a little bit about what it's likeworking at Rock Realty before we actually get

estate agency work for You've been inreal estate previous? Is that no,
uh, this is my first Oha goo, Yeah, I was in
healthcare for twenty years. So what'swhat's the culture like at Rock REALTYA and

what kind of attracted you to getinto real estate? Oh, it's incredible,
Yeah, I mean it's Matt andMike have really you know, they've
focused their vision on ensuring that thefirm is the highest quality and not just
of you know, the agents,but as people. You know, so
you're working with with just wonderful peoplethat we all show up for each other.

We're all there to help each other. It's kind of just like one
big team. Yeah. Are thereparallels you think about I think about people
that work in healthcare? Is reallywanting to help people? Is you know
you want to be that assistant?You know a lot of times people you
think of when you're you know,whether you're at the doctor's office or wherever
you really need somebody to kind ofguide you. You're not at the doctor's
office. You know that if you'relucky, other than a check up,

you don't go into the doctor's officeregularly. So when you go in there,
having people that you trust you canrely on that can really help you
kind of blaze that trail. It'sgot to be helpful. And I've got
to guess some of those skills translatevery well over to the state side.
I would agree. Yeah, Ithink that's why I've been, I don't
know, as successful as I've been. I guess I just I really I

do care. I care about people, and you know that comes from my
background and wanting to help them,being being educational in the job to you
know, communicating. But yeah,I mean a big part of my job
is a when I was in healthcare, was you know, just communicating.
Yeah, yeah, that's something wefound and educating clients and going through the

steps and making them feel like they'renot at it alone. Yeah, and
so yeah, it comes through.Yeah. I was gonna say that's something
we found in general for newly licensedagents, those that are in healthcare,
some some that have you know,I had a teaching background, people that
just really like assisting others do reallywell in real estate. Is that And
I'll ask you this too, Matt, is I think of sometimes folks say

I felt like like people that mayhave had like a bad experience, I
felt like I was literally being soldand that's not something you know, that's
something if you're if you're at theuh, you know, if you're if
you're going to buy, like let'ssay I'm trying to get something where countertops
for example. Sometimes there'll be aperson that's maybe a little a little too
when it comes to buying the wholehome. You don't want that, do
you? You want somebody else?And a lot of times you have to

really take the sales aspect out ofit. In our opinion, right,
it's better to do right by theclient, right, I mean, obviously
there's some negotiation and pointing out goodand bad things, but it's all about
the relationship with the client, notnecessarily about making the sale. It's fantastic

opportunity to meet with somebody, it'sa unique experience. It's a special experience.
It's a big experience not only forthe for the buyer and the seller,
but it's a big experience for youas well. Let's talk about some
of the maybe kind of the morememorable experience you've had with clients. Oh,
kind of folks you've met in andrun into over the years, those
type of things. Yeah. Well, I had a wonderful relationship with some

clients that were kind of looking allover the state. They started looking down
in the southern area and then theykind of expanded their search and we wound
up finding them home up and actuallywhere I'm from, in Sheboygan. And
that was a fun experience because wewere down in Puntakana on a trip and

I want to I get a call, you know, a couple of Margarita's
in I check my phone and Ihave a call from the listing agent that
says, hey, I need youto get these these sheets initialed asap.
And I mean, without going intotoo much, that the house was being
sold by a relocation company. AndI learned very quickly that relocation companies have
(09:46):
a lot of paperwork. So itwas over one hundred pages and they wanted
each page initialed, and there wasthree buyers on the property. So I
had to, you know, goback to the hotel room, you know,
load up the paper each page withthree signature boxes, make sure all
the i's were dotted, teas werecrossed. All while I was feeling a
little bit good down there on thevacation, and uh, I wound up
(10:11):
having to get out a call witha with an inspector that was like out
of Indiana, I think he was, did you get the deal done?
And yeah, we wound up beingout another offer because we were the only
ones that had our all our youknow, stuff done correctly, even though
there was like evidently an offer thatwas that was better than ours. But
so yeah, it was. Itwas a very memorable one. And they,
(10:33):
of course that was their first homeand their dream home. So you
know, the fact that I wasable to even down in Punta Kana get
a deal through that one really stuckwith me. Man, are you using
fax machines down there? Is thathow you're setting one hundred pages? Or
you that was on email? Yeah? Do you guys still get Matt,
You ever get facts or anything like? Oh? No, I mean especially
not a you know, an actualphysical one. We do have a phone

line for a FAX that converts toa PDF, but no, I haven't
done for facts a long time,twenty years maybe from that probably more than
that I see, even new moderncopy you still have a fax option.
I'm it's like, who is usingthat? I thought maybe real estate apparently
not going to check that off,but you know, it essentially can fax
it through and then usually they convertthem to PDFs. And Matt, I've
got to ask you about this aswe as we talk about, you know,

kind of getting the job done,and as you're as you're looking for
agents, you mentioned of course youknow people that are that are helpers and
that are you know, kind ofreally passionate about helping people. Is commitment.
That's got to be a big parttoo. As we talk with as
we talk with Eric here and he'skind of discussing, you know, he's
on vacation. Yeah, I'll tellyou this when I'm on vacation. I'm

on vacation. Yeah, yeah,are you looking that well? And that's
the thing is as a realtor,you know, people get into real estate
thinking, well, good news isI know no longer have a boss,
per se and my my schedule freezeup. The truth of the matter is
is is you're kind of now beholdingto your clients right and you know,
if if it's the right time,you know, for you to be working

and getting that perfect home for him, then that's what happens. And it's
it's it's neat that you know youcan be on vacation and do what Eric
did and still have the attention todetail to beat out the other offers.
He didn't have the attention to detail. So yeah, it takes the right

spot. You're thinking about having somewater access and some other really cool things

a moment. But Eric, I'vegot a guess, and I think as
much as I think a lot offolks, as much as we may dread
what we do for a living,I think sometimes parts of it then I

think of like challenges, those typeof things. I also think that those
are kind of the things that defineus and really make us actually strive.
And real estate's probably no different.There are probably days where you're like,
oh my goodness, there's so manychallenges, so much to it. Yeah,
there's always a challenge. Yeah,but seeing those resolutions, and especially
you think of the reward for thatresolution of you know, somebody getting that

house and taking that stuff, it'sgot to be really, really a good
feeling. Let's talk about some ofthose challenges and kind of a significant one
that you've come across in your inyour experience as a realtor. Yeah,
I mean every I feel like everydeal, every transaction is different and that's
what makes a job great. Butthey all seem to have a challenge.
(14:13):
It could be you could be smooth, you know, going smooth, smoothly,
and something will pop up inevitably.But yeah, I had one recently
that the of all things, thelender was being very difficult to work with
and you know, wanting more andmore, and the buyers were giving their
(14:37):
giving them documents and then they twoweeks later they'd say, hey, we
need these documents, and well theyalready got them, and then it was
just it was just that going onand on, lenders dragging their feet and
then got to be downright rude tome, not not even educated on on
some things. I don't know howmany how much detail they want me to
go in. But it turned outthat eventually I got him hooked up with
(15:01):
a different lender and like you know, at the eleventh hour, who was
able to make it work and weclosed on time. They were they were
looking at they were leaving their theirapartment or getting kicked out of their lease,
so they had no place to go, moving in with together with family.
So it was really important that thatthis got done and we were able
(15:24):
to get it done. But ofall things, I didn't expect the lender
to be as difficult as that you'dthink they'd be. You know, you
work together closely with the lender,and I'm gonna I'm going to ask you
about that, is you know whenit comes to Okay, so folks listening,
maybe you've got somebody listening buying theirfirst house, or maybe somebody you
know, kids or grandkids looking tobuy the first off. Who how does
(15:45):
that pro Should you contact the agentfirst? You get your lending set up
first. Matt also looks like hewants to chime in on this as well.
I mean, you know, inmy experience, you know, if
you're if you're dealing with a realtorthat's been in the business long enough,
they've gone through and got burned.Like here's experience here, right, they've
gotten burned in the past, andthey build a team around them that they
can rely on that the clients can, you know, respect and know that

the deal is going to go inthe right way. So, yeah,
having a preferred lender in place isimportant, but make sure that you know
you're picking someone that someone else isrecommending. And if you work with an
agent that's the perfect person to ask. I've got to guess there's somebody you're
not recommending anymore. But with that, there's obviously yeah, those who those
who work. And I think what'swhat I think a lot of times people
(16:32):
find interesting about that is lenders.Obviously they want to get the job done.
Also they will get I remember,like when we bought our house,
our lender giving us you know,don't go out and buy a I don't,
don't buy a new car, youknow, just hold wait till after
everything closes. But that type ofthing and working with with your agent kind
of letting you know, those typeof things to make everything move smoothly.

Again, bumps are inevitable. We'retalking about buying buying a home. You
never know what's going to be uncovered, You never you know, you just
never know until you're kind of goingthrough it. Minimizing those those bumps and
distractions and other things. Working witha good real estate agent can really help
you avoid those pitfalls, can't absolutelyAnd going back to your question, I
(17:15):
would say, first get a holdof a good agent, and then the
very next step is to get ahold of a lender. Like if you're
a first time home buyer. Yeah, that next step after talking to an
agent is to get get pre approved. Get that step done, because find
out how much you can afford.Yeah, that's true. It's only fair
to both both sides. So we'renot showing you homes that are out of
(17:36):
your budget and they know what theirbudget is. And then you know,
in this market, it moves sofast that if you're not pre approved by
the time you go through that process, that home that you love is gone
well or you make it lucky andit may already be on the marketing,
not to say probably not. Let'stalk about speaking of really really cool listings
