According to the latest market update, February was a much busier month than January, with an uptick in sales and interest rates holding steady. Jeff and Joe, in their podcast "The Lab 2.0", discuss the state of the market, sharing their experiences and insights.

Jeff and Joe's own experiences show that the market has been heating up again. Jeff had an open house in Fairview that attracted 40 groups on the first day, and they ended up receiving four offers, one of which was subject-free and sold for over $800,000. Even their recent open house in Metrotown attracted almost 30 groups, indicating strong interest from buyers. However, for Jeff's buyers, finding good properties has become increasingly difficult, and sometimes it doesn't even make it through the open house.

Overall, the real estate market seems to be in a better position than it was a few months ago. However, it remains to be seen whether this is a cyclical uptick of spring or a more sustained recovery from the pandemic. With interest rates holding steady, this could be a good time for both buyers and sellers to take advantage of the market conditions.
