you have, feel free to pick up the phone, give

to help you out. Let's jump into an email question
while we start getting some calls started here seven one
three two one two five eight seven four. This comes

(03:01):
from Mary asking about a new irrigation sprinkler system I
live or I just had a new irrigation system installed
and new sod put down on October thirtieth. Do I
need to have it winter rized? And when? And how?
And is that okay for new sod? Thank you? Well,

(03:24):
you know, normally I would say, hey, this is a
garden line question. But I can tell you right now,
if you've got new sawd down, you've got to keep
it watered. If you don't, it won't root, it won't grow,
it'll be dead by spring. Keep the watering system going,
the sprinkler system going, water the grass. And when we
get to where we're going to have a hard freeze

(03:45):
or something which normally doesn't happen till January February somewhere
in that timeframe. Yes, you need to protect your system.
Does it need to be fully winterized?

Speaker 9 (03:54):
No.

Speaker 8 (03:55):
What I would ask you to do is is just
wrap any pipes there above ground. Or what I tend
to do is I have an irrigation system at my house,
I put one of those decorative rocks over it. When
I have the hose bibs I have at my house
that come up out of the ground, I simply put

(04:19):
five gallon buckets over those, because the ground itself stays warm,
and it'll keep it warm inside the bucket and keep
your system from freezing up on you. Now, if we
get a prolonged hard freeze, you may want to put
a blanket or something like that over it, but in

(04:40):
general that's not an issue. So hopefully that will help
you out. Seven one three two one two five eight
seven four. That's seven one three, two, one two, five
eight seven four. Again, any home improvement question you have,
feel free to pick up the phone, give me a call.

(05:01):
We'll talk about it here on Texas Home Improvement AH
one quickie here got an email from Bill and he
has a I have a two story home with an
uncovered ten by fourteen balcony attached to the home that

(05:22):
covers a ground level patio. The house is approximately thirty
three years old. After a rain water penetrates the tile balcony,
two contractors have both recommended removing the clay tile and
concrete down to the plywood decking contractors or. Contractor one
proposes to use a one layer TPO membrane over the

(05:46):
plywood decking, followed a concrete and then the clay layer
clay tile. The contractor would remove and reinstall three layers
of bricks from the house wall along the perimeter of
the balcony to extend the TPO membrane behind the wall brick.

(06:08):
Contractor two would use a two layer membrane over the
plywood decking and turn the membrane along the balcony perimeter
with the house brick. The contractor would use flashing to
keep water from getting behind the membrane along the wall. A.

(06:31):
Do you recommend removing the three rows of wall brick
to install the moisture?

Speaker 4 (06:37):
Bee?

Speaker 8 (06:37):
Can you recommend any contractors that are experienced in balcony
water leak, Thanks Bill. Okay, First, it is very common
to use flashing along there.

Speaker 5 (06:52):
Now.

Speaker 8 (06:53):
Normally, the way I like to see the flashing is
the mortar line is kind of cut out, the flashing
comes up and turns, goes into the mortar line, and
everything gets retuck, pointed and sealed up. The TPO membrane
would come up behind the flashing before all that takes place.
That would be the normal install Could you go behind

(07:14):
the brick, Absolutely, especially when it's new construction, that's very common.
But to retrofit it, I'm not sure how they're figuring
They're going to take a ten or fourteen foot wide
section of brick off and expect the rest of the
brick up top to stay. That typically is not going
to happen, and so that's the reason the flashing is
usually used along the brick that way. Second thing, you know,

(07:39):
all mortar is going to leak, so you're going to
want to make sure that this has slope to it
so that when you put the new line or the
new mortar down, that it slopes so when it gets
down into the brick, the moisture gets into the brick,
it flows and is able to exit at the far
end and not just build up in the TPO there

(08:04):
and stay like a little swimming pool, because that will happen.
So it's it's always got to be able to drain
out the far end. Beyond that, you know, I don't
have an issue with either way, but I will. I
will tell you that it's normal to use the flashing
one layer versus two layer of TPO. Hey, that's that's

(08:24):
just a preference. It sounds good and it's not that
expensive to add the second layer. The big thing is
is it really doing anything? Probably not. If you can
get one solid layer over the whole thing, you are done. Now.
If you've got to have any type of seam or
joint in it, then the second layer would give you

(08:46):
some great options to keep it plugged up. So hopefully
that'll help you out with that. Again, if you got
a question seven one three two one two five eight
seven four. That's seven one three, two one two five
eight seven for any home improvement question you have, feel
free to pick up the phone, give me a call,

(09:07):
and I'll see what I can do to help you
out here on Texas Home Improvement. So I got an
email from Chris and Alvin about raising a foundation. Mister Dutton,
I have a crew from your company coming Thursday to
jack up my foundation. The plan is to install eleven peers.
At the lowest point they will be working, it is

(09:30):
one point four inches low. My concern is, is there
a possibility that the plumbing could come loose from the house. Namely,
there is a commode and shower at this immediate location,
the lowest point. Joe Morris from your company is the
one that surveyed my house. I guess I am concerned

(09:55):
that the drain piping will come loose there at the commode.
Any comments, Well, first of all, what I typically will
tell people is the pipes went down when the house
went down. Chances are they'll come back up just fine.
When we're only talking anywhere from an inch to two

(10:17):
inches or so, when we start getting into three four inches,
I start saying, yes, you're running a pretty good risk
that something's going to break. When we get over four
inches and we start talking five six, seven, eight inches,
I tell people upfront, it's gonna break. Now. Do you
run a risk that you could break a pipe at

(10:37):
one point four inches? Absolutely, but it's typically minimum. And
if the house has PVC plumbing in it. It's even
a lower risk. If it had cast iron pipes, I'd
be more concerned because those are very brittle. But the
PVC pipes typically have a lot of gift to them.
And like I said, it went down with the foundation,

(11:01):
so typically it's going to come up. I would not
leave the foundation low because of that. And typically when
you're leveling, you're not getting all zeros anyways. What you're
doing when you're leveling is trying to get things back
where brick cracks close, sheet rock cracks, closed doors go
back into alignment. A foundation wasn't poured tabletop level to

(11:25):
begin with, and so you're not trying to take it
back to tabletop level. And by doing all the elevation
readings and stuff, sometimes people start getting to wear well,
we're trying to get it all back to zeros were
not It wasn't built that way. What we're trying to
do is close it. So it's more of an art

(11:46):
than it is a science, and that's the reason it
takes time for people to learn how to properly assess,
and even longer if they're going to be a leveler,
to be good at doing it. But hey, it's due
West we'll take good care of you got a question
seven one three, two one two five eight seven four.

(12:09):
We'll be back with more Texas Home improvement. You know,
lental Lift is a product that can come in and

(12:30):
take care of that sagging lentil above the overhead garage door.
And you know what I'm talking about. You pull up
to the garage door and the middle is lower than
the two edges in the opening. It looks like it's
smiling at you. Well it's not. It may be laughing
at you because it's it's messing up framework. It could
be messing up the roof, sheet rock on a second floor,

(12:51):
all kinds of things. Well, what Lentil Lift does is
they come in with a new lentil. They take all
the trim off that's around the garage or put this
new lentel into place. It's got an opposite arch, starts
pushing up on the framework until everything's nice and level again.
Then they secure it, retrim it and give you a

(13:12):
lifetime warranty that this is not going to happen again.
Call Lntal Lift at eight three three nine zero three

Man? I did call you last week about.

Speaker 13 (14:42):
Timneycat Fleek and I had somebody come out and basically
they ripped me off.

Speaker 12 (14:47):
You recommended I called Guardian Roofing. I did call it.
The technician came out, he was on time.

Speaker 9 (14:52):
He's courteous.

Speaker 13 (14:53):
He said, yep, they've used the wrong type of sealing.
So he cleaned it and resealed it and.

Speaker 12 (14:58):
Manage that did it.

Speaker 8 (15:43):
Hey, welcome back to Texas Home Improvements, your Total home
improvement Source. I am Jim Dutton here to help you out,
and right now I've got all open lines, So pick
up the phone and give me a call. Seven one
three two one two five eight seven four. That's seven
one three two one two five eight seven four, and

(16:05):
I'll see what I can do to help you out
here on Texas Home Improvement, your Total home Improvement Source
again seven one three two one two five eight and
seven four. So BJ out of Columbus says Hello, I
have a home outside of Columbus, Texas, and I want
to replace the siding with hardy plank. I'm having a

(16:27):
hard time finding a contractor who services my area. Can
you recommend someone? Sure? If you're looking for somebody out
in the Columbus area, give Victor's Remodeling and Construction a call.
Victor's Exteriors eight three two two four three ninety nine

(16:49):
ninety seven best hardy siding installer I've ever used, and
I've been recommending him and using him for well over
twenty years already always does a great job. So if
you're looking for someone to do like I said, James
hardy siding. It's Victors eight three two two four three

(17:11):
ninety nine ninety seven. And again if you got a
home improven question seven one three two one two five
eight seven four. That's seven one three two one two
five eight seven four and all see what I can
do to help you out here on Texas Home Improvement
your total home Improvement source. And I'm gonna move that

(17:33):
over to completed. There we go. So, got an email
from Orris and he says, need an estimate on attic
insulation over my garage where the water pipes are, and

(17:54):
there isn't any insulation over the attic. The water pipes
do have a lack foam covering, but the pipes have
frozen the last few years in January February storms. Well,
a garage does not typically have insulation unless you're gonna
heat and cool it. It typically is not gonna have

(18:15):
insulation above it. And if you're having this issue, normally
it means either the black foam that you have around
it isn't all the way around it, so like the
bottom side is still exposed or something, or the elbows
are exposed. If that's not the case, then I would
put bat insulation under the pipe and over the pipe

(18:39):
to add more insulation, or wrap it with a bigger
foam insulation, you know, something along that line, to give
it additional insulation. But I wouldn't insulate the whole garage
because you're just gonna be wasting your money on the insulation.
It just won't typically do you any good unless you're
heating and cooling the space. In fact, it can make

(19:02):
the garage a lot hotter in the summer because the
heat gets held by the insulation and releases overnight, keeping
the garage hot all night long. All right, if you
got a question seven one three, two one two five
eight seven four, We're gonna head to Lake Jackson. Tom,
this is Jim. How can I help you? Let's see

(19:28):
I am not hearing Tom. I'm gonna put him back
on holt there. Uh, all right, Tom, this is Jim.
How can I help you?

Speaker 14 (19:40):
All right?

Speaker 15 (19:40):
Jim, how are you doing today?

Speaker 8 (19:42):
I'm doing wonderful. How about you?

Speaker 15 (19:45):
I'm doing fine? Thanks? Uh? I want to you were
I'm tuned in last week and you were talking about
this new ac UH refrigerant that's coming online next year.

Speaker 16 (19:58):
Yes, sir, what would be the like?

Speaker 15 (20:02):
I got a three tons of eighteen hundred score foot home.
What would be kind of the estimate of the cost
of putting.

Speaker 8 (20:11):
That new unit in if you wait till after the
first of the year and have to use the new coolant, right,
it's going to add about thirty to forty percent over
what you would do it for now.

Speaker 15 (20:26):
I mean you talked to costs. You talking about maybe
ten ten thousand or an average a.

Speaker 8 (20:33):
Three ton, yes, sir, a three ton unit, you know,
depending on what you got to do to put it
in and the brand that you go with, because some
brands are a lot more than others. But you're probably
talking anywhere from eight to fifteen thousand for a three ton,

(20:56):
So add another thirty minimum percent to that after the
first of the year.

Speaker 15 (21:06):
And then plus all the little bugs that got to
be worked out of it too. I'm sure.

Speaker 8 (21:10):
Yeah, but the little bugs really won't go up based
on it. The only reason that the new cost is
going up is it's the cost of the equipment because
they had to retool. The new coolant uses a higher
pressure and so everything's having to be redone. That's where

(21:30):
the additional cost is coming in.

Speaker 15 (21:33):
Okay, Now, if I go back with the old units
like what we having now to four ten. As long
as they're available, American Standards about one of the better ones.

Speaker 8 (21:48):
Right it is. I'm sorry, I got to take a
quick break for news trafficing weather. Let me put you
on hold and I'll come back to you after the
break and talking about American Standard. Look, if you are
looking for a great air conditioning system, American Standard heating
and cooling are great. I have been using them since

(22:10):
nineteen ninety nine in my personal home, and quite frankly,
you can't find a nicer system to take care of
your home. So if you're thinking about wanting to add
a new system to your tone, take a look at
American Standard. You know they have the variable speed, the
single speed. They're nastally recognized. They're going to take care

(22:30):
of all your heating and cooling needs. And the variable speeds,
let me tell you, that is the way to make
sure that the humidity control is ultimate. It doesn't get
any better than the variable speeds, So comfort the way
you like it. American Standardair dot Com. Check them out

(22:51):
and again, check that variable speed. That's one I truly love.

Speaker 6 (22:57):
Welcome to the Dutton Ranch where disignors contractors get taken
to the train station. Here's more Texas Home Improvement with
Jim Dutton.

Speaker 8 (23:11):
Hey, welcome back to Texas Home Improvements. Your total Home
Improvement sour seven one three two one two five eight
seven four. That's seven one three two one two five
eight seven four. When we left, I was talking to Tom.

Speaker 10 (23:28):
Uh.

Speaker 8 (23:30):
Tommy, we were talking about air conditioning systems and the
new coolant, and you were having another question.

Speaker 15 (23:36):
Uh, I had American standard in the my existing unit.
It was at Lenox. Uh Huh, Well, I still have
the condensers of a Lenox, but I had an American
standard evaporator put in the attic about three four years ago.
And now I just got wind of the of this

(23:58):
new uh these new units coming out and they're discontinuing
old and I realized that, uh, once they're gone there there,
that's it. Once the stock is depleted his older style
and uh, being I have one the evaporator up in

(24:18):
the attic already, I guess there wouldn't be a problem
changing the condenser out to the to like a variable
speed American standard. It should should adapt pretty.

Speaker 8 (24:29):
Good in it, right, Well, no, it'll it'll depend on
what unit you have in the attic because for variable speed,
they have to match.

Speaker 15 (24:37):
Okay, so I'm not really sure. I'm thinking it is.

Speaker 8 (24:41):
Yeah, if it's not of any AC guy should be
able to pull the numbers off of the unit and
be able to match it back and see if it
will match with a variable speed.

Speaker 15 (24:55):
I guess you don't come down to Lake Jackson, do
you know, sir?

Speaker 8 (24:59):
Well, you know what I say. No, sir, you know,
my my head guy actually lives down in that area,
so I guess he probably would.

Speaker 15 (25:08):
So I guess once the availability, once they're they're gone,
they're gone. Then in stock.

Speaker 8 (25:16):
That that's that's it. I mean most of the manufacturers,
most of them have already started making the new units,
and so when the inventory is out on the old
they're gone. Beyond that, they're not allowed to sell them
after January first, so that the old stock is going
to be gone before the end of the year now,

(25:37):
and a c contractor can have them on hand and
still be able to sell them, but the manufacturers can't
purchase They're not going to be able to purchase them anymore.

Speaker 15 (25:50):
Okay, Well, thank you for your help. Okay, Uh, what
is your contract that would come down here? What's the
number there.

Speaker 8 (25:59):
It's a duet stair conditioning. Okay, and you can call
us at seven one three four seven three seven one
five six.

Speaker 15 (26:11):
Okay, Well, thank you, Jim.

Speaker 8 (26:14):
Alrighty, you take care you too. In fact, I just
got a text from you. I talked about Joel Morris
a minute ago.

Speaker 1 (26:24):
Uh.

Speaker 8 (26:25):
He's actually down just left Lake Lake Jackson. Uh, looking
at a foundation down there. So yeah, we're the foundation
goes all over the place. Ac We're a little more
brought in then with the foundation division. Anyways, I you've
got a question seven one three two one two five

(26:46):
eight seven four. Let's head up to the Woodlands and Ron.
This is a Jim. How can I help you?

Speaker 7 (26:52):
Hi?

Speaker 8 (26:53):
Jim?

Speaker 17 (26:53):
How are you saying?

Speaker 8 (26:54):
Wonderful? How about you? Not too bad? Listen?

Speaker 17 (26:58):
I don't know if you're the guy that was talking
to earlier. Told you I had some gutters put on
my house about ten years ago. They were the kind
that had the caps on them that weren't supposed to
allow pine needles or.

Speaker 8 (27:10):
Leaves to get in there.

Speaker 17 (27:11):
Well, over the last storm or two, I've had some
damage to those gutters and I need to have them either.

Speaker 8 (27:17):
Replaced or repaired.

Speaker 17 (27:19):
Okay, So I called the company that initially pulled put
them in. They're out of they went back, they've gone bankrupt,
so they're no longer. And it was a national company,
so they're no longer at least in the Texas area.

Speaker 8 (27:31):
Okay, I don't.

Speaker 17 (27:33):
Want to mention their name, but I need to have
the gutters fixed.

Speaker 8 (27:36):
You talk commend anybody you're talking about gutter Max, Yes,
I am, okay, if you like that style, you know
where that you don't have to worry about the leaves
and all that stuff coming in. Uh, there are other
brands out there that you can take a look at.

(27:56):
Leaf Guard is one of them, and uh, they're very similar. Okay,
And I've been getting her advertisements, so sure I could
call them for sure. Yeah. And I don't know that
gutter Maax went out of business all through the country,
but I know that that there's a dealer here who did.

(28:17):
And I really think it was just a dealer up.
But you know, I really need to take time to
check that out.

Speaker 9 (28:23):
Okay.

Speaker 17 (28:24):
Well, I can look them up on the internet as well,
But if you recommend gutter Max or I'll do a
little bit more research.

Speaker 8 (28:30):
I'm sorry. If leaf Guard Guard. Yeah, no, leaf Guard
does does a really good job.

Speaker 17 (28:36):
Okay, very nice. Listen, have a good have a good
rest of the weekend. I appreciate your time with this,
you bet take care all right, thank you, bye bye
bye and again our number seven one three two one
two five eight seven four. In the time that we
do this that this is the highlight of my week
every week, so I thoroughly enjoy doing the show. Ah,

(28:58):
We're gonna head over to Crosby Richard. How can I
help you?

Speaker 18 (29:02):
Yes, I have a farmhouse between Anderson and Plannersville, and
I've got like six windows I want to replace. And
I don't want to get beat up because some Houston
area companies charge a lot to go that far out right,
any suggestions?

Speaker 8 (29:20):
And uh, where did you say it is.

Speaker 18 (29:22):
Between Anderson and Planersville?

Speaker 14 (29:27):
You know where that is?

Speaker 8 (29:28):
Nope?

Speaker 18 (29:28):
In Anesota? Okay, yeah, not far from the Annisota. This
little a little short of that from Houston.

Speaker 8 (29:36):
Okay. I'm gonna give you two companies to call, okay,
because I'm not sure if my normal window guy goes
out there or not. And that was that would be
Texas Remodel Team. Okay. Their number is two eight one

(30:03):
he doesn't do it, I know Victors does go out

Speaker 18 (30:21):

(30:54):
and if you're looking for replacement windows, I just recommended
Texas Remodel Team. And here's why. So many window companies
they don't do anything other than put in the windows.
So if there's any bad wood, if it's got to
be trimmed out, anything like that, oh you're gonna have
to get somebody else come in and do that. We
don't do that. Texas Remodel Teams Window Division does it

(31:17):
all because they're backed up by the complete remodeling division
of the company. And they give you great options on
windows as well. Whether you want vinyl windows, which are
very economical and energy efficient, you want wooden windows which
look gorgeous, or you want the fiberglass windows just for
the sheer strength of it. Whichever type of window you choose,

(31:40):
Texas Remodel Team can help you with it. Two eight

of situation you're having that you need window film for it.
And here's the things that you can use window film for.

too much sunlight, nosy neighbors looking through the window. All
of these things can cause you problems. But the window

Can you help us A long time ago when I
had a crack on the kitchen floor that we kept
having it pair it over and over again, and you
said it was the hot water line adjacent to the
dishwasher that costant, And that's exactly what it was.

Speaker 6 (34:10):
Cracks on your floor?

Speaker 8 (34:11):
Are crack pot contractors at your door?

Speaker 6 (34:14):
Jim Dunton, We'll fix them both here he is on
Texas Home Improvement.

Speaker 8 (34:21):
Hey, welcome back to Texas Home Improvements, your total home improvement.
So our seven one three, two one two five eight
seven four. We're gonna head up to Kingwood. Carol, welcome
to seven forty k TRH. How can I help you?

Speaker 3 (34:36):
Yes, I have a question about this new air conditioning
coolant or whatever. So if someone has a unit put in,
say right now, that still uses the existing coolant that
we have for right now.

Speaker 8 (34:53):
For about five years.

Speaker 3 (34:55):
Okay, So what happens, say down the road year and
a half later, something happens, and what happens when they
have to replace coolant?

Speaker 8 (35:07):
It's still available.

Speaker 3 (35:10):
So the old coolant right now in twenty twenty four
is still going to be able. They're going to be
able to put it in.

Speaker 8 (35:18):
Oh yeah, absolutely. You remember the old coolant are twenty
two from almost twenty years ago?

Speaker 3 (35:24):
Yeah?

Speaker 8 (35:25):
Still available?

Speaker 21 (35:27):
Oh really?

Speaker 8 (35:27):
Yeah? So even though you put the new system in now,
if you needed coolant fifteen or twenty years from now
for this existing system, you can still get it.

Speaker 3 (35:38):
Okay, Okay, that was my question. I'm a little confused
with all this. I can't believe. Is this the EPA
doing this or what?

Speaker 8 (35:47):
Yes, ma'am, it's a government at its best.

Speaker 3 (35:51):
Of course, the gift that keeps on giving.

Speaker 8 (35:54):
Thank you all right, you take care.

Speaker 3 (35:58):
You as well.

Speaker 8 (35:58):
Bye bye again seven one three two one two five
eight seven four, And I'll see what I can do
to help you out. We're gonna head up to the
Woodlands now, Matt, Welcome to Texas Home Improvement.

Speaker 4 (36:12):
Hey Jim, Hey, Hey, So I got a AC unit downstairs.
I got upstairs and downstairs, I got a three and
a half ton unit and it wasn't cooling. It wasn't
taking the humidity out. It's still blown cool, but it
wasn't taking the humidity out. And had the AC company

(36:32):
come over. They took a look at it, checked everything
and said, you know, the AC's working fine, but your
your your fans in your in the furnace are are
not working well enough. The air handler, Yeah, the air handler, okay,
And it's the the furnace is like twenty twenty two

(36:55):
years old and it's just a I think it's just
a single speed.

Speaker 8 (36:59):
Yeah.

Speaker 4 (36:59):
So I was wondering about that. Does that make sense
that you'd replace the finness to improve getting the humidity out?

Speaker 8 (37:15):
Yes, and no, it almost I'm not buying what they
were telling you or because something's not right. If the
air handler is working and the air is moving, it
should be taken humidity out. Now, if the coils are

(37:35):
real dirty or something along those lines, it won't take
out as much as it should. And the unfortunate part
is a lot of repair guys will come out or
AC guys will come out and look at it and say,
that's twenty two years old. I'm not going to mess
with it, just sell them a new one. When indeed,

(37:56):
a good cleaning a lot of times will fix that problem.

Speaker 4 (38:02):
So you'd actually clean the gas furnace.

Speaker 8 (38:05):
The coils that the air goes over for the cooling. Yes, yeah, okay,
and really when you get your system service twice a year,
that's one of the things that they should be checking
each year is you are the coils clean? Do they
need cleaning? When de West does the annual tune up,

(38:27):
we do it twice a year. We take that fan out,
we clean it, we clean the area around there so
that we can check all that stuff. Out and when
you don't do that, yes, it can build up and
not be as effective, but it still should be dehumidifying.
Typically there's a different issue than just replace the air handler. Okay,

(38:50):
all right, Now, that's not to say it couldn't be
more expensive than it's worth doing with a twenty two
year old unit, because as an example, if the if
the coil has a leak and they're having to add
coolant and when the coolant levels get low, it doesn't
dehumidify properly. A twenty two year old system, I can
tell you, is not worth putting a new coil in.

(39:12):
It's just too expensive.

Speaker 11 (39:15):
So and we're talking about replacing the furnace.

Speaker 8 (39:19):
Though, yes, but in the furnace has the coil that
the because the air handler does both heat and cooling, right, right,
and so that coil that I'm talking about is for
the cooling portion of it.

Speaker 9 (39:34):
Right.

Speaker 4 (39:35):
Well, they did check the coolant levels and they said
there's nothing wrong, no issues with and they checked both
you and yeah checked and said and I've used these
guys for several years, probably ten years, and never had
an issue with them.

Speaker 8 (39:51):
How old is the outside unit that's hooked up to it?

Speaker 4 (39:56):
Let's see the outside ac unit. One is about fourteen
years old and the other one's probably eight ten.

Speaker 8 (40:08):
Okay, okay, So honestly, I would probably call them again,
uh okay, and maybe get one of the other texts
to come out and take a look, just get a
second opinion from it. If you've used them a long time,
you're comfortable with what they say. It's always possible you
get a tech who just missed something, right right.

Speaker 4 (40:29):
Okay, all right, but you know taking a fan out
and cleaning it, that's a good idea. I don't know
that that's been done when they provided the service.

Speaker 8 (40:37):
Yeah, okay, all right, you take care BYBYEB and again

He said, yep, they've used the wrong type of sealing.
So he cleaned it and resealed it and managed.

That did it.

You know, if you have an existing house and it's
not staying comfortable, you can reinsulate that existing home, not
just the attic but the walls as well. Factuy had
my house done just a couple months ago with new
foam insulation. They drill holes through the mortar lines inject

(43:28):
this non expansive proprietary foam into the walls. If you
have insulation in there, it'll compress it. If you don't,
can you imagine the energy savings? Well, USA Insulation is
the company who does this, and I've been talking and
recommending them for years. They haven't been a sponsor of
the show maybe a year or so is all. But

(43:49):
for the last probably ten years, I've been telling you
retrofit foam insulation in the walls is amazing, sound deadening,
energy efficiency, no cool air coming through the walls anymore.
Eight three two three, seven six sixty eight sixty five

Speaker 13 (44:27):
Let's up.

Speaker 8 (44:30):
Now, hey, welcome back to Texas Home Improvement. Seven one three,
two one two five eight seven four Sharon and Cyprus.
How can I help you today?

Speaker 20 (44:43):
Hi?

Speaker 23 (44:43):
Jim, how are you?

Speaker 8 (44:44):
I'm doing wonderful good.

Speaker 23 (44:47):
Hopefully you can help me. I actually heard part of
the conversation on my problem on your show a few
weeks ago, but I didn't hear all of it. I
have a house over in Cyper that the backyard slants
downward away from the foundation. Okay, well, the foundation is

(45:09):
e roading away from I mean foundation, the dirt is
eroding away from the foundation. And you said something about
my sisters had put a bunch of top soil on
there and then plant some more grass because the grass
isn't even growing there. And then I thought you said
something about not to do that, but to use a
soaker hole.

Speaker 8 (45:29):
Well, what I was talking about is on foundations where
the soil is just pulling away from the foundation because
it's drying out and shrinking. You don't want to fill
that void. If yours is eroading away though, and sliding
down the hill, that's a different story.

Speaker 23 (45:49):
Yeah, I would call it a roading away. It's it's
gone down below what someone right?

Speaker 8 (45:58):
Yeah, And so yours is is eroding, uh and washing
away versus shrinking and just leaving the gap between the
soil and the foundation. So with what you're just discussing,
add soil, put new grass in, and be done with it. Okay,
that'll do it, man, all right, take care.

Speaker 23 (46:17):
Okay, thank you so much.

Speaker 14 (46:18):
You been by.

Speaker 8 (46:19):
Bye bye bye. And with that seven one three, two
one two five eight seven four we got another hour

(49:44):
five eight seven four. We're gonna head to wes Houston. Steve,
Welcome to Texas Home Improvement. Hello Jim, Hello Steve.

Speaker 11 (49:54):
Yes, sir, I'm calling because I trust you more than
U the contractor. I have a house out side of
Grange and I've got a twenty five year old Linux
system propane furnace and it hasn't been used regularly. That's
why it's still working, and it's that old. They have

(50:17):
given me a quote. They gave me a quote several
months ago, and I was thinking that it might come
down because of maybe getting read of old inventory before
the first of the year.

Speaker 8 (50:27):
Oh no, that's not going to happen.

Speaker 11 (50:30):
No, well, it certainly didn't. My question is they don't
have American standard or train. They have quoted Linux and Carrier, okay,
and they're about the same price. But what I really
don't understand is they're quoting a single stage, a two stage,

(50:53):
and a variable stage and this is a three and
a half ton. The house is about fifteen hundred fifty
square feet.

Speaker 8 (51:01):
Okay, and.

Speaker 11 (51:05):
I don't know. My main thing is, well, one, you know,
I understand I did that here in Houston. They're saying,
go ahead and replace the whole system because it'll save
you a lot of labor costs not doing a piecemeal.

Speaker 9 (51:22):
Right do you hear that?

Speaker 8 (51:25):
Well, if it's as old as that, I would not
piece meal it. I would go ahead and replace both pieces.
So it's a match set. Energy efficiency wise, it's going
to be better, and yes, you're not having to pay
for labor coming out, but quite honestly, that's going to
be a minimal savings as far as the labor.

Speaker 11 (51:47):
Yes, sir, do you think for that square footage three
and a half ton is appropriate?

Speaker 8 (51:52):
Sounds about right?

Speaker 11 (51:54):
Yeah. I haven't had the issues with it all these years.
But what do you do. If you were to, would
you choose with Linux and Carrier? Which would you say?

Speaker 12 (52:06):
Number one?

Speaker 11 (52:07):
Number two?

Speaker 8 (52:08):
What's what's the big price difference? Because they're both good systems.

Speaker 11 (52:12):
They're about there, I mean just.

Speaker 8 (52:15):
A few dollars, they're really okay, yes, because normally Linux
is quite a bit more than Carrier, even though they're
both very good systems. So h honestly, if you can
get them for about the same price, I like Carrier systems.
They're they're they're good systems, but I would probably lean

(52:36):
towards the Linux.

Speaker 11 (52:39):
Last question, thank you. What what would you recommend for
this uh size unit and square footage? Well, we'll talk
about that, but I don't know the difference in single stage,
two stage and variable stage, and which would you?

Speaker 8 (52:55):
Okay, Well, it's a single speed, variable speed and dual speed.
And here's what the difference is. A single speed, it's
either on or it's off, so it's blowing full force
air out the register. When it's a dual speed, it'll

(53:16):
have a high speed and a low speed, and when
it's just kind of maintaining, it's gonna drop down to
that low speed. It does very good at taking humidity
out of the air when it's doing that, and variable
speed only ramps up and down as needed to maintain
temperature and maintain humidity control. It gives you the ultimate

(53:38):
humidity control in variable speed. I typically try to steer
people to either variable or dual speed simply because of
humidity control.

Speaker 11 (53:48):
Okay, and this is in each each one, you know,
single and hone and on there, each one goes up
and inclements about three pounds and dollars.

Speaker 8 (54:01):
Okay, but is this your permanent residence.

Speaker 11 (54:08):
No, But it may be.

Speaker 8 (54:10):
Okay because honestly, there's nothing wrong with a single speed
air conditioning system. I personally, in my own home have
the variable speed because I like the quietness of it
that you know, a single speed, you hear it when
it's running, you hear the air blowing, and a lot
of times if you're sitting in the wrong chair, you're

(54:32):
feeling it and it's cold and stuff. With the variable speed,
you don't hear it running. You you barely feel the air.
But it maintains everything. So that's going to be your
bigger difference with it. Whether that it's whether it's worth
the extra money to you or not. You know, that's
up to you. But One other thing that a lot

(54:53):
of people don't realize is variable speeds actually save you
money on your energy bill as well. The seer rating
is usually better. The amount of energy it's using goes
down because it's not running at that high speed drawing
all the electricity, and it doesn't power on and off

(55:16):
as often. It comes on. It stays on at that
low speed versus hitting the energy hard to start up
and then you know, shutting off quickly again.

Speaker 11 (55:28):
Yes, you said, you know you have the variable speed
and you like it. It's kind of I guess you'd
call it the Cadillac.

Speaker 12 (55:36):
It is what I if I went.

Speaker 11 (55:39):
For the two stages, what I noticed a lot of difference,
and I'm sure what I have now is single.

Speaker 8 (55:46):
Sure, yeah, you would notice the difference, Yes, between a
two speed and in a single speed. What you're going
to notice is the humidity comes down better and maintains
down better.

Speaker 11 (56:03):
Well. And you know, being said, you said do the
whole thing at once, which I agree with, But would
you absolutely do it before the first year because of
the price increase? Okay, well, thank you much. I need
to talk to the man who knows I appreciate it.

Speaker 8 (56:21):
You bet you take care you too, Thank you, and
again our number seven one three two one two five
eight seven four. And here's why I tell you, guys,
if you're going to replace one anyways, do it now.
The coolants are going to be available. The cost is
so much less, and the energy efficiency isn't going to

(56:42):
be any better with the new coolants. A sixteen seer
is still just a sixteen seer. That's the energy efficiency rating.
You might as well take advantage of the lower cost.
Let's see. Let's head out to Let's head out to Robert.
And I'm sorry, Magnolia. How can I help you?

Speaker 24 (57:03):
Hi, sir?

Speaker 9 (57:05):
Good to talk with you.

Speaker 8 (57:06):
Uh.

Speaker 9 (57:06):
I called you a couple of weeks ago about my
floor ritten out in my trailer because of the unexpected
discharge of water. Yeah, and you gave me a number.
And what I'm trying to do is look at it
because it seems like the insurance company is trying to
jack with me. Yep, and I want you said that
these people that you gave me the number two and.

Speaker 8 (57:27):
I Woodlands Water Restoration, Woodlands Water and that that number
is two eight one right five seven six right eight

Speaker 9 (57:42):
Nine perfect Woodlands Water Restoration Restoration yep, all right, sir,

Speaker 8 (57:57):

two one two five eight seven four Robin, Needville, How
can I help you?

Speaker 14 (58:33):
Hey, Jim, appreciate the show and appreciate you taking my call.

Speaker 8 (58:37):
Thank you, sir.

Speaker 14 (58:38):
Yeah. I have a farm out here in Needville, and
we have a pool at the back of the house
and the pull deck kind of slopes towards the house
a little bit and the house goes back towards the
pulse to some degree, probably not enough, and I've got
to drain. They're supposed to catch that water, probably only

(58:59):
an inch wide, okay, and it's not doing the job.
I mean, it's just I get worried because the water
starts puddling up towards the house, and I'm afraid if
we get a huge storm, it's just gonna you know,
it's probably gonna get in the house at some point.
So didn't know who if that's possible to dig that

(59:19):
thing out, how the how the pull deck and put
out a wider one it is? And if so, who
would I Who would I talk to about something like that?

Speaker 8 (59:28):
Uh? Somebody who does drainage. Do West does drainage, And
we've actually done some of those where we had to
make them wider to be able to take more water on. Now, Okay,
you'll want to take a look at how yours is though,
because it's it's a one inch wide trough that's catching
the water. Is it just taking it over to the
edge where there's a pike to take it away or what?

Speaker 14 (59:51):
I think? It takes it all the way across the
pull deck into the edge of the house and then
uh you supposed to drain to the edge of the
house right into the yard.

Speaker 8 (01:00:04):
Okay, Yeah, get give due West the call. We be
more than happy to come take a look at it
for you.

Let's talk about American standard. You know, we've been talking
air conditioning here for several minutes now, and if you're
having to replace your air conditionings them, it's time you
look at American standard heating and cooling systems. I'm telling
you they are a step above. They do a great job,
and they're nationally recognized for excellence. Now we're in that

(01:03:12):
time of year where we're gonna be bouncing between air
conditioning and heating. An American standard. If you get one
that's got a smart dermostat on it, it will make that
switch for you. You just program it for what temperatures you
want to keep it at and it automatically will do it.
American standard air comfort the way you like it.

Hey, welcome back. Seven one three two one two five

five eight seven four. We're gonna head down to Southwest Houston. Sam.
Welcome to Texas homeprewman. How can I help you? Hello? Sam.

Speaker 22 (01:04:10):
Hello, Hello Jam, I'm calling you a concerning my air condition. Okay,
air condition that I have is thirty four years old.
It's surrounding perfect, it's not any problem with it, but
it's so much of it electricity usage on it right,

(01:04:30):
My electric is a sky high. What do you suggest
for me to do with it? It's a five ton
for twenty seven hundred square foot house.

Speaker 8 (01:04:42):
Okay, at thirty four years you are on borrowed time
and with the coolants that are changing on the first
of the year, if you can still get a five
ton unit to put in there, I would put one
in now rather than waiting, because always going to be
going out at any time, and your energy savings will

(01:05:05):
be massive because a thirty four year old system was
probably somewhere between a ten and a thirteen sier when
it was put in, and it's only operating now at
probably six and so even if you put in a
new one that's say a sixteen seer, your energy savings

(01:05:26):
are going to be massive. I would I would expect
you had probably cut your your heating and cooling bill
in half.

Speaker 22 (01:05:37):
What do you do you recommend that trans five ton
fifteen series.

Speaker 8 (01:05:43):
You train will work you can take a look at
American Standard. Both of those come off the same assembly line.
They work extremely well, So yeah, take take a look
at that. Now my personal preference, I have the American
Standard variable speed in my home just because I like
the humidity control that it gives me. But any of

(01:06:05):
them work great, and quite frankly, with a system that's
thirty four years old, you know, any of this new
systems are going to be much more energy efficient and
probably a lot quieter than what you got.

Speaker 22 (01:06:18):
Now, I see, what would there be price wise between
the trains or American Center.

Speaker 8 (01:06:29):
Typically the typically the train's going to be a little
bit more expensive, But price wise for a fifteen sier,
I'm sorry, for a five ton sixteen seer, you are
probably going to be somewhere depending on what's got to
be done for installation. I'm just throwing round numbers now,

(01:06:53):
fifteen thousand to twenty and it could be less than that,
but I mean the average is in that range.

Speaker 22 (01:07:03):
Now, the one the addict the heating and everything is
eight years old, okay, perfect, But the problem that I
have with the outside unit only.

Speaker 8 (01:07:17):
Okay, so how it's eight years old? What brand is
the one in the attic.

Speaker 22 (01:07:23):
I have no idea that what the air condishman was
over here, okay, and he was telling me he doesn't
need to be changed, only the outside unit, and all
party to me about six thousand dollars.

Speaker 8 (01:07:39):
Yeah, and it honestly, if the inside unit's only eight
years old, I would just change the outside unit and
keep the inside unit. I would go back with whatever
brand the inside unit is.

Speaker 22 (01:07:54):
I see that.

Speaker 8 (01:07:55):
That way you keep them as a match set.

Speaker 14 (01:07:59):
You know.

Speaker 8 (01:07:59):
Sometimes people try to mix and match the different brands
and and it works, but it's not quite as energy
efficient as if you would keep them the same. And
normally you will put two outside units in in the
lifespan of the inside unit, so you're you're kind of

(01:08:20):
going the opposite of the norm.

Speaker 22 (01:08:23):
I see, all right, Thank you so much, you bet.
I have a wonderful rest of the weekend you as well.

Speaker 8 (01:08:31):
Thank care and again our number seven one three two
one two five eight seven four. That's seven one three,
two one two five eight seven four. We're getting ready
for news and traffic here at the bottom of the hour,
Terry in New Orleans. You will be up next and
after that I got open lines. So if you got
a question. I know there's been a lot of people

(01:08:52):
who ended up holding for quite a while, but we
are down where we got open lines now seven one three,
two one two five eight seven four. You know, USA

(01:09:18):
Insulation can retrofit your existing home with foam insulation in
the walls. I recommend all the time, foam in the walls,
breathable insulation like fiberglass in the attic well. USA Insulation
has a proprietary non expansive foam that they can inject
into the walls of your existing home and typically it's

(01:09:41):
gonna give you almost two to one on the R value.
So you got to say an R thirteen, which is
the standard on new construction right now, and you put
in the foam you're gonna get up into like the
R twenty R twenty five range. Imagine how much more
comfortable your home will be. I had this done to
my home a couple of months ago. Love it. Not

(01:10:02):
only does it make it more energy efficient, but a
whole lot quieter as well. Called USA installation eight three
two three seven six six eight sixty five. That's eight
three two three seven six six eight six five.

Speaker 6 (01:10:20):
When it comes to home improvement, Jim Dutton will have

Texas Home Improvement.

Speaker 8 (01:10:31):
Hey, welcome back to Texas Home Improvement. Seven one three,
two one two five eight seven four. That's seven one three, two, one, two, five,
eight and seven four. Let's head straight back into our calls.
We're going to New Orleans and Uh, Terry, this is Jim.
How can I help you?

Speaker 16 (01:10:52):
Thank you sir for taking my question. I have a
raised home, two story and they've got two sees, one
up and one down. I need to replace the downstairs
and I like to put in one that not a
variable speed. But is it any way that you can
buy one and have the motor where it runs on

(01:11:13):
the lower speed, where the fan runs lower, and can
the compressor be matched to that that speed?

Speaker 8 (01:11:19):
You know, there's some of the systems out there that, yes,
you can change the speed of the fan. Uh, it's
kind of limited how far you can go with it.
I know Carrier, for instance, has jumper cables basically that
it's it's basically a plug and play to change the
speed of some of the motors on their units. And

(01:11:42):
so yes, you absolutely can.

Speaker 16 (01:11:44):
Do that, But the compressor outside of it's going to
stay the same.

Speaker 8 (01:11:50):
It is what it is. Yes, all that changes is
the speed of the fan. But what what is dehumidifying
and cooling is the air going across the coil. So
by slowing it down you can take more humidity out.
It does make the air colder that's coming out of
the register. So the thing you have to be cautious

(01:12:13):
of when doing that is sometimes the air gets too
slow and we'll start to sweat at the registers because
it gets too cold coming out and the warm air
meet and the cold air causes the register to sweat.
But most of the time it's not an issue.

Speaker 9 (01:12:30):
Okay.

Speaker 16 (01:12:31):
So on the variable speed, the compressor is variable speed
and the fan is veriable speed as well.

Speaker 8 (01:12:35):
Correct, so both of them they work together.

Speaker 16 (01:12:40):
Yeah okay, Oh well I mean too bad. I just
I know that I like my system in New Orleans
like to grun ever, but you can't because of the cost.
But it ran slower and it would just stay more
stable and humidity yeah go up and down. Yeah okay,

(01:13:01):
So I guess you're in New Orleans or something like that,
you probably still would recommend the variable speed.

Speaker 8 (01:13:06):
Oh yeah, variable speed any place where you have humidity
works wonderfully. But again, a single speed is is you know,
we've we've used them forever in a day. They work.
You just have more control with variable But if if
you don't want to make the jump to the cost
of a variable speed, just go to the dual speed.

Speaker 16 (01:13:29):
There's that much of a difference that that's still yes,
quite less price yep, okay, okay, all right, well I
appreciate that you bet for your show.

Speaker 8 (01:13:39):
You bet, take care and again our number seven one three, two,
one two, five eight seven four, let's head to Fayette County.
Hello David, Hello Jim, thanks for taking my call. Man,
my pleasure.

Speaker 25 (01:13:55):
Hey, I've got a middle building out here and I
want to you know, they get that chalky, you know,
after two or three or five years metallic you know,
I'm talking about like a metal barn.

Speaker 8 (01:14:08):
Yeah.

Speaker 25 (01:14:08):
Is there any way to keep it looking fresh like
I got it?

Speaker 9 (01:14:11):
Now?

Speaker 7 (01:14:12):
Uh?

Speaker 8 (01:14:12):
Are you talking about the concretes getting the chalk or
the metal?

Speaker 25 (01:14:14):
No? No, no, the metal, the tin, yeah, the siding deciding.

Speaker 8 (01:14:19):
Yeah, and you know typically it starts getting that from oxidation,
So it depends, Yeah, it depends on what they is
this a corrugated or.

Speaker 25 (01:14:30):
I think it's R panel or M panel.

Speaker 8 (01:14:32):
Okay, remember the panel. Yeah, so it's the the paint
is oxidizing on it when they when they do that,
usually it doesn't start that until they get like fifteen
years old on the on the new ones that are
painted that way. The old ones were real bad about it.
The paint just didn't hold up. Well, that's what I
got it.

Speaker 25 (01:14:50):
I got another building in Austin County and yeah, it's
pretty oxidized.

Speaker 8 (01:14:55):
Yeah, so if you want to keep it looking good.
And this is gonna sound a little funny to you,
but the only uh waxes that they use like in
car washes, that are just liquid that you can spray on. Right,
put it on there.

Speaker 7 (01:15:16):
I'm gonna try that.

Speaker 25 (01:15:16):
Then I'll talk about that.

Speaker 8 (01:15:18):
It's just it's just a metal building with with metal
paint on it. It'll do the same thing. It'll it'll
protect it all right. You take care, have a good name,
and again our number seven one three, two one two
five eight seven four going back to the woodlands.

Speaker 7 (01:15:42):
And is it a video that is right to Jim?

Speaker 8 (01:15:46):
How can I help you?

Speaker 7 (01:15:48):
Hello, Sarah, thanks for getting my call. Hey, I have
a quick question for you. Last year I replaced three
air conditioning units complete replacement, and I have a situation
with two of them when it comes to heating one
of them, even though, for example, I use it in
the summer for cooling. Of course, that end that starts

(01:16:12):
when you are hitting, so to I guess, push the
exhaust air out. It's starting and stopping and starting and
stopping even though it's cooling just fine. And he's not
supposed to work. So I have no idea. I called
the company that I purchased this from, and I haven't
been able to get a technician. Because it's in the

(01:16:35):
summer and it's a cooling, it's a heating question. So
do you have any idea? Why would that fan exhaust
fan or whatever it's called with start and stop on
its own when the unit is running on pulling rather
than heating.

Speaker 8 (01:16:52):
So how the house are you in.

Speaker 7 (01:16:55):
The house? It's twenty four years old?

Speaker 8 (01:16:58):
Okay? Does it have spray foam insulation on it?

Speaker 7 (01:17:04):
It does have spray. I believe it was a spray
type insulation.

Speaker 8 (01:17:11):
Correct, And so the whole house is encapsulated with the
foam insulation.

Speaker 7 (01:17:18):
Correct.

Speaker 8 (01:17:19):
And with that, whether it's heating or air conditioning. That
system has to draw fresh air in from outside, and
that's probably the fan that you're hearing. I got you
and so got Yeah, if it's not drawing fresh air
in the spray foam house when it's totally encapsulated like

(01:17:42):
that is so air tight that it has to draw
air in from outside or you start getting sick home
syndrome where you start getting you know, molds and mildews
and stuff like that growing in the house. And so
I'm thinking that's the fan that you're probably hearing, and
that's why you're hearing it during cooling type CIST season.

(01:18:03):
But it's also telling me that that fan motor may
be going out.

Speaker 7 (01:18:08):
A brand new unit, so I guess it's possible, but
something it's telling him to turn on and off. And
it's a puzzle to me because I know if you
turn your system on heating before it actually allows the
gas valve to turn on, that little fan has to run.

Speaker 8 (01:18:32):
Yes, because it's venting out yep. Yes.

Speaker 7 (01:18:36):
So again, it just puzzles me that it does this
on a cooling situation.

Speaker 8 (01:18:42):
Yeah, I don't know. If it's bringing fresh air in,
then that would take care of it. But if it's
truly just an exhaust man for the heating system. Then
it's got a bad sensor.

Speaker 7 (01:18:53):
I got you, I got you, okay. And the second
one again the same type of fern. It is just
during the hitting it heats for I guess thirty seconds
and then it stops.

Speaker 3 (01:19:08):
Uh.

Speaker 7 (01:19:08):
The fan it's still running, but the air coming out
of the vent it's it's cold, yep. And then it
turns itself back on. So there is something that tells
my my gas valves to turn on and off. Yeah,
and I was just curious, what's your opinion on that.

Speaker 8 (01:19:22):
That one is definitely going to be the censor, and
that's actually a very common problem it is. Yeah.

Speaker 7 (01:19:30):
Okay, Well, thank you so very much for your time, sir,
I really appreciate it. You have a blessed date.

Speaker 8 (01:19:36):
You take care, right And with that seven one three
two one two five eight seven four, I got all
open lines. So now's a great time to pick up
the phone and give me a call. While you're doing that,
let me talk about do West Air Conditioning. You know,

So you got rooms in your home that are hotter
that have a lot of windows in them. Are you
getting too much glare coming in through your windows? Maybe
you are having neighbors that are a little nosier than
they need to be. You think about calling Concord Window Film.
This is a great do it yourself project that you
can add the window film yourself, and it's a great

(01:22:03):
upgrade to the windows because now you're blocking the UV
sun from coming through. It's not heating up the room,
it's not fading furniture and carpets and all that kind
of stuff. Plus, whether you go with a clear or
up to one that's totally dark for privacy, you're blocking
up to ninety nine percent of the uv rais from

(01:22:23):
coming through your windows as well. Eight eight eight two
zero six one four one three. That's eight eight eight
two zero six one four one three for Concord window film.

Speaker 6 (01:22:38):
He'll give you his honest opinion every time. That'll get
you unfriended on Facebook. Here's more with Jim Dunton nine

Speaker 8 (01:22:51):
Oh, welcome back to Texas Home Improvement. You know, there
is a lot of people who I have to tell
them up front. Look, if you don't want my opinion,
I don't ask for it, because I will be more
than happy to share it. But you may not like
the answer anyways. If you need my opinion seven one
three two one two five eight seven four. If you
have a home improvement question seven one three two one

(01:23:14):
two five eight seven four, let's head to Katie and Dron.
This is Jim.

Speaker 7 (01:23:24):
Coop.

Speaker 8 (01:23:24):
Hi, Jim, how are you.

Speaker 2 (01:23:27):
I'm doing well. I just had a question about, uh,
the AC units apparently are going to be going to
a new system in January. Yes, sir, Is that a
state or federal regulation? Federal federal regulation? Yes, okay, And
they say that they're going to be going up like
twenty thirty.

Speaker 8 (01:23:45):
Percent, probably more in the thirty to forty range.

Speaker 2 (01:23:50):
Really yep, And this is do you know why that changed?

Speaker 8 (01:23:54):
Well, it's for our own good. The government's doing it.

Speaker 9 (01:23:57):
Yeah.

Speaker 8 (01:23:58):
By here's what they're saying that this new coolant is
supposed to be better for the environment. So the rest
of us are going to be paying millions and millions
of dollars for something that probably won't make a tinker's
darn bit of difference.

Speaker 2 (01:24:19):
That you would believe that are letting our representatives know
that this isn't what the people want and that we
can stop it or it's too late.

Speaker 8 (01:24:26):
That it's already too late because the ac company has
already stopped making the old units. Uh So everything has
already been retooled for this new coolant. And by retooled,
I mean this stuff operates at a higher pressure, so
the manufacturing had to change what they were doing.

Speaker 14 (01:24:48):
It is a.

Speaker 8 (01:24:50):
Pro paying base, so if there's a fire, this stuff
does burn as long as there's a flame on it.
But if you take the flame off of it, it
quits burning. So it's it's not like it's a propane
torture or anything. But uh, I don't personally understand why
we're making this switch.

Speaker 2 (01:25:12):
Do you want do you do you know whether if
you do change your unit, if your outside unit will
have to be moved farther from your house. I heard
that because that is flammable. Is that a true?

Speaker 8 (01:25:23):
I have not heard that. And even if it does that,
it's not like they can move it very far from
the house. We're talking inches.

Speaker 2 (01:25:32):
Okay, okay, Well, I just wanted your opinion on that,
and I hope people realize that some of these regulations
they really hit as hard in the pocket book.

Speaker 8 (01:25:41):
Yes, they do, and this is one of them that's
going to hit everybody hard, right.

Speaker 2 (01:25:48):
I can see new home prices and everything being affected
by it.

Speaker 9 (01:25:51):
Yep, all right, sir, Well, I.

Speaker 8 (01:25:54):
Thank you, you bet, you take care, and that is
why we have to watch what our legislators do, because
you're right, new home prices will be going up as well.
And I hadn't even thought about that one. But you know,
I read an article not long ago that the cost

(01:26:16):
of new homes seventy percent of it is due to
government regulations. That's nuts, totally crazy. Seventy percent of the
cost of new home is government regulations and it's not
necessarily in the materials you got to use. But just

(01:26:37):
the red tape of getting a permit, the time it takes,
the stupid drawings that they ask for, all of this
stuff has just gotten way out of hand. Anyway. Bruno
in Hockley, how can I help you?

Speaker 24 (01:26:52):
Oh yeah, the question is pertaining to fall insulation. And
I've had I build a new house, finished it up
in large and I have a metal roof and uh
I what I had him do was, I have a
fiberglass insulation on the vertical wires downstairs.

Speaker 6 (01:27:13):
In the attic.

Speaker 24 (01:27:16):
Ceiling. I have fiberglass, but I decided to just do
foam on the roof. The rafts in between the raptors
and the roof, and I had them it is a
metal roof. I did have them open up the roof,
you know, to create a roofbend air circulation. The soffits

(01:27:38):
have are the kind that have holes in them, you know,
for airflow. But I get different opinions from different contractors.
One says that I got to seal all that, uh,
completely seal the attic and another one said, no, leave
it open. You need airflow through there so that you know,
the humidity works its way out of the out of
the house.

Speaker 8 (01:27:59):
So if you have traditional insulation that's on the attic floor,
you want airflow in the attic. But when you have
it on the roof deck, that way you seal it
up because you now are heating and cooling the attic
space as well. And so the contractor that's telling you
to close all up when you made that change is correct.

(01:28:20):
And that music, I'm gonna put you on hold off,
come right back to you. Let's talk real quick about
James Hardy siding, the best siding on the planet. Now,
this stuff is cement based, so it doesn't degrade with
water hitting it. It's not going to be eaten by bugs,
it's not going to rock over time. It holds paint

(01:28:42):
better than wood ever thought about. And your choices of
mixing and matching their different styles is almost unlimited. I
mean I was in the hill country through New Bronsville
last weekend and saw some of the buildings where they
had the lap with the vertical along with the wood
shake mixed in. Oh it was gorgeous. And you can

(01:29:05):
imagine what you could do with your home with all
that mixing and matching. So go to Thchipro dot com,
click on the link for James Hardy Siding and start
scrolling through and imagine what you could do with your home.
You know, if you're having a sewer leak under your
homes foundation, that's something that really needs to be addressed,
but it needs to be addressed by somebody who can

(01:29:26):
take care of the plumbing as well as the homes foundation.
That's why you want to call do West both a
plumbing company and the foundation repair company to make sure
if your homes foundation stays intact years after the plumbing
work is done. When you want the best, call do

Lift is a product that can come in and take
care of a problem a lot of us don't even
realize we're having until it's a major problem. And the
problem I'm talking about is the lntel above the overhead
garage door starts to sag. You get this big droop
in the middle of your garage door. Well, if you've

(01:30:08):
got a two story house, the sheet rock upstairs probably
starting to crack. Even on a brick home, the brick
veneer can crack. But if you're on a one story
and it's wood frame. You know, even your roof rafters
are sagging down, so it's putting undue stress on the roof,
on the shingles, everything. It's it's just not made to

(01:30:30):
sag like that. Lentl Lift can come in with a
new Lentil goes underneath, pushes the old one up into place.
They secure it, retrim it and it is gorgeous and
comes with a lifetime warranty. Call Lenttal Lift at eight

(01:30:53):
You know a lot of window companies you can put
in new windows, but can they make the trim look right?
Do they use high end cock to seal up the
air gaps? And do they offer multiple styles and choices
so you can get the exact windows you need and
want for your home. Jim Dutton, host of Texas Home Improvement.

viewers for all Things home Improvement.

Speaker 10 (01:32:01):
That says big ass Texas.

Speaker 8 (01:32:04):
Hey, welcome back to Texas Home Improvement. When we left,
I was talking with Bruno, and Bruno you had another question.

Speaker 24 (01:32:16):
Yeah, so I told what you're saying it seal. Seal
the roof ence right, yes, what about the softed area.

Speaker 8 (01:32:22):
Oh yeah, See, you got to seal everything because when
when you phone the roof decks that way, basically your
air conditioning that's in the living space of the home
comes up into the attic as well, and if you've
got air going outside, you're losing your efficiency of it.

Speaker 24 (01:32:42):
But I do have a spray in fiberglass on the
on the attic floor floor.

Speaker 8 (01:32:49):
Yes, then then what was the purpose for putting the
in the spray foam on the roof deck.

Speaker 24 (01:32:55):
It was afterthog. Yeah, well the roof deck went in first,
and then I came back with the with the fiberglass.

Speaker 8 (01:33:03):
Yeah, you should do just one or the other. You
shouldn't do both.

Speaker 24 (01:33:06):
Okay, since I have boat, do I still seal the
roof deck?

Speaker 8 (01:33:11):
Truthfully, at this point I would. I would seal the
roof deck and remove the fiberglass that you blew in
on the attic floor.

Speaker 9 (01:33:21):
Okay, okay, all right, all right, thank you sir.

Speaker 8 (01:33:24):
You've been to take care with that. We are out
of time, but make sure you join us again tomorrow
at two o'clock for more Texas home improvement. Before we go,
let's talk about Ready Seal. The ready Seal is a product.

(01:33:45):
It's a stain and sealer in one that you can
put on any outdoor wood or even indoor wood.

Speaker 22 (01:33:51):
You know.

Speaker 8 (01:33:51):
I talk about fences and decks and docks and stuff
like that all the time. But you can do your
front door with it. You can do all kinds. They've
even done cabinets with it. It really is a durable
product and Once it goes on, it soaks deep down
into the wood fibers, keeping the moisture out, protecting it

(01:34:12):
and giving you a gorgeous finish. And it's durable, like
if you got it on a fence or something, go
out and recode it like every four or five years.
It holds up great. I mean, it really does. And
it's available everywhere. Lumberyards, hardware stores, box stores, aplace selling
building materials typically has Ready Seal, or just go to
