Lisa True. Lisa, there continues to be a lot of
uncertainty with the economy generally, certainly the real estate market,
and do you have the latest information we need to know.
Sounds like it's a bit of a mixed market.

It is. When people ask me how's the market doing,
the answers it really depends. It is hyper local right now. Overall,
the good news is our median price continues to go up.
We're actually up five percent year over year median sales
price six p forty seven. The inventory's also up five

point seven months now, remember six months is neutral. We
are moving towards that maybe even buyer's market coming up.
Tell Them's condos and Villa's different story. They are very
slightly up, like one percent, up three seventeen, but they
have a ten month supply of inventory. It is a

lot more challenging town homes villa's condos in that market. Overall,
a lot of opportunities for buyers there. Now, this is
where it gets complicated. Del Rey. Their medium price is
up seventeen percent year over year. West Palm almost five percent,
but our cities like Jupiter and Palm Beach Gardens are struggling.

Jupiter's down twenty seven percent and Palm Beach Gardens is
down seven percent. So that's why I say it is
hyper local as to what's happening, even down to the neighborhood.
