a great agent, working with the folks at Rock Realty,
developing that strategy, having that game plan, and again getting
